I would caution others to not live here.
I never felt safe in this building. I was willing to pay the extremely high rent because of the promise of 24 hour security in the building, but that just hasn’t been the case. The front desk is often left unattended and non-residents are able to make it into the building quite frequently.
The elevators break down constantly and I’ve had to take many (very scary) long trips up the stairwell to my unit.
There’s not much the building can do about safety on the street, but they haven’t fulfilled their promise of keeping residents feeling safe inside.

I would not recommend living here.
I’ve lived here for 2 years and aside from awesome views from my apartment, this is not a luxury building at all (despite luxury prices).
Elevators are constantly breaking, packages go missing regularly, there isn’t 24 hour security or front desk coverage, and the common areas aren’t maintained (we’ve found condoms in the hot tub for example). The leasing office is generally unresponsive and out of touch with residents. Building management is super kind and respectful until you sign your lease, and then changes to ignoring requests. For example, when we moved in our washer and dryer didn’t work and needed to be replaced. For 2.5 months we were told the new washer was being shipped, but the day after I sent an email saying I refuse to pay rent until I have functioning appliances, the new set magically arrived.
We’ve also had strangers walk into our apartment on a few occasions.
Note that the pool only gets direct sun for about 1 hour per day.
Giving two stars because the location was personally convenient for me (but isn’t really “safe” at night), and the views are nice if your apartment is west facing.

Edit: ignore the generic response from the building. I’ve had multiple (documented) discussions with them about these issues.

Zero security at this place, walked in the other day at 3am with an unlocked front door and nobody was even at the front desk. Elevators are constantly not working, and amenity spaces are often restricted due to prior tenants not following basic rules of decency. No, the doors are never locked, no matter how much building management tried to claim.

Do yourself a favor and join the FB group, you’ll learn about the squatters stealing common area furniture, the thieves roaming the halls looking for unlocked doors, and the theft even in “secure” areas like the bike room.

Not to mention you’re living 1 block away from fentanyl dealers (Bank of America ATM is where they hang out) and 2 blocks away from constraint armed robberies, all while you’re paying over $4,000 a month. So many people are moving out of the building for the same reason, management simply does not care about your quality of life here. Would not recommend this place for the price - it’s only gone downhill over the years. With the increase in random crime - it’s not particularly safe either.

NEMA, the building one block over, is in severe financial trouble (loan default) due to similar issues - only a matter of time before we see the same here.

Jonathan Benitez was great. He showed us the beautiful apartment and helped us work through the more difficult parts of the application process. He advocated for us through every step. I highly recommend him!

I lived in two apartments in this building, 5.5 years total. In my 14 years of living in SF, this is the best-run apartment building I've ever seen. The maintenance crew is top-notch and fixes everything quickly. The cleaning staff maintains public spaces in good condition. Windows are washed annually from the outside. The leasing office is very responsive and accommodating. The gyms and swimming pool are great. The amenities are awesome. New pickleball days on a basketball court are very cool. The views from the roofs and from the apartments are breathtaking. There's also a culture of recycling among residents, and you can see free furniture / kitchenware / books / other stuff shared almost daily.

Special shut out to Justin, Dino, Alex, Kaz, James, and every other staff member who made this place our home for these years.

The Hayes Valley neighborhood is thriving. Transportation access is great.

Yes, the building has seen its own share of drama, with the flooding of 11 floors and elevator repairs. But the team was doing anything humanly possible and eventually fixed every problem.

Only one person at the front desk at night with no security guard ever. Thieves roam the halls at night due to front doors being unlocked with no security. Amenities are restricted due to a set of trashy tenants, instead of management imposing fines and restrictions on those breaking the rules. Elevators constantly are broken. If you’re a thief, you’ll probably enjoy this place.

Not to mention you’ll pay over $4000 a month in rent and $500 a month in parking for a one bedroom apartment with average build quality. Do yourself a favor and find another building to rent. Management does not care about the quality of life of its tenants, even when they’re thieves for your paycheck.

The apartment units have wonderful floor to ceiling windows to allow you to take in the beautiful cityscape. The hot tub was so nice after a work day or long hike. Other than that, the 100 rooftop is pretty poorly maintained- the furniture needs attention, the fire pit breaks down often. The management isn’t very receptive - so be prepared to be on top of them. Finally the elevators seemingly break down on a fairly regular basis, so be prepared to get some steps in.

I had a great experience working with Luis to find a suitable apartment. This is a nice building, good for wfh.
