Any thing change with the HOA? I have plans to look at a place but if its the same Im going to pass. I have a 3 year old daughter and dont want her walking on eggshells, and she wont.

As a current resident of the Cliffs at North Mountain Condominiums as well as the HOA board president (unpaid - volunteer position) for the latter half of 2021 and into 2025, I wanted to leave my own review of my continuing experience at the Cliffs as well as address some previous reviews. First off, these units are individually owned with the common areas and buildings run by an HOA through an assigned property management company. Prior to my joining the board I can tell you that the previous HOA struggled with finding a good property manager and management company which negatively affects residents due to property manager turnover. Parking is tight because the property sits on the side of a mountain, really hard to just add spaces without incurring significant expenses. Parking is also strictly enforced because we are not a gated community and because people like to “stay the night” on our property in their cars. We do have a security on at night for this very reason. Property is sprayed regularly for pests but we do live off of a mountain and next to a city park, so some critters are inevitable but I haven't heard of roaches being an issue over the last couple of years. Utilities are the responsibility of the owners in each unit with the exception of water. If something isn’t working, it could be the utility, not the complex with the exception of the water since plumbing emergencies do happen where the water might be temporarly shut off for a repair, this isn't super common. Like any HOA, there are rules that owners and/or their renters are required to abide by. They aren’t as excessive as some have complained about but they focus on keeping the complex clean, free of clutter, and generally nice looking. With regard to the traffic on Thunderbird, it can be loud but at night it's not too bad. If your unit isn’t facing the road you probably wouldn’t hear much if anything. The Cliffs is a mix of old and new buildings and needs/is undergoing improvements with a new board and property management company in 2022. If you're considering living here, it’s not a bad place to live and almost everyone I’ve interacted with is super nice and caring. If your kind, considerate, and a responsbile individual, you won't have any problems here. Hopefully, my review helps give you a better picture of the Cliffs whether you're just visiting or considering purchasing/renting a unit.

What a nightmare. Parking is non existent for visitors and they don’t really seem to care unless you don’t have proof your visiting. Then they will ticket your car. Had my moving truck there overnight because I pulled in at 11: 30pm. When I came out there was a notice on the windshield and a threat from a resident saying they’d tow. Ridiculous.

Decent community but the HOA doesn’t seem to take their job seriously. Have only lived here for 10 months and so far roaches & crickets everywhere inside & out. Tight parking spaces. Flooding/ water not working, internet outages, sudden power outages, hard to even get ahold of anyone from management or the HOA, it’s not really a bad place just very annoying with re occurring problems and neglectful management.

The board and HoA members are powertrippers. Bought a unit almost 2 years ago and just 3 months ago when HoA ownership changed to pride managment. They started saying my blinds are not regulation and I didn't get a approval. "How can I do that if the prior residents installed them? Also when I bought the unit, HOA checked off there were no violations. " So why do I recieve a violation notice a year and 8 months later? Does that make any sense? No

Do not buy or rent here. We lived in a unit that is for sale now and the traffic off of Thunderbird is very loud. Parking is very close to the unit so you hear people coming and going at all hours. The units have low ceilings and not much natural light, very dreary. Not a place you will be happy at.

I live here now and HOA is a complete joke. They do nothing to earn their paycheck. One of the worst management services ever.

Thunderbird road is loud for units near the entrance. Garbage trucks come early in the morning-can't get them to stop. HOA is difficult to work with and will retaliate if you complain. Cited me for a made up rule they have regarding removable patio doggy door. Review the HOA rules before you buy or rent. They make up rules but won't follow them themselves. Four years later Juanita at the HOA has gotten worse.beware

We had one bicycle on our patio and they fined us 100 dollars. Especially during these times. This place is a joke. How can they force someone to pay 100 dollars for a bicycle on "your" patio that you pay for. They're thieves!
