Constant maintenance issues. The front desk girl (Renee) does not care about the property, the people living in it, the investors who fund it and most importantly her professional reputation. But you get what you pay for. The saving grace the university property behind the complex.

I lived here for two years before moving away. This is a fine complex with many amenities. As a retired, divorced woman, it suited my needs. If I had to call maintenance, they were there fairly quickly and did what was needed. It is an older complex with reasonable rent. Lots of children, and pets. The office staff is competent and pleasant to work with.

From my first week living at Campbell Ranch in February until the day I moved out in July, I regularly dealt with neighbors who congregated outside – between our apartments or around the corner – and were talking/laughing loudly, smoking cigarettes, and drinking alcohol well past 10pm, sometimes 2-4am, even 6am. The first 2 months were the worst, with 3-5 disruptions a week. These people resided in 2-3 apartments around mine, so I was caught in the middle.

As directed by the office, I documented each violation and called patrol. At first, the neighbors received warnings but eventually that stopped – management had changed. Sadly, unless the patrol catches people in the act AND determines the noise to be 'excessive' (very subjective), no amount of documentation matters. Even with another neighbor reporting them and having my mom and a friend submit email testimonials, it did not matter. Making audio recordings and taking photos made no difference. Calls to the police did not help either.

My right to 'quiet enjoyment' (part of the lease terms, along with a 10pm-10am quiet period) was regularly violated, rarely feeling at peace when home. As much as I wanted to get directly involved, I was constantly urged not to by management, the patrol, and the police. I knew I would lose so much if I got into it with those neighbors. I was not willing to sacrifice my two professional titles (Doctor of Chiropractic and Massage Therapist) for low-life trouble makers.

Despite using fans/AC, music, TV, video games to buffer from these neighbors' noise, they could still be heard especially since it was evening/night. I had to move my bedroom to a different room because it would be impossible to sleep soundly due to their noise, even with music playing in the background and/or earplugs. The few times I had company, it was embarrassing to have them experience the noise and litter caused by my neighbors.

I realize it is tough to remove disruptive residents, especially during a pandemic, but having this go on for over 5 months with no sign of resolution was just too much. There was even a 3-month period where the office just stopped responding to my reports of noise violations - 50+ emails total.

Other issues:
Litter: my neighbors and others would regularly leave trash, cigarette butts, shoes, and so on outside.
Dog feces was often found along, sometimes on, walkways despite having a dog park.
Vandalism toward at least two cars took place during my stay as well as a break-in to one of the apartments.
Other residents had problems with mice and snakes, which they had to take care of with their own money after management did not resolve those issues for months.

Ultimately my options came down to transferring (which required a new lease and higher rent) or breaking my lease. I chose the latter because I had no confidence in management if there was an issue. Even contacting Scotia directly yielded no response.

Other:
Office staff were all friendly and knowledgeable, but they were limited by management. Maintenance members were also friendly and knowledgeable. Patrol seemed to try, but also were limited by management. The apartment itself was a good size and potentially cozy, if not for the regular noise disruptions. The AC seemed a bit older/less efficient and kitchen counter/drawer space were very limited, but the large pantry helped to offset.

Over the years, I have lived in apartment complexes in southern California, North Carolina, and now Tucson. While compromises exist when living in any community, until my experience at Campbell Ranch, I had not encountered such a lack of concern for resident issues and enforcement of community rules. A bed bug invasion in a downtown LA apartment (through outlets) was my worst experience in an apartment. Campbell Ranch now takes first place; the difference is the LA apartment management actually cared to take care of the problem.

Residents should be able to turn to their property managers for enforcement of rules and have a right to peaceful living - neither happened during my time there. Be warned!

Living here the past 1.5 years has been a remarkably mediocre experience. You definitely get what you pay for here. I think my biggest issue living here is the fact that I do not feel safe. Their gates are always open and will only block cars from getting in, not people. There is a fence around parts of the apartment complex but there are many open spots which let homeless/questionable people into our apartment. On many occasions I have seen homeless people in our laundry rooms and digging through our dumpsters. About once a month or so I will be sitting in my living room at night and will have people aggressively try to enter my apartment. This morning I had my car broken into And my wallet was stolen, yay!

I love living here! Just renewed my lease for another year! New Manager and Assistant Manager ROCKS! I have awesome neighbors too! It's a very safe community!

Not as safe as it promises. My motorcycle got stolen a month after I moved in. My neighbors car got broken into. Later, when i was on vacation my car got broken into. Move here at your own risk. We told management who we suspected it was responsible but they didn't do anything about it
