I have used Hull and Holliday for years. Most recently I had an eviction challenged and was inappropriately counter sued. Chris told me there was nothing to worry about, but i still had undue stress from the encounter. He handled the case expertly and while her case didn't get thrown out immediately, he soundly defeated it at the following trial. The value of this company is unequaled. I actually asked to pay more and they refused. I can't reccomend them enough.

Chris from Hull Holliday & Holliday does an awesome job. We hired H3 for our eviction case. Property Management is stressful, make sure you hire the right attorney.

When it comes to Landlord/Tenant Law, they are the best. They have represented our Management company for the past 30 years.
They return calls, answer questions and win for our owners.

The worst lawfirm you will be dealing with. Mr. Hull is a decent guy. Mrs. Denise Holliday represented the landlord in justice of peace. Even when we paid the rent in time, she lied about it. Later stated that Landlord didn't accepted the payments (even when Bill pay clearly stated check delivered and cashed out). Even when she received the case paper-work 2 hours prior to court proceeding, she lied that she worked for 10 hours in this case to charge more from opposing party. Mrs. Denise Holliday made sure that mediation doesn't happen to earn her bloated fees from opposing party. For Mrs. Denise Holliday-money is everything.
Update 9/29/22: It took them 6 years to reply to my review.that says a lot about them. However, their answer states: quote "not a client - not a valid review" Of course I'm not a client.

What a TRASHY company. I called them to get simple information and the lady Cindy screamed at me and attacked me and hung up on me. I guess it makes sense, given the clients you represent. I would be so embarrassed to ever use this law firm. Do not let them represent you. They can't even be professional. By the way, replying to my comment 3 years later to try and save your bad reviews just shows how bad your company really is, I’m dying! Trashy was a million percent correct, this is a valid review. The people who answer your phone represent your company, as do the people who are responding to my review. You just showed your unprofessionalism and childishness. 17 other people obviously agreed with my review. You are pathetic.

This firm is operated by criminals and needs to be shut down. Tried to deny my ESA numerous times. Finally the PMC allowed the ESA after threatening to bring them to court.
This firm also represents landlords who are known for criminal action, such as Tim Wright. Stay far away from this firm!

Of course when representing the other party it is hard to give them more than one star. However, I tried to talk with them to find a solution before it went to court, but they showed absolutely no interest to solve the matter outside the court room. I tried to contact one of the partners but that clerk Cindy blocked me off in an arrogante, unpolite way. Ok, by the end of the day they lost quite some money, but now I don‘t care anymore as I gave them the chance to find a solution without a judge, and that‘s the sole reason I give them one star only.

Update 9/29/22: It took them 3 years to reply to my review.that says a lot about them. However, their answer states: quote "not a client - not a valid review"
Of course I'm not a client. I sued them and won!
Furthermore, it is not up to them to determine what a valid review is. To do this, Google employs thousands of good people worldwide.

Conclusion: Not only did it take them 3 years to respond to my review, but they also seem to have trouble reading and understanding, otherwise they would have known that I am not a client but the counterparty who took them to court and won! Justice has decided.

I've been using this firm for about 15 years. (Andy & Kevin) are great Landlord attorneys and have a professional staff that is responsive and when I leave a message to an attorney with a legal question they always call me back with an answer.

Hull is a decent guy, older attorney who knows a lot but the woman at his office is really something. She is the worst, she treated me like an animal and my documentation got lost. But the man is good. I dont know what he has with that woman. She should have been gone a long time ago.

When I moved out of my rental 6 years ago I had a verbal agreement with the Property Management Company that they would just take my deposit and apply it towards my last months rent. The Lady who did my walk-through said everything was great and yes they were applying my deposit. I just found out 2 days ago that they filed against me with this lawyer for the last months rent and they kept my deposit. The property management company is no longer in business and i can not get anyone from this law practice to return my call. I have to be out of my new rental in 8 days but keep getting turned down because of these "lawyers" and their dirty tactics.

If you feel that you have been wronged by this attorney or have pertinent information to cause harm; whether it be you had an unpleasant conversation and he shared his unlawful tactics with your or he personally took you to court and you felt his tactics were injustice, I highly encourage you to file a complaint with better business bureau, as well as Arizona Bar Association.

I will share a little about my case. I didn’t know I had a judgment against me. According to the law and the attorney I consulted prior to leaving the property Hull represented, I was within legal rights of AZ legislation. I followed all the steps that were recommended and made several attempts to contact this law firm but never received a response, so I thought the issue was resolved, meaning it was understood that they broke my lease in their negligence to repair an issue within 5days of being notified. Btw: I was recovering from heart surgery and it was impossible for me to live there.

I believe this attorney deliberately ignored my emails, phone calls, so that I would have no knowledge of the court hearing scheduled and as a result a judgment would be made against me. I would learn about the judgment from my bank after noticing strange activity with my savings account. My bank informed me when calling that a judgment had been made against me 7yrs prior and funds were being garnished.
The reason I had no prior knowledge was due to not having a judgement or conviction appear on my credit report, plus I had never seen a summons. I did however have a credit come after me in which I explained to them and credit bureaus that they purchased a faulty loan in which I provided them with supporting documentation. This would result in the credit bureaus removing  the negative mark on my credit reports.
I filed a motion to vacate judgement for the garnishment. The judge would not consider any of the supporting evidence and said it has been way too long, plus I was summoned and ruled against me on 12/24/2020. I asked to see the summons and no one had seen it. I ask how could you make a judgment based on a summons no one has seen? This was the concern in itself! Did it exist!?
So after feeling completely confused and complexed as to how this could happen, I did some research and looked up all the cases for this complex while it was called “Tempe Town Lake Gricio “ (now Teno1) and saw that out of 26 judgements made against people that 16 judgments were made against people who did not show up in court and I wonder how many of these people did not receive a summons and are unaware that they have judgments made against them.

Unfortunately there are several loopholes here which makes  it easy for someone to manipulate the law. I feel that this law office has studied and bends it to their advantage.
There are two things you need to take from reading this: first being that they don’t have to be served in person, they can tape a summons to your door or claim too.
Second, they have ten years to collect on the judgment. I had a majority of documentation to prove what I said to be true but the judge favored them and had the audacity to say its been 7yrs, so no one has all their paperwork, as though it was my fault for them deciding to garnish account after 7yrs, plus I had all my documentation, making this statement inaccurate.
This type of behavior will continue if you do not become a part of the solution. I never want to cause ill will and would not intentionally seek to hurt anyone. What I have shared with you about what happened is in good faith and mostly importantly, FACTUAL. I hope you learn something from my experience.

Can never get ahold of anyone over the phone other than the receptionist. Quite frustrating I must say. I asked someone to call me regarding an issue and no one calls back.

I recently purchased 3 small apartment complexes in the Phoenix area. Unfortunately, eviction is part of being a landlord. I needed to obtain local AZ representation (I reside in California). A realtor I know gave me Hull & Holliday's name. I looked them up to stop by and the address listed IS A UPS MAIL STORE. (That should have been a red flag). So I call since they don't actually have a physical office. I initially spoke to a tremendously rude and incompetent secretary. After repeating my phone number at least 5 times, due to her being distracted by what sounded like eating she managed to growl a lawyer would call me for initial consultation and to "make sure" have my credit card ready for when they called. She said it would be $150-$200, depending on what I discussed and a $500 non refundable deposit if I choose to retain them for any future needs. Two days later I get a call from a very impatient, uninterested attorney, Mr. Holliday. I felt very rushed and like he wasn't listening to my needs. He was kind of rude and condescending. He went over some of his court room practices and how he will "do anything" to win a case and often all he has to do is quote a statute that may or may not apply to the situation at hand "because neither judge, nor tenant knows any better" with a laugh. He then made an inappropriate joke about a female judge that's "dumb as a rock". He says he enjoys getting judgements on a tenants credit report. Needless to say, I declined retaining this jacka$$. I don't do business like that and never want to have to evict and I certainly don't want to make the process even more stressful than necessary. He makes it like a joke and his entertainment to intentionally harass and lie to get a "win" under his belt. Thank goodness I've found a law firm with dignity and professionalism to work with. I see why others say these folks only represent low budget slum lords. Shameful

Andrew is a laughable attorney. We lived in an apartment complex that was not enforcing quiet hours and asked them (complex management) to do something about the loud family that would be in the pool screaming until 1am, just asked them to enforce quiet hours that were promised in our lease. Andrew sent a laughable cease and desist nonsense letter that basically implied we were trying to ask them to discriminate against children. If I hadn't been a broke student at the time it would have been really fun to see what evidence they had to support that claim. Don't waste your time, this practice is a joke.

I can't say enough great things about this firm. They are so responsive and experts in their fields. Never have they not had an answer to my man questions. They are also very understanding and great to do business with. I highlight recommend Denise and her team!
