Do not MOVE here. The new management added insult to injury. It getting from bad to worse with high price. Photos will speak on my behalf. They clean the first floor only. The other floors are stinky and very dirty

A/c in my apartment has gone down 4 times this month and it’s been between 85-95 degrees. No urgency and each time has taken 3-4 days to fix. I got to the point where I reported them to the city of Tempe. They even lost my cat during one repair and once found I had to take him to the er vet to get fluids (2k visit). Fought with the desk on multiple occasions to get reimbursement or money for hotel and they offer no solutions or hang up.

Front desk staff is incredibly unhelpful, constant Wi-Fi problems, and a 50/50 shot if we have a working shuttle.

This is my second lease term here, how is there still not a functional shuttle? It had frequent issues last summer as well and was rarely ever running. I live in a 4bed/4bath which is almost $4k a month between me and my roommates so clearly they make plenty of money, there is no reason to not have working amenities. The package lockers have been out of service for over a week as well and I'm either working or in class during the time the office is open so I have a package sitting in the office I haven't been able to get. The people who work here are only ever able to give the vaguest answers to everything, they're friendly but they're also all college aged and shouldn't be having to manage an apartment complex in their early 20s.

The management team of SOL wants nothing but your money. They will charge you expensive cleaning fee when you move out and offer zero assistance in your request of getting your amenities fixed. I had the socket issue in my bedroom and had requested four times for them to come. Unfortunately they couldn’t fix the issue and I had to bear with very dim light for an entire year during my stay. They couldn’t even explain the charging policy in email but will keep sending auto emails to pay whatever they think you owe them.

I stayed at SoL from august 2022 to may 2023, and I can confidently say I would NOT recommend living here. I have faced COUNTLESS issues when I stayed here such as: my washer filling with brown dirt water, our fridge broke down and turned our food warm, we had mold in our ac unit, our dryer was replaced because it wasn’t drying our clothes, I didn’t receive my fab key until 3 months after moving in, the gates to the apartment were broke for months when I moved in so literally anyone could come in, the shuttle hardly ever ran and you wouldn’t get a notice when it wasn’t running, there was mold in my bathroom in the toilet and on the shower head, my dresser knobs were broken etc. Now that I’ve moved out they’re trying to charge me $200 for things that aren’t my fault and were like that PRIOR to moving like the mold in my toilet that kept coming back. I also forgot to mention how the elevator broke on me THREE TIMES and the first time it shook and dropped me from the 4th floor to the second. I would NOT recommend living here at all.

Before moving in my roommates and I were told there would be transportation to and from campus everyday. So far the shuttle was only up and running the first week of school, if you plan on living here make sure you have reliable transportation because there’s is not.

Move in would have been fine if they hadn’t closed 1 of two elevators in the building while moving. Also took them 3 tries to give my keys that let me in. Not a one star bc they addressed the key issue as fast as they could. And they were very nice despite being busy. Front office can be disorganized at times.

The fact that I had to edit this and now lower the amount of stars is just sad. Not only did the wifi not work my last couple weeks there, but I move out and am still having problems with this place. Now they are trying to charge me almost $300 worth of damages for an apartment I lived in for 2 months? I didn’t cause a single damage to that place considering I was at my parents house most the time anyway. NEVER LIVE HERE! This apartment complex has the worst communication I have ever seen! My first ever experience with Sol was already a bad one. I was told the room I was getting had the bathroom ATTATCHED to the room and was inside of it. I was told it was a little more in cost but I agreed because I didn't want to have to leave my room to use the bathroom. When I came for move in day, they completely lied to my face and now I am stuck paying extra a month when I have to walk across the hall to use the bathroom, which I would have NEVER paid extra money for if I knew. Then everything in the apartment was pretty much messed up, so I filed maintenance reports but they take weeks and say they completed it when they never even came to the room! Also, 98% of the time there is absolutely no hot water or working wifi (that includes cell service). Then I contacted them multiple times about room changes and they said they would "get back to me by the end of the day" every single time, and of course each time they didn't! One of the time it actual took them about a month to give me an answer. Now I've been trying to switch to a room that I know is available because my friend lives there and told me. They said the same thing "we will let you know by the end of the day. " But the never did! Also, don't waste your money on parking. Half the time I have to park on the second floor (I live on the first floor) because there are no assigned parking spots and people who don't even pay park there. Last thing is the gate to get in never seems to open fully. Find another complex. This is was I like to call a "last resort option. "

Constant break downs of equipment, shuttle, pool, etc. Move in apt was filthy. We had to clean. Left it cleaner than when we checked in snd got charged $180. Got charged for insurance even though already had it because they changed systems during lease. Horrible

Nice renovations throughout the year, but they left paint stains on floor. Newly installed floors had scratches and stains on them from the day they were installed. Close to ASU Tempe campus which was great. Plenty of covered parking. Bugs found there way in frequently, especially on first floor.

The space of rooms, closets, and bathrooms is hard to beat in the city. Fixed electric bill and cheap parking prices are also hard to beat. This apartment would have great potential if it wasn't falling apart and they hired office people that knew what they were doing. Our apartment was gross upon move in, cob webs, dirty carpets, stained couch cushions, and a gaping hole in our pantry door, yet they will charge you cleaning and painting fees when you move out. Office staff is genuinely so unhelpful, they will all tell you different information and don't follow up unless you are consistent in communicating. Be prepared for multiple inspections and people coming into your apartment for different reasons. Maintenance people are cool but can be even more invasive, we had multiple occasions of them barging into the apartment unexpected and sticking around. The amenities they pride themselves in are hardly ever working. The front gates are constantly breaking and left open, many homeless people hang around outside the complex and have made there way into the property. The shuttle to ASU is a great amenity but unfortunately was constantly shut down and is not always reliable. Student housing is always going to be a bit scammy, but you are better off spending a little more for a place where you actually feel safe and getting your moneys worth.

I love the location and the maintenance men but the front desk is awful! There's constantly trash in the halls, the gates are broken and anyone can walk in, and the Wi-Fi they provide is down 50% of the time.

I've been walked in on several times. I renewed my lease for the summer and my place was marked vacant, I called 10 plus times to get it changed but had to resort to getting a barricade for my door to keep staff from walking in and out while I was sleeping/showering/changing.

Evan at the front desk is sweet but everyone else is rude and have hung up on several occasions while I'm trying to get things fixed. I would look into living closer to campus if you are looking to spend this much!

I would recommend other places closer to ASU than this overpriced "luxury" apartment. The current manager is really rude and condescending. Also, SoL incentivizes reviews with giveaways for residents.

DO NOT RENT A UNIT FACING THE POOL. At all hours, people are screaming and playing loud music (loud enough to be heard in halls on the other side of the building). If you are an online student, WFH, or simply want peace and quiet in your unit, look for another place. Quiet hours (supposed to start at 10 pm) are not enforced, and people keep blaring loud music usually till 2 AM at least.

Recently, the hallways and pool area have begun smelling strongly of marijuana and cigarettes. I haven't been able to get a good night's sleep in weeks or open my window due to the unbearable noise and terrible smell.

Last year, I had a violent roommate and the cops kept coming back but the management did nothing about it. During one incident, a student working for Sol management let people in who then broke into our apartment and damaged a part of the main door while doing so. My roommate was seriously injured as well. The manager never contacted again after the incident until she needed evidence to safeguard the complex's reputation. Also, despite reassuring us that a new door frame would be installed as soon as possible, management did not replace the main door, which was clearly damaged at the hinges (due to this altercation) and would not lock properly. The door frame hasn't been replaced.

The maintenance guys are polite, quick and efficient at their job. Sometimes management will misplace your packages or maintenance requests will be closed without resolving the issue so beware of that. The shuttle is unreliable, and the computers in study room don't work at all. This place was average last year, however its quality has declined drastically since then. This place is not worth the price.

Reply to the owner: I and my roommates reached out to you multiple times when all this happened but there was no response from your side. Also, the door was never repaired even when I reached out many times. Lastly, the computers in the study room weren't repaired for over a month even though I reminded you guys to do so every week. There is no point in me contacting you guys again and dealing with the rude manager.

Most of their positive reviews are because they give college students free stuff to give them good reviews. I wont say SOL is an awful apartment but have had many frustrating moments throughout the year and was frustrated enough to write a review. The calls never work here I have at&t and my calls will constantly drop and there have been many times where people can't get a hold of me or vise vera. The internet here absolutely is unreliable I just had a meeting with my dean at my school that I missed due to their internet always going out. This has happened on numerous occasions and for the cost you pay to live here the internet should be reliable. It is extremely frustrating and why I will be moving to a different apartment and getting my own internet service.
