Mr. Patch is a knowledgable appraiser, he can not under Arizona law give ANY person the price they think their house is worth. He values the house at the price he can calculate according to banking requirements, appraisal standards and appraisal institute practices. He can't just give the seller what value they want, or need. HE protects the lender- However there certainly are appraisers out there who will get the number you want- check their qualifications and time being a licensed appraiser!
Jeff was not only responsive, professional, and personable, he gave our home an accurate appraisal that allowed us with selling our home within a very short period of time. Under valued my home. You can’t find a home in my area for less than what I was offering. Most houses are selling for above listing prices in my area. Also very unprofessional. He set an appointment, and then last minute canceled it because his license was expiring. A professional would have known this, and acted accordingly.
We had the same experience as other people who wrote reviews. Jeff sent a younger man to do the appraisal. His measurement of our home was 170 sq.ft off so the appraisal was way lower than other properties in our neighborhood. We sent Jeff 2 previous appraisals and our property tax records all with the correct square footage but he still would not include the correct square footage in our final appraisal. He also charges $550 more than most appraisal compaines.
