Selam and Will have been so helpful with the whole move-in process. They have shown exceptional hospitality. I am loving my apartment and all the amenities included. I definitely recommend the Union Place for anyone looking for apartments. Make sure you ask for Selam or Will.

The building is well maintained and the maintenance and cleaning crews are excellent. Noe V.in particular responds quickly to maintenance issues with expertise and a smile. The front desk does tend to get overwhelmed with packages at this time of the year, so a little patience is helpful.

I had the absolute Pleasure of working with Ashana. She (along with the rest of the staff) made sure all of my questions were answered to its entirety. She has such a welcoming personality that’s hard to find! The location, amenities and information about the property supersedes my expectation!

When I first moved into the building, residents and leasing office staff were pleasant. The last few months have been horrible. The neighbors play loud music with heavy bass that travels through the living room and bedroom walls. The constant thumping is unbearable. I've reached out to the leasing office multiple times and there's been no resolution. Moreover, when I try to contact the front desk, I get an off-property operator. The operator tries connecting me to the front desk, but have no success. The lease has a Toll Brothers Apartment Living Community Practices, Rules, and Regulations Addendum includes a noise and other disturbances clause. Unfortunately, the leasing office has not enforced this clause. I really liked this building, but it's become unbearable. I can't wait to get out of here and would caution potential renters against living here. With how expensive it is, you'd expect a high-level of service and peaceful living environment.

Living at Union Place has been extremely challenging the entire time my roommate and I have lived here. I've lived in the city for 8+ years and almost exclusively in large complexes like this and the resident services here is far and away one of the worst I've ever experienced.

First, within a week of moving in, my roommate and I noticed that we had baby cockroaches in our kitchen despite keeping our food sealed tight and the kitchen always clean. We submitted a service request right away indicating that our apartment would need to be sprayed. While the apartment complex did send someone to do a very basic spray of the kitchen the cockroaches were back within a month. We.submitted no less than 4 separate letters repeatedly asking them to deal with the cockroach problem building wide because each time they sprayed they came back. Finally, my roommate and I reached out limit and sent a lengthy letter indicating that we would communicate with the DC tenant rights office if they were not willing to more holistically deal with this problem. When we spoke with the office in person they completely denied that we had been communicating with them about this problem for six months and said that they had no record of our earlier complaints and had had no other complaints from neighbors. We know other people in the building and knew that was not true and because of another person we knew in the building we had heard that poor construction of the building had led to construction crews drilling through the water pipes in some apartments creating a damp environment perfect for keeping cockroaches. Finally after six months of complaining and a formal letter the apartment complex had us take everything out of our kitchen and cover it all in plastic sheeting (which we had to pay for) and sent a crew to do a serious fumigation which has finally kept the roaches at bay for the 6+ months.

Second, the view from the pool is amazing but the pool was rarely clean in the summer months (it's usually very cloudy) and once when I went to the pool there were literally hundreds and hundreds of dead cockroaches floating in the reserve on the other side of the infinity edge. The complex made seemingly no attempt to clean them up or address them and didn't close the pool at all.

Third, one of the three main elevators has been broken for months with practically no communication about it with the residents. Still, every weekend the complex would rope off one of the other elevators to reserve for people who were moving which means that on busy times or weekends I would sometimes have to wait 10+ minutes for an elevator. I live on the top floor and often people on lower floors would not even be able to get in and would have to wait again or decide whether to go down many flights of stairs to get out of the building.

There have been lots of other issues, but these are the highlights and the most frustrating part of this experience is that every time you speak with someone in the leasing office they belittle the issues and tell you that you're making up problems or exaggerating the extent of those problems. I understand and respect that no complex can be perfect and sometimes challenging things will happen, but at the very least I would expect some degree of ownership or apology, but we've received none of that.

It's really unfortunate because the apartments are beautiful and in a lot of ways we really love living here, but I would never refer the building to a friend knowing all the issues my roommate and I have had over the last year.

I loved my tour with property Manager- Ashana. She was such a pleasure to meet! She was kind and an avid listener! I also had a chance to meet some of the kind residents while visiting.

I loved the amenities as well! The rooftop was my favorite part while visiting this location. The rooftop is spacious and- What a VIEW! The pool over looking the city, the fireplace.just beautiful!

P.s. They have a parking garage for parking ️.

My experience at Union Place was fantastic! The staff are very helpful and maintenance was prompt with requests. I really enjoyed working with Selam, she’s super friendly & always helped answer all my questions. If I didn’t have to move, I’d still be living at Union Place, highly recommend! There’s plenty of bars and restaurants in walking distance and a dog park next door which was awesome.

First off, the elevators in this building are constantly broken. They'll tell you there's a 24/7 concierge, but there is literally no way to call them. They use a "phone service" consisting of people who aren't in the building and are in no way able to respond to issues. We have made dozens of noise complaints that the building has ignored. They also have a ton of turnover that resulted in the staff literally losing our lease agreement when they changed online systems. This building has been a nightmare and I would not recommend anyone consider living here.

Love living at Union Place. I have been here since they opened, and plan to continue my stay for as long as possible. The leasing office staff, concierge team, and maintenance technicians are all great and makes my experience here very welcoming, and I can come to anyone at anytime when I need it.:)

I love my experience so far. The ambiance and views are absolutely an upgrade from standard settings and brick wall views. The amenities are great and I love the city atmosphere. The walks you can take just outside the property are a cool aesthetic and gives for a good boost or release. I had the pleasure of chatting to Ashana, one of the most friendly and charismatic property managers I've had the opportunity to meet. She answered my questions with such professionalism, impeccable knowledge and she's also super funny! She made me feel comfortable and at home (I think she's from the south). I do believe I made a great choice ️

Living at Union Place has been extremely
pleasant and affordable on my part. The building has a spectacular view on the rooftop which can be photo worthy for anyone on social media. There are plenty areas for seating near concierge, club rooms, or middle lounging areas. The apartment space is sufficient for me and my family and feels extremely cozy; as long a you keep your space clean at all times you won't see any issues from within. I also would like to commend maintenance; they really take care of you and are very knowledgeable when explaining how to handle and care for certain issues. For an example I had a non-working toilet that I would have to consistently flush 2 times when in use after Noe and Clyde inspected what the issue was. I had a broken piece within the flusher. They were able to handle my work order within the next day and they both assisted with the replacement of my toilet which now works perfectly fine. Leasing staff are extremely friendly and will not hesitate to resolve issues. My favorite thing is that my packages are handled diligently for me to retrieve. Also with having a 3 year old my most concern was the noise that he would make if playing or running and that is a plus with the soundproof flooring. Overall, I am glad I
picked Union Place to live near thanks to near the groceries. If you would like to speak with leasing, I recommend reaching out to Kimeisha, she was the one that helped and is so friendly.

First of all I’ve tried posting this review 3 times and they keep hiding it. We’ll see if this works if I remove the photos.

Do. Not. Live. Here. I don’t even know where to start with how bad of an experience living at Union Place was. From an unresponsive leasing office (3 weeks of following up every day to get a response), to rude concierge, to the lack of security, to refusing to accept and hold deliveries, to malfunctioning fire alarms, this place is a nightmare.

The icing on the cake was our disaster of a move out process.

Union place staff lost our keys and parking passes, allowing others the opportunity to enter our unit while we were still living there (hello safety concerns!) and instead of believing us launched a full fledged “investigation”, reviewing camera footage, and questioning into where they were. The staff was rude and condescending throughout the whole process (I have emails to prove it).

They overcharged us for the last month of rent (didn’t prorate it correctly) and we’re still going back and forth with them to get the money back owed.

They charged us $150 in “damages” claiming the apartment was dirty after we had it cleaned, see pictures attached for what they’re calling unclean.

If you value your time, money, and sanity - do yourself a favor and go live elsewhere.

I signed a lease a year ago and living here was fine at first. Absurdly expensive, but it was fine. However, I just got my lease renewal offer and they are trying to increase my rent by $500 A MONTH. And I did not receive any covid special moving in. Typical greedy management that treats their tenants as expendable. For perspective, I currently pay $2400 /mo after parking and amenity fees and now they're asking for $2900. I talked to the management to see if there was any negotiating it down and they said no.

However, I wouldn't even recommend living here for just one year as living conditions has greatly gone downhill. Packages and food delivery are constantly stolen, it takes like 2 days for them to sort through packages to simply hand them to residents, cleanliness has gone downhill, there's mosquitos all through the building. Also, the reviews are not an exaggeration. There is literally one tenant that walks around (sometimes naked) and tries door handles to see if she can break into apartments. She has been seen stealing packages, wallets, food, and even stole someones dog a couple weeks ago. The cops are always here because of her but for some reason she hasn't been arrested or evicted.

All that to say, there are wayyy too many brand new apartments popping up in the NoMa area to settle for this one. Find a better one.

I toured Union Place and was ready to sign a lease. They scammed me out of $380 and told me my 700 credit score wasn’t good enough (mind you, I’ve been renting in this area for the past 8 years and have never had this issue). I also have a gov clearance in which a credit/background check is required. I’ve never been late on any payments nor been evicted due to not paying. Their lack of professionalism and competence when I brought this up to them was even more infuriating. But after reading the reviews it looks like I dodged a bullet. I will take my money elsewhere

Disclaimer: I do not live in this building. This is only a review for my touring/leasing experience (or lack thereof). As many others have already noted, communication with the leasing office was absolutely terrible. I toured Union Place and six others in the NoMa area on the same day. Every other building except Union Place followed up immediately-as in, the same day-with quotes, floor plans and additional information. I had to call Union Place myself late in the afternoon to ask for the information and was assured that it would be in my inbox in a few mins. Nothing. I emailed yet again the next morning and didn't get any reply. Two days later, I get a message from a different leasing officer asking if I could provide the units I had toured so they could send me the information. Needless to say, it was a very off-putting experience and I ended up leasing an apartment in another building, even though the unit I had liked the most was in Union Place. Had they replied promptly, I would've almost certainly taken their lease. Now I understand why their reviews are so bad. DO listen to them. There's a reason people such as myself feel frustrated enough to come write about it. Apparently the management company, Toll Brothers, has yet to understand that poor customer service leads to loss of business. And that was just my short run-in with them.can't even imagine what it must be like for tenants.

Great place, perfect. I never heard a single neighbor in my 4-5 months of stay. The ONLY downside is that it’s right next to Union Station which means you will have trains honking their loud horns at any time of day/night. This can also be a benefit considering you have the Union Station and NoMa train stops within 5-10 minutes walk.
