I waited until my 3rd year here to officially write a review, always giving the benefit of the doubt that things would turn around with new management and post covid, but perhaps there is hope.

Where to begin. Well for starters lets talk amenities: If you're hoping to have regular access to a pool, think twice before calling this place home. More often than not the pool is closed due to either negligence of care causing the drains or other maintenance issues, or one of the many water issues that arise causing entire property / building shutdowns to occur at moments notice. The gym is actually decent after the renovations.

Lets talk about the unit itself: Now I have a "Non renovated" unit, yet still pay full price for all other units (my own fault for being reluctant to move). But my appliances rarely get the job done, from having to run the dishwasher 2-3x the dryer having to run at a minimum 2x for shorts and shirts

The flooring of the units is so poor that over the course of a year I've had my upstairs neighbors showers leaking into my unit and through the walls at least 3x, one of which caused them to leave a hole in my ceiling that leaked their run-off shower water for almost 2 months before I had to send an e-mail to the regional manager of Maxx to get a response. This was ultimately fixed and haven't had issues for roughly a month now.

As for the appliances, the response received was the following:

Dishwasher: I was given a used dishwasher from a renovated unit after they replaced it. Which still doesn't work, and has numerous rust water stains inside of it that they threw a cleaning capsule in and called it a day.

Dryer: They cleaned some of the ventilation on the back end and removed some clunk that they said was the issue causing a lack of heat generation. (Somewhat worked, but still requires 2+ cycles to dry anything, towels and other large items take 3 on max settings).

Garbage Disposal: Completely burnt out initially, they did fully replace this piece and haven't had issues with it since!

Water Heater: I noticed my power-bill was through the roof 2 months in a row, and after contacting the company and them validating the usage they explained primary causes which i ran by the management. Sure enough, my water heater was broken and constantly running causing the surge in power usage for over 2 months (Probably my mistake, but I've never really thought to check into that until now).

Insect problems: (primarily cockroaches / moths / and other creepy crawlies) ***Perhaps this is a normal thing in Arizona, compared to the Mid West***

Water Leaks: As stated earlier the upstairs neighbors showers constantly leaked into my building and through my walls having to be addressed multiple times, but most recently their water heater broke and was just pouring water into my closet from above. (Of which there is STILL a large hole in the ceiling that has not nor does it sound like there are plans to have addressed).

Update: Waivers were provided for assessed late fees, so there is certainly a desire for improvement from both Maxxproperties, and the office management. The building is a bit of a lemon, but and my situation may be one that is unique.

The renovated units may offer a different experience than my own and I do hope in time the location can become all that it has the potential for.

If it were up to me, I wouldn't have moved out. I found 92Fourty about a year ago when I moved cross country. From the initial visit, both Nona and Naomi were extremely professional and answered all my questions. I wanted a top floor and no fireplace. Signed for a specific apartment and when it was not ready, Nona got me into the same model in a different bldg. Any and all issues were dealt with in a quick and professional manner. I did see one or two bugs, but got some traps and filled in the gaps around the pipes, etc. It was a renovated unit but with any apartment complex, there will be issues. The maintenance team is superb, fast and friendly. Move out was as easy as moving in. The grounds is always kept up, some residents do not pick up after the pets, but again, that's on them for being poor pet parents. The fitness center is superb, parks and restaurants close by along with the 101. I never used the pool, but it was used by other residents. A few things that I wish were available would be a resident chat log to sell things, give away boxes, etc.and a recycle bin. A great place to live and highly recommend. Nona and Naomi rock!

I truly love staying here! From the moment I walked in, I was greeted by a clean, well-maintained space that immediately felt like home. The building itself is well-maintained and secure and is very quiet and peaceful outside, during the day and night. The friendly and helpful front office staff always available to help with any troubles or concerns. The location is a big win with very easy access to dining and shopping options in the area. Overall, my stay in this apartment is an delight thanks to the front office staff Naomi and Nona.

Great location and gorgeous property with very well thought out floor plans.that's where the good ends. Inonah at the front desk is absolutely abhorrent to deal with. She will try to suck every penny possible from you. It seems as though her only goal is to charge extra and find ways to make you spend more than you should. I've lived in 5 different apartments in north Scottsdale over the years and have never had to deal with anything like her. Have you ever heard of an apartment that takes your deposit for nail holes? I sure haven’t. Her alone makes it 100% not worth it to rent here. I honestly think she’s pocketing money.

This a great place to call home. Naomi very attentive and patient with the move in process. The entire staff always greet you with a smile and are very helpful to our needs. The grounds and facilities are kept clean every day by friendly courteous workers.

First and foremost, I am writing this review to caution people who are thinking of moving in here so they know what they are getting themselves into. The location is great, but the management and living conditions are terrible.

Naomi, the property manager, is the primary reason this apartment complex has deteriorated in quality ever since MAXX Properties took over. Having to deal with her has been a nightmare. The miscommunication, lack and absence of communication, gaslighting, and negligence on her part were disheartening. Emailing her or going into the office after getting no reply for days or weeks always ended in frustration, and office visits were always unwelcoming. Our problems and concerns we had were almost never addressed or took months to remedy after multiple forms of communication or lack thereof. Some were never resolved and got worse. Even if you try to do everything right on your end, there always seems to be mismanagement of a situation. We were not the only ones who felt like this either in the "community" after talking to other tenants throughout the complex.

Mishandling of documents was another big issue. Lease agreements were never done in a timely manner or without undue stress. Documents sent to them were never filed correctly or at all. Emails were almost always ignored. Accountability or responsibility is placed only on tenants. Complaints about living conditions were neglected. I honestly wonder how people can get away with being in a position so long without really working.

We have had multiple issues with obnoxiously loud and disrespectful neighbors as well. The walls are paper thin, and the community rules were almost never enforced when notified of any issues that arose. It's almost like no one even works here sometimes. We never saw management around the property and rarely saw a maintenance worker. We only saw the workers remodeling apartments, which has been nonstop for over two years. Many apartments are not even occupied, which never happened until this management came.

The most involved and effort you will see is in the disingenuous replies in online reviews. Reputation management online seemed to be the only concern for this place because everything else was neglected. They will talk about the "community" here as if they actually cared. If you've ever had a red flag relationship, you'll understand once you move in because that's what it's like with the level of toxicity and dealing with management.

All that being said, I would not recommend these apartments for your next home. It is honestly not worth your time and money. This is coming from someone who has lived here for many years and once loved it here before it was MAXX Properties, more specifically the management.

Agent Completely missed my showing that was scheduled in the middle of the day that I had to take work off for and wasted all of my time. Called management they said that they couldn't do anything about it and that they were probably doing a showing. How is it professional to take a showing right before your booked appointment. And not call me

Moved in a month ago! On my move in day I arrived and they told me my keys were not cut and that my stove didn't pass inspection. No worries I get it how busy people can be and I'm not one to complain. They asked if I could come back in a couple hours. I come back and the assistant manager walks me to my unit and pointed to my place and said "that's the one"! I was surprised she didn't come in with me until I went into a total mess! They never cleaned up after the renovation and it took me 4 hours to clean it myself. I've sent multiple pictures and emails and no response! It's been a month now! 13 months to go and I'm out of here! Also the unit above me has been under construction since I moved in! Thx 92forty

I moved in about a month ago and I love living here! I was excited to see a community that had lots of grass and nice landscaping, it was quiet, clean, and the ladies in the office are so nice and helpful. The community feels very safe and is conveniently located, and the apartments are really really nice. I was concerned about the size and layout being tight because I was not able to see one before my move in but was so wrong. It’s a perfect space for what we need and I’m really glad I chose to live here!

This has been the best experience ever. It’s been about 6 months since move in and I couldn’t have asked for a better place to be. The apartments are beautiful inside and out, the trees and grass. You can tell they work hard to keep it looking perfect, it’s very peaceful and quiet and it feels really safe. They have lights throughout the parking lot and walkways at night which are a big plus for me. The gym is clean and roomy, and the Amazon hub is great for secure package deliveries. Not to mention the office administrators are just so helpful and always answer any questions I have before and after moving in. Specifically Inonah, she went above and beyond to make sure we got everything we needed and more! Couldn’t recommend it enough.
