Overall the experience has been great and I have really enjoyed living here. The area is convinent and the neighborhood is quiet. I don’t have any complaints.

I lived here for a year and just moved out two weeks ago. Erika in the office is condescending and rude. I would get anxiety anytime I would have to talk to her. When I first moved in, I questioned why the $500 move in deal was not reflected in the amount I owed. I was not rude about it, but asked. She said I was wrong wrong wrong until she finally went back in and fixed it. She did not like being questioned. I tried moving into a 2 bd halfway through my lease, she made it almost impossible although I made enough. She literally counted every single dollar I made in front of me to the cent and it was so demeaning.
I avoided the office at all costs up until move in I would try to talk to anyone else in there but her. When moving out, I emailed her an updated address. She did not respond, so I followed up. She was rude in her response and turns out SHE NEVER UPDATED MY FORWARDING ADDRESS. When I moved out, I had to update with another woman. I avoided writing this until moving out because of any back lash. I am not one to write reviews, but it was always so hostile with Erika.

Another thing is maintenance here is very lazy. My apartment tub was spray painted before I got into it. There were small bumps where I could not even take a bath. It was like dirt was left, they spray painted over it, and it stayed with the little particles underneath. So the paint was bumpy and awful. When trying to clean my shower with just regular shower cleaner and a scrub, the paint would come off. AWFUL.
Building wise, doors and their hinges are all broken to the staircases that it looks tacky.

I liked my vaulted ceilings on the third floor. I never had any noise complaints. The other ladies in the office were super sweet and helpful in my move out process. I loved the luxor access. Pools were well maintained. And I loved having the taco trucks around so often!

A home is not the place, but the people in the place that make it a home. That starts with the leasing staff, maintenance and grounds keepers who are always welcoming you home/saying bye as you leave with a wave or a short conversation here and there. Plus the residents are very nice when we interact in the parking lot going to work/coming home or enjoying the new remodeled pool area and patio game area.

I very much like these apartments. Been here going on 4 years and everything is amazing! The management staff is great but a special shout out to Erika! She goes above and beyond at EVERY turn. Erika is one on the main reasons I stay here.

Absolutely the worst group of people I have ever dealt with! Very unprofessional & condescending! Horrible service! Don’t waste your money here!

We did not call ahead, so there was no guide available to give a full tour of unit and resulted in self-guided tour both online and in-person, as only one person was available to oversee leasing operations in the office. The unit was fairly priced, in decent condition and met nearly all specifications and preferences I had.

The complex structure and community layout was very good, is conveniently located within 10mins.of my work and church, seemingly well taken care of maintenance-wise…a little rough around the edges in tiny portions of the bathroom and living room areas, but nothing to write home about.

They are transitioning to a non-smoking community, which is a big positive for me, personally. The landscaping is well-placed and neither too much nor too little. Parking structures are covered in most areas or fairly shaded by placement of buildings/trees outside main lots/garages.

Flooring and appliance design, color/finish and structure are right up my alley - save for the stacked washer/dryer as opposed to adjacent placement (which is not possible due to limited spacing in laundry area) - which adds to overall appeal. Fixtures in all rooms/areas fit my preferred style as well. The size of the 1 Bed/1 Bath unit is perfect for a guy like me.

For anyone wanting a quieter community, this is a good place to be as it is not deafening but not quite the “you can hear a pin drop” type.

While I have not yet made a final decision amongst taking a gander at other complexes, the Residences at Stadium Village currently sits at #1 on my shortlist and - barring outstanding visits elsewhere - will most likely be the place I wind up going with. I encourage anyone else looking for a community such as this to drop in for a visit. It’s not perfect (nothing ever is). However, this appears to be as close as it gets, especially for a first-timer such as myself.

Oh! Not to mention, they follow up by email with impeccable timing! …Another box checked off right away. Thanks to Erika Martin for her time and professionalism during my brief visit and for answering my few inquiries as best as possible!

This isn't just "Apartment living" this is "home" we lived here a few years and let me tell you, this us by FAR one of the most amazing and wonderful apartments you'll ever find! The staff ALONE is beyond amazing! They are friendly, caring and just fantastic! I've NEVER had to ask twice for anything! They are really invested in their residences, they actually CARE! It can be stressful in these times but, one thing I know for SURE, is Tami, Stephanie, Erika and John (the wonderful staff) ALWAYS have everyone's BEST INTERESTS AT HEART!

I have enjoyed my experience here at The Residence since moving in at the beginning of the year. To a young individual now living on my own, my parent’s place is the only place I’ve ever considered to be home. However, when I moved in, Ms. Erika Martin at the front office has helped me along the entire way by making me feel very welcomed! I can confidently say The Residence at Surprise Stadium is my home outside of home!

We love living here at Stadium Village. Our apartment is very spacious and we have a great view of the park across the street. The apartment was very clean when we moved in and the staff is very friendly! We have had 2 small issues with our AC so far and they handle it right away which is very much appreciated! The only down fall is there is no assigned parking which we did not know, so I usually have to park all the way at the other end of the complex, and walking far in this heat isn't the most fun! Also, the stairways definitely need to be power washed with all the spider webs and trash falling from the garbage pick up team. Nothing major, we still love it here! Definitely recommend this complex to anyone searching for a new place to call home.

The staff is super responsive! The apartments are spacious with all amenities! I can call just about any time and get immediate attention to whatever I’m requesting, maintenance, an add-on to my lease or just information. Great place to live!

The luxer one system is a joke, the lockers are down once a week and packages go missing. I am now down $256 from orders because amazon will no longer reimburse me for lost packages because our apartments are high risk for delivery. They also charge you for the lockers that are broken all of the time and never have a solution.someone from the corporate office told me I can I can opt out of the luxer one lockers but the main office says I cannot. They have no idea when a solution will happen and no care that I am losing money because they cannot fix the issue. The only solution I was told was to not order packages to my address.

QUIET – CONVENIENT – PROFESSIONAL

I visited the complex in January 2021 during the lockdown and toured a one-bedroom apartment. I returned home to South Dakota in March and worked my way through the application process with the assistance of Erika Martin, one of the leasing professionals. She made the process understandable and helped me navigate the details. I returned to Surprise in late June in order to complete the paperwork in person and make sure the financial details were completed as required. I could have done the paperwork electronically, but I wanted to be sure all the “i’s” were dotted and the “t’s” were crossed. When I walked into the office the first time, she recognized me by the sound of my voice and made me feel as if I were part of the Residences at Stadium Village family.

In the year that I have lived here I have had two maintenance requests. Each was addressed promptly and efficiently. The maintenance personnel are friendly and knowledgeable and willing to provide advice when asked.

As with many real estate decisions the key is location, location, location. It is within walking distance of Surprise stadium, Mark Coronado Park, the Surprise Public Library, the City Hall and Public Safety offices and the local campus of Ottawa University. It is close to West Bell Road, a major thoroughfare for the city but with enough separation that traffic noise is minimal.
