This place is the worst run apartment complex I have ever had the displeasure of dealing with. The staff is rude, the amenities are constantly breaking and you will 100% regret signing a lease here. You will be told by Tanya, the manager, to stop submitting maintenance requests. There was an issue with the pool filter and the pool turned swamp green and smelled horrible. Management blamed this on “supply chain issues” which would be believable if the issue lasted a few weeks, or even a month or two. The pool was green for over 6 months. The truth is they just did not want to pay a pool company, they chose to go the cheap route and wait when it could have been fixed much faster if they cared about their tenants. This was one of countless issues that could have been resolved if it wasn’t for the awful management. I do not usually write bad reviews but I would be doing a disservice to society if I did not speak up and warn people about this pitiful sham of an apartment complex.

Looking for an apartment can be exhausting and zack made it easy for me to get the information I needed and went above and beyond for me to show me the apartment I wanted. He was a wealth of knowledge and I couldn’t be happier. The apartments are spacious, well layed out, aren’t connected to one another like traditional apartments and they have a small gated yard area.

This community is at a great location with great units! The pluses are it is a gated community with reserved parking space, and the way the units you will live in are designed, you will never have a tenant above you, so no noise problems. Tanya & Zach are very kind and helpful with all questions you have. Very close to shopping center. This was my second choice of residency when looking in the area, only didn't choose because I found something a little cheaper (luckily got the last unit at this other community). Also, writing this review out of my own free will, so it is complete and honest.

We lived here for over 2 years. We didn’t have any problems. I have just 2 pieces of advice for someone looking to move in. 1. Go and see the location of your unit before you sign. If you don’t like bright lights shining in, any unit along the Lowe’s wall isn’t for you. They rarely turn the lights off. It’s great for security and you will feel very safe. 2. If you have allergies and/or don’t want to do a lot of yard maintenance. Do not chose a unit with or near the Palo verde trees. Our unit had 2 huge trees in the backyard, they make a huge mess. Investing in a leaf blower is the best option. The parking situation is less desirable. But it’s a quiet complex in a convenient location.

I am currently a resident here. For the most part, everything has been great. The office & maintenance are always very kind & helpful EXCEPT for the fact that the ac in my unit has not worked since I moved in in April. It never cools down to the desired temperature. My roommate & I call maintenance/the office Atleast 3 times a week & they come out on a weekly basis to “fix it. ” It’s currently the middle of summer and the temperature in my unit varies from 84-90 degrees every single day. It’s unbearable. We have dogs, it’s too hot for them to be outside all day & it’s almost unbearable for us to be inside with them as well. We had a temporary ac system that fixed the problem for a week after we first moved in but they removed that & haven’t given us any other options or help with resolving the issue. There’s no reason as to why our unit should be reaching the HIGH 80s in the middle of July in Tucson.

A/C was out for 7 days and I was pretty frustrated. After speaking with Tanya and clarifying the issue, she immediately had the A/C guy out and corrected the problem.

Relocated briefly for work and I love it here! The staff is awesome, my move in process and relocation was so smooth because of their prompt response timing.
I love my apartment and am bummed that I wouldnt get something like this back at home for the same price.

Beautiful community. The staff here are the best part. I really appreciate how Zack stepped into assist us with our move in when we had a TON of questions. He handled my overly annoying husband like it was his absolute pleasure to assist. You can really tell this team cares, from the grounds to the attitudes, I can’t say enough wonderful things about my new community!

I have lived at Avilla Marana II for just over two years and they are the BEST rental community for dog owners. Everyone has their own individual yard and the two/three bedrooms are complete stand alone units. I like that there isn’t carpet in any of the rooms, the floors are so easy to clean! Also, the second bathroom in the two bedroom is great because it has a tub, as opposed to two bathrooms with walk in showers. The units have high ceilings and are updated/easy to make homelike. The updated security systems and the pool/outdoor areas are great too. People are very friendly and the loop path is just on the other side of the wash, which is great for biking and running. It’s also nice having multiple grocery and food options near by. Overall great location and amenities, friendly/quick maintenance and management, and awesome rental homes.

To this point we have had no issues with maintenance requests at AV II. I sent a maintenance request for air conditioning issues this morning, as the day progressed and it got hotter I called the office in the afternoon and Tanya answered and sent over maintenance personnel to fix the issue. Excellent customer service. Thank you again for prompt service. Please give a special thanks to maintenance department for replacing the blower on HVAC in timely fashion. Much appreciated.

Avila has treated my mom exceptionally from our move in to our recent move out. They’ve been understating every step of the way and showed some real compassion! We need more communities like this! Great maintenance as well!

The management staff was so friendly and addressed all my questions and concerns! Brianna especially made me feel so welcomed and was willing to go above and beyond. Property is always very well kept and clean. I will for sure be renewing my lease!

STAY AWAY! This is the worst apartment I have EVER lived in! I have never been so happy to leave a place as I was to leave this place. From the first interaction, on move-in day where they lost our check that was mailed to them per the instructions sent to us prior to moving in to the final move-out this has been nothing but issues. We have moved a lot and always direct-mail from our bank a cashier's check to the office to make sure we are good to go on move in day. This has never been an issue until Avilla Marana. They did NOT specify a specific building number for their main office, and do not handle incoming mail properly. We had to pay via credit card (thus paying twice) just to move in. As soon as that transaction was complete, they magically "found" our check that they claimed never came. We asked them to just go ahead and cash it so that we had the first 2 months of rent taken care of. Come the end of the month, I checked with Kelly, who told me not to worry, we had a credit and were good to go. Well, come the 3rd of the month, we receive a notice of eviction from Avilla Marana. I have NEVER been late or not paid my rent ever! Needless to say, when I went to the office to find out what the heck was going on, Tanya was not equipped to handle the situation and told me I would have to pay rent (again) and that she would not accept my personal check. There was ZERO communication between the workers or in their system to make sure everyone was aware of things going on.
They hired a new employee, Briana, who has the WORST customer service that I have ever experienced. Any time you asked to be signed up for extermination services (something you had to continuously ask for and remember to sign up for each month) or any other need you had, she would pretend to add you or help you and then not take any action to add you to the list or help in any way. I got to the point that I would immediately walk right past her or ask to be transferred to ANYONE else in the office to actually get service/assistance.
We had our air conditioning go out and it was over 100 degrees in the middle of summer. I called to let them know of the issue, and they promised to get to us immediately, and of course Brianna was the one to take the call, so of course no one came ALL day and they even let the maintenance crew leave for the day and I had to have the emergency crew come out to look at it. This was pre-covid, so there was no reason that they couldn't have gotten to our unit except that maintenance was not notified of our a/c being broken.
And to top it off, two weeks before we were to move out, a pipe burst in our unit, and flooded out our entire apartment. I will say that the maintenance personnel were awesome, and nothing that happened was ever their fault, the office staff are the major problem with Avilla. I called the emergency maintenance line (this was at 11: 30 at night) and did finally reach the maintenance guy and even asked him to reach out to the property manager, Tanya, that she needed to call me. The maintenance guy called me back to let me know that Tanya would try to call me the following day. The maintenance team came out and helped us clear out the half foot of water that flooded out our apartment and set up fans all over the apartment. I was told that basically, they would do nothing but the carpet did not have to be cleaned upon move-out because obviously the flooring and carpet being messed up was not our fault and that would be taken care of by the carpet guy. We had to live in our moldy, wind-tunnel apartment, because the fans were in our apartment for about 2 full weeks to try to dry it out before we were able to move out. Check out was strange because the office personnel refused to come out of their office and do a walk-thru with us. We recently received our checkout sheet, and they charged us for not cleaning the carpets and for a stain that their machines left on the carpet. YOU HAVE BEEN WARNED.

Just moved out and it was bittersweet. These guys were absolutely amazing! Always prompt when I had issues and always willing to help. The apartment came with a backyard and the interior was gorgeous. If I am ever needing an apartment again I will be coming here. Thank you guys!

This place management has lost ethics since covid. The gate is always broken the pool is only open during office hours. We are in arizona 10am -3pm is the most dangerous part of day. "Skin cancer". Why don't you open the pool when it's is safe.

We have lived in Avilla Marana II for 3 years now. We have really enjoyed living here. It is nice to have the benefits of living in a complex while having a free standing home to yourself. The office is responsive with work orders, and very helpful and friendly. Overall we have had a great experience!
