Really poor and indifferent management. Too many break-ins and occasional gunfire from drug deals gone bad. Parking is a HUGE issue. However, if you have only one vehicle you're in luck as there are only 1.5 spaces per apartment. Not a place for children due to the excessive speed of residents' vehicles.

This place LOVEs dogs, so if you don't mind incessant barking at all hours of the day and night, and bloody dog fights, this is the place for you!

First there’s no parking and we get towed across town, sometimes get towed on weekends when the towing place isn’t even opened, next there’s been at least 3 shootings and I found out the people involved still live here, then a shotgun is pulled out in the middle of the street, then cars get broken into, and now garages are being broken into, I was told there was over night security and yet they leave at 10pm? That’s not overnight, now they handing out block watch paper like we don’t pay attention to what’s happening, what are we suppose to do stay up take turns watching…. RENT was just raised if your going to raise rent then take that money and use it to protect your residents instead of making your residents take care of it all, put on some actual overnight security run this place like the way it should be run with the way we are paying to live here, I know I ain’t the only resident to feel this way I’ve talked to a few, I may be the only one to bring it public but I definitely don’t feel alone in this

No parking at all and they tow people every night. You have to park across the street and it’s a nice long walk in the cold and in the heat. The apartments are over priced. There is glue on the floor from the poor flooring installation job they did. Everything is cheaply made and the refrigerator is tiny. The water heater is a small size and you run out of hot water after one person takes a shower. This is not luxury by any means.

ABSOLUTELY NO PARKING EVER! WARNING! THEY TOW YOUR CAR TO BUCKEYE And YOU HAVE TO PAY $120 TO GET YOU CAR BACK! WATCH OUT!

Parking is annoying, come home from work late at night and either get lucky to find one spot probably cause someone just left or no spots at all and have to risk getting towed, I am not gonna sit and wait till someone leaves, Im also not gonna wake up at 4am go outside and wait for people to start leaving for work, maybe I’ll start sleeping in my car so when they do tow I’ll be there to actually stop it not in my house sleeping and can’t do anything, management and the tow truck people don’t understand the frustration of parking and worrying to be towed, maybe the owners should stop buying other locations and spend the money on trying to fix parking in their current locations, there’s no way I’m not the only one with a issue cause when I come home at 2 or 3am from work there’s way more than just me making my own spots and there’s no way they all wake up and go to work early enough to not get towed, I’m gonna start having someone in my house sleep in a uncovered parking spot so when I get home I have a spot…, P. S my car doesn’t fit in the garage unless I wanna scrap the paint off the sides of it and I would rather not do that…and one parking spot doesn’t fit 2 cars…and the garage doesn’t fit any unless I wanna ruin my car

Avilla deer valley is personally the worst managed apartments in Arizona. I’m not wasting my energy with no long essay. RUN THE ORHER WAY! Respectfully

My husband and I have been here for nearly 2 years. Rent was not increased last year because of covid which we were eternally grateful for. Parking isn’t all that bad, always manage to find a spot somewhere. It’s really ignorant to complain about guest parking when you live in a complex where everyone has guests or multiple cars. We’ve never had an issue with management unlike other apartments we’ve stayed at. Management has always been kind and have never pestered us so it feels significantly more like independent living opposed to other complexes which feel like dorm rooms at ASU. The dog park is awesome and the pool area is always clean. We always get assistance from maintenance when needed. I saw a comment about paper thin walls.which isn’t an issue with our unit and we live next to the freeway. There was construction on Pinnacle Peak Rd last year but that has nothing to do with the complex so it’s not even worth complaining about. Overall, this has been the best complex I’ve ever stayed at (I’ve lived in 3 other complexes).

I’ve lived here for almost a year now and have yet to have a negative experience. They are attentive and caring and the maintenance staff is fantastic. Yes parking is limited, so if you have more than one car, be prepared. You have been informed so don’t complain about it once you arrive. Me and my pup enjoy living here and appreciate the community.

The one star goes to the maintenance team, they do a great job.

My reason for a low rating is different from anyone else's. We were on auto draft and they changed payment portals (or some similar software) beginning of the year which required us to redo our payment information.

The way they informed us was they included that information within their newsletters. There was nothing in bold, highlighted, or even in the headline. You had to actually read through a usually worthless newsletter to find out your auto draft won't go through.

There was nothing else. No text, no phone call, no email with important headline. When I spoke to Cathy she asked me why I don't check my balances.are you serious?

It was raining heavily Today when I reached there in search of Home. The manager is an old lady, she was so hostile that she did not let me come in the office because she is scared of Covid. And I was getting drained and wet. Finally, there was no availability she responded rudely. Such an insensitive staff. It was aweful.

This is the noisiest place I have ever lived in. The walls are paper thin and you can hear everything outside. Dog friendly place means you hear them barking all hours of the day and night. Maintenance is not quick to respond. Called Maintenance Sat.at 5 PM I've been listening to smoke alarm chirping every 45 seconds for 2 and 1/2 days and still waiting for a response. Wasn't notified of a planned water shut down that lasted 6 hours. I do not recommend these apartments unless you like noise and inconvenience.

Overall decent place, but as mentioned by many others, parking is an absolute nightmare. You’re only assigned 1 parking spot. People always end up parking along the curb. My friend parked along the curb since there was no other spot to park, making sure he was in nobody’s way and got this note slapped on his car. Real friendly people around here.nothing has been done to help with the parking issue.

Maintenance is great! Always friendly and helpful. People in the office not so much, very rude and not welcoming at all. Esp Stephanie in the office, not personable at all. They never have answers to my questions. The only good office staff was Colleen and she is no longer there. Parking is terrible for guests. High priced for what you get, but I guess you pay for location!

Lived there for a year, parking was pretty bad as described, multiple vehicles daily parked in front of garages, trash cans making driving in the community difficult at times. The construction during the first year was expected, but now due to work being done nearby on areas makes a big mess. The office personnel and maintenance were accomodating with most requests, but slow on follow up. The reason for most issues were lack of response or none at all without having someone on property or response from 24 hour line. The last straw for me was the increase of the lease after time went up, I expected a small increase, but was given the offer or more than 10 percent. I was hoping for some accommodation for issues of the past year that we endured, lack of solutions for the parking issues, and other issues that occurred after the office staff left the property. The dog park is great size, but unfortunately due to some issues, the dog areas were not well maintained at times. They do have a walking area near the interstate, that during any type of rains, was flooded for weeks at a time. The pool area is nice, but just slightly larger than a backyard pool for the over 100 units at facility and rules seldom kept. The landscaping during the year was poorly kept up with overgrown or dying plants in the complex through the year

Unfortunately, while speaking with the office staff, and asking for a negotiation about the increase due to my concerns.the staff member texted someone and within 30 seconds (very fast response time) was told that they would not negotiate and explained that it was the market value in the area. I would hope that since they expect market value pricing, they would provide comparable market value product. In my opinion that was lacking and chose to leave the property instead of extend our lease.

The good news is that we were able to find a larger apartment with much better amenities and two garages within 2 miles from that property for less than what my original lease was for.

Horrible parking-Cars all over the place-Place unwilling to do anything about parking. Over priced- Trash service isn't done like said, Will be moving out when lease is up. My electric/water bill is more here than my 2300 SQ foot house. You can feel the cold coming through the wall.

Slower than expected response time to my work order request. (2 Days) Submitted online per the suggestion of lease office. Service was great once the maintenance guy (Mario) arrived
