They just recently took off the options to pay online with debit card & it is so inconvenient to have get a money order and having to drive all the way to the office and there's times when it's not even open causing your payment to be Kate and they don't take that into consideration I feel as if they do it on purpose please fix that and put online payments back on

I would give zero stars if possible. They are horrible management they don’t answer calls or fix anything but as soon as rent is due they won’t leave you alone.

Horrible management! You call with a problem they don't answer or call back. No care to fix anything but once rent is due they don't leave you alone. Stay away from any apartments they own

Avant grade is starting to manage Los Comprades apartment worst place to live.

Uli' Woody Ramirez leasing consultant was very efficient and clear with policy and terms of lease and agreements. Appropriate in character and friendly. Amazing young man.

Great experience. Me and my wife saw an ad for an apartment that we liked and called the agent Uli “woody” Ramirez on a Friday afternoon, he was very nice and knowledgeable and told us that he could meet with us, answer our questions and show us the apartment Saturday morning. We met with him Saturday morning and he showed us the apartment, answered all of our questions and helped us fill out the application. By Monday afternoon we signed the lease and he handed us the keys. My wife doesn’t speak English so Uli spoke Spanish with us, he kept in touch during the whole process. We have been renting apartments for many years and met many agents but Uli is the best by far.

I feel obligated to share my less-than-stellar experience living under the management of Avant Garde, not just for prospective tenants but also for property investors who may be considering using their services. Initially, I had no choice in dealing with Avant Garde; they took over management when my original property management company went out of business.

To begin, I've had multiple issues with the staff illegally entering my apartment without the required 48-hour notice. When confronted, they insisted they had left a notice, but my front door camera showed otherwise. Similarly, my car was damaged during an unannounced repaving of the parking lot, with staff attempting to cover their tracks by distributing notices after the fact.

Communication is a glaring issue. Calls are never answered or returned. To prove my point, I have physically stood in their lobby and called the front desk to witness front desk staff ignore my incoming call and continue to watch Netflix. Repair requests go unanswered; my air conditioner was broken for nearly two weeks, and it wasn't until I physically visited their office that the issue began to be resolved. The dysfunction with their systems also extended to incorrect rent amounts in my online portal, which led me to overpay for months out of concern I would be evicted, even though my lease had a different amount. My efforts to correct this were met with silence; although this eventually was resolved. It required me driving over to the office. If you do make the mistake of signing a lease with Avant Garde, you better hope you live relatively close. You will be going there a lot.

As for the community; it started off as a nice place to live but has since deteriorated due to negligence. Illegal activities and noise disturbances have become commonplace, and complaints about these issues were ignored.

They create uninhabitable environments for tenants. As mentioned, my AC was broken and it took them almost 2 weeks to provide any support during the hottest heat wave of the year. The exterminators also stopped showing up which lead to bug issues, as well as mice in my apartment. One of these mice chewed through my refrigerator power cable and caused all my food to go bad. Had Avant Garde been responsive with their emergency maintenance, this could have been avoided. Speaking of the emergency maintenance phone number; that also doesn't work.

My advice for dealing with Avant Garde:

Insist on knowing who your property supervisor is. Get their email and phone number. Their maintenance supervisor is non-responsive, and they have developed a system in which communication is completely broken. Phone systems don't appear to work, or they are just never answered. The online portal is also completely useless.

Certified Mail & Screenshots: For important requests, use email and certified mail. Their phone system and portal are unreliable, take screenshots to maintain a paper trail. This will be useful when you need to confront them.

Know Your Tenant Rights: Be informed and assertive; it's likely your rights are being violated somehow. Use this.

Walkthrough: Make sure to be present during the final apartment walkthrough. I received my full deposit back, but only because I insisted on written confirmation of any damages and the exact amount to be refunded.

Lastly, I'm skeptical of the many glowing reviews that focus solely on the move-in process. While I can't say these are incentivized, Avant Garde's literature strongly encourages reviews, which makes me question their authenticity. During my time there, I didn't encounter a single tenant with a positive experience.

I strongly advise against doing business with Avant Garde, either as a renter or a property investor. If you find yourself with no choice but to deal with them, you have to stand your ground and be assertive. The better choice would be to never rent from them in the first place. Avant Garde is a completely dysfunctional company and does not deliver on any aspect that a property management company should.

Something died in the attic of my apartment and vicious little mites have been blowing in through the vents for 4 months. Now its a raging infestation making it completely unbearable to be there. Management could care less. Thousands of dollars out of my own pocket for exterminators only to have mites blow right back in 2 days later. 15 weeks living in hell. I can't tell you how many times I've called, emailed, and made online requests through the portal. Completely ignored. I called an attorney today and lodged complaints with every city, state, and federal agency I could think of. This management company is the absolute worst.

I am a former tenant at the Villa Ventura apartment complex that Avant Garde RMS now 'manages', as of May 2022. I lived there over 3 YEARS with NO issues, prior to Avant Garde RMS taking over the property.

Anthony DeAugustine (the 'president' & 'designated broker' of Avant Garde RMS) is a lying, deceitful man & his office staff are NO better!

Please, do yourself a HUGE favor & steer clear of him & any property that this company manages.you've been warned!

I give this excellent stars to Uli Ramirez thank you so much to help us to move in to our apartment he actually had lots more ideas how to move in thank you I would recommend friends family even a stranger I don't even know he actually worked really good and fast to move in to our place thank you.

I worked with Uli R, he was efficient responsive and great to work with! I was able to get the entire process done in less than a week! Move in was smooth, community is small but pleasant friendly & quiet. I would recommend Uli to anyone looking for a place to rent! Him and the entire team are great:)

DONT RENT FROM THIS COMPANY. I would rate this negative stars if I could. My dryer broke and I have been trying to get in contact with them for a month. No replies from the front desk, leasing, maintenance and emergency maintenance. I have called more than 15 times now with many voicemails left. They screen calls, dont respond and make false promises. I really hope they clean house soon. Their property manager Harry D'elia is now ignoring me as well. I guess I will never get my dryer fixed.

Lucio was very patient warm welcoming. My flight landed late and even though they closed at 5pm he stayed a little after to make sure that I was able to pick up my keys…I really appreciate that. I really love my place and I am grateful for it

It took them over 2 months to fix our bathroom shower and we had to threaten to not sign the lease and get an attorney involved. We STILL have another work order from 3 months ago that has not been responded too. Can not get ahold of them through the app nor on the phones. Left email after email and voice messages and nothing!
