Parkwood Apartments / Morada Rise, Phoenix AZ

Worst place to live. My car has never been broken into until I moved here and it happened 3 times already. Gates are never closed so people are roaming in and out. Once a week someone is knocking on my door to solicit me things I don't need. High crime rate area. Don't move to the front by the office cause there is a pump there that is constantly failing and will keep you up at night causing the worst sound ever. Online bill pay never works. I could keep going on with the cons about living here but I have better things to do.

If i could I'd give it no stars literally the worst apartment complex I've ever stayed at. Constant power outages and water not working. And this place has roaches everywhere. Do not move here these people have no idea what they are doing running this place. Living here is a constant headache.

Update Still A Horrible Apartment Complex wouldn’t recommend to even a homeless person. Nothing is done on time even when appointments are made, bugs everywhere and the people in the office are just rude and honestly just retarted an need to be fired. Or put down either works whatever is quicker. Don’t even know how this place is still running

I have lived here for 4 months now and wanted to wait to write my review so i can get a feel of everything first. I just wanted to say I love were i live! The complex is always clean nice and quite. All the ladies are super helpful nice respectful and very knowledgeable making my move in process run smoothly. My maintenance requests were met in a timely manner the maintenance team did a great job and super nice and respectful! I love how management try and gather the community together by planning BBQs, food trucks and stuff for the kids for holidays <3 They truly care about there residents and i made a great choice in moving here. Thank you for all the Parkwood staff for making this a fabulous place to live <3

We have a leak in our bathroom carling and down the wall is squishy when pushed in the maintenance had said they would fix it over a year now and they want to up our rent.

There no water no one has came out to say how long it’s going to be out! Or that it is was going out!

Please don't come here!
Why? !
Because:
You even won't receive a good and ready unit, you will be handed a broken and dirty apartment which in your first day you need to submit work order.
Here we have roaches.
People smoke weed under your neck.
Manager is dump, selfish an ignorant.
Very weak maintenance

"Update"By the way this month, March 2018, I paid $103 for water only which I was told to pay from 50 to $60 a month.

I can't believe this place threw a single mother of 5 out in the streets because her apt.had a fire! What kind of a heartless place does that! SHAME ON YOU! You need to do the right thing and either give them another apartment or refund the money they paid for the month's rent and give them ample time to find another place to stay! Awful! Just AWFUL!

The interior of the apartments are decent. Better than what you might find in some parts of Phoenix. My biggest complaint is the parking. Although I've already made the management aware of it, for any future residents considering living here be prepared to park off-site a block down in the parking lot of Peter Piper's Pizza and Boost Mobile if you work at night and get off around midnight or 2am. Be sure to park next to any other parked cars or under a tree and do not leave your car in the middle of the empty parking lot so you don't risk it getting broken into or stolen. This is a full complex and literally everyone and their 25th cousin has a car. Maybe two or three. I understand this is a difficult problem for them to solve at this point so just be prepared. As for the management, sorry but if you're not going to suggest where the overflow parking is for your residents then expect to be sued if someone's vehicle gets stolen or damaged. Welcome to No Parkingwood.

I moved in and signed the lease at this apartment complex today. I was excited to move into especially after viewing the model apartment. Unfortunately the unit that I was put into was not cleaned had foul odor similar to a stale refrigerator smell as soon as you walk in, the bedroom smelled of cat urine, the kitchen cabinets and drawers were filthy and had tiny bugs crawling in the cabinet on the food that was left in there, roaches crawling on the kitchen counter & on toilet seat, dead roach in the dishwasher and the lock to the front door was not correctly working it took me 10 minutes to open the apartment initially and when I attempted to lock it when I was leaving it took 20 minutes and I could not get it locked so I had to leave it unlocked. I went to the office twice to let them know and I showed them a video that I took, they told me they would send maintenance over there immediately to fix the dirty cabinets and paint them and that pest control would come the following day to spray. I left for three hours came back nothing had been done I called corporate and they said I could void the lease only on that day after that I wouldn't be able to so I did but they kept $250 if that money. Which I didn't think was fair as they showed me a beautiful model apartment and that's what I was led to believe I would be moving into or at least a very similar one. That unfortunately was not the case.

If i can I will never give them even one star
please don't come here everything is horrible especially maintenance, when we moved in apartment was so dirty.my dishwasher is not working my 2 bath needs maintenance and all cabinets need maintenance but nobody come in to fix them.

My review of the property is simply this: WHO, IN THEIR RIGHT MIND, EVICTS A FAMILY THAT JUST LOST EVERYTHING IN A FIRE AFTER THEY JUST GOT DONE PAYING THEIR RENT THE DAY BEFORE? IF I WAS THAT LANDLORD, I WOULD'VE DONE EVERYTHING IN MY POWER TO HELP THE FAMILY GET BACK ON THEIR FEET WITHOUT HAVING TO WORRY ABOUT A PLACE TO LIVE! THIS APARTMENT COMPLEX HAS NO COMPASSION WHATSOEVER. PERIOD!

Dont rent here even if these apartments look like a good place to live they are piece of shiet, i lived here before back on 2007 for a year, on the first two months i got my trucks stolen so i went to talk to management because they supposedly got a security guy there watching at night he was worthless guy, management ignored me did nothing about it and for what im reading here on reviews they keep the same shiet goin.so dont waste your money here, thats my advise.

Since I started living here about a month ago I have experienced people stealing a ladder that had a lock and it was cut from my boyfriends truck. Also they broke into his truck a few days ago again they stole about $, 8000 worth of tools and we were able to get the ladder back at least. I have only lived here for about a month and all this has happened I am not very happy with it I have been seeing homeless people living in bushes next to my apartment. I am really mad because before moving in I asked about security and they have a very bad security lights in the back of the apartments are broken. Their is always a weird guy on a bike looking around. This is becoming a nightmare living here. Very bad experience. I have reported everything and they said one is going through this it’s BS. They leave gates open 24/7 they have been fixing them for over a period of 2 months and I never see anyone working on them or on the lights on the back apartments my neighbor has dogs and poo all over the place it’s disgusting. I wish I had a better experience but I have not had a good experience.

Tried calling three different times this week to set up a tour, left a voicemail, sent an email, and no one ever got back to me. They must really not want people to live there. I will be taking my family, AND my money elsewhere.

I have had no water since 1pm i have called the office and they keep giving me the run around the after hours maintenance sucks they dont come out to see whats going on. Its now 8: 30pm still no water and i got a call from someone telling me there was nothing they can do! What a joke!

Seems like a nice friendly environment. Michelle helped me take a look at the property and she was amazing at it! Highly recommend her

Management does nothing the mail boxes have been broken in too. They did not notitfy the resident's of this. So far it has been three weeks. Post office stated apartment is to fix. No mail or packages are being delivered and its christmas. Alsobit has take three weeks for maintance to come and fix the ac that has not worked.
