Avalon Calabasas

Terrible place. Lived there for 6 years. What a nightmare. Management engages in continuous illegal activites and violations of health and safety codes then harrasses the tenants.

The office is no longer open for residents, and all phone calls to the office get recorded and logged as a ticket. It is not easy to ask a simple question or get feedback about a minor concern in the community. - - - Changing my 5-star review to 2-stars (not 1-star because the quietness of Calabasas is still preserved).

TLDR: LOOK ELSEWHERE.
I've held off writing this because I wanted to try to address these things the mature way with the office but I just can't anymore. I've lived here for years, and had previously lived here before that. I moved back years ago because it was a quiet, peaceful, well managed community (hence the good reviews listed, including a previous good review from me I have since deleted). The last year it has gone incredibly down hill, and I have not been able to just live in peace in my apartment. This morning I was woken up by an unannounced project where painters started scraping and banging on the carport right outside my window with no respect to the tenants living here. There seems to ALWAYS be a project now- painting the buildings, testing the fire alarms, tree trimming, repaving areas if the community that are fine, and NONE of it actually improves the community. It just disrupts the tenants. And some tenants themselves have become completely unhinged- a group of parents are letting their young kids play unsupervised for upwards of 6 hours a day, sometimes everyday in the week, and doing things like screaming outside others' units, taking items from the trash area and construction zones and spewing them across the community, and climbing in other tenant's patios without permission. There is only one person in the office that actually seems to care and he can only do so much without upper management's help. If you are looking at this place thinking it looks like a calm, chill place to live, you are absolutely in for rude awakening. This place is not that anymore, and it makes me incredibly sad because I loved it here. I sent all this feedback to corporate and they never followed up, even though in the past they have followed up when I submitted surveys.
Oh and by the way, a tenant died by gun suicide a month ago in one of the units, and that unit was up on the website for rent 3 weeks later. It's still up for rent so good luck figuring out which one that is if you want to live here.

This place was great besides the shooting. We moved out they said it would be 250, turned out to be 750. I wouldn't trust anyone you speak with here they lie to you.

I have lived at Avalon for 2 years now while attending law school nearby and absolutely love it. The neighborhood is quiet, safe, and the premises are well-maintained. The two pools and gym are such nice amenities to have. Any time I have had a maintenance request, the response time has been very quick. Special shout out to McKenna Colantuoni in the leasing office for being so kind and helpful any time I have a question over the phone. Top-notch service! I highly recommend living at Avalon Calabasas.

Hey just want to say I love the new exterior paint color and I was thrilled to see you painted the steps handrail when I went home for lunch today. Thank you so much! I have been here three years in the same unit and love it.

We went to rent an apartment (even though it's overpriced) in the middle of April for live in mid June. The first week of May we had an emergency that left us no choice but to relocate to another county to be with family. Avalon refused to give us our deposit back when we told him the situation. They had adequate time to mitigate the problem and put the unit back on the market so no one lost out as it was still being currently occupied at this time. They refused and said "oh well"! They are egregious, money hungry and rude when it comes to really caring about tenants. I would NEVER recommend this community to anyone for any reason. Marjorie Lindo is the supervisor I tried reasoning with and she could have cared less. Worst experience ever!

To this day, Avalon Calabasas is the best apartment I have ever lived in. From day one, the entire staff was amazing. The maintenance staff is extremely helpful and kind.

Moving can be a crazy process in and of itself. The staff were very helpful with approval as well as transferring me from one Avalon property to another and I’m thankful. McKenna was especially helpful in answering every question I had as well as being an overall genuine and caring person who actually cares about the residents. The rest of the team has been great as well but really had to shout her out because she’s gone above and beyond what I would have expected. So far so good here!

This property is a great example of good work ethic on the maintenence team! Armando Rodriguez is a great leader for the maintenance team. He works with other Avalon properties and is always well respected due to him always having a great attitude.

Exercise extreme caution when dealing with this company and its location. During the rental application process, they demanded an excessive amount of personal documents, including a copy of our Social Security card. It's unclear why they required this sensitive information, and it's worth noting that such a request may not even be legal. Moreover, after attempting to contact them via email, we received no response, and when we called, we were put on hold indefinitely. Based on these concerning experiences, I strongly advise against doing business with this company or any individuals associated with it.

McKenna was amazing when it came to showing me around and giving me all the information I needed. She was very patient, and trust me, I had tons of questions and concerns but she made sure everything was clear and digestible so I left feeling satisfied and informed. Community is nice also, I highly recommend

I had an issue with my bathroom leaking and Benjamin was here super quick after I submitted the service request. I have lived in many apartments and this was the quickest service I have ever had. He was also really nice even though it was pretty late. Avalon has the best maintenance team!
