Avalon Dogpatch, San Francisco CA

-Fantastic place to live in!
-The location is extremely convenient with the Caltrain nearby and easy bus access to the Mission and core downtown areas
-The staff are extremely polite and maintenance requests are resolved very promptly
-The neighborhood is quiet, but has a few nice restaurants and bars

My partner and I just moved in and the whole experience was fast and efficient, taking just a couple of days to get the keys! Kristine on the front desk is very responsive and happy to help, as is the maintenance team. The apartment is great and we can't wait to settle in here!

Several mornings a week, between the hours of 5am-6: 45am, the maintenance/custodial crew that works for the Avalon Dogpatch apartment complex attaches the huge metal dumpsters to a golf cart-like vehicle and moves them half a block to the other side of the building by driving down Indiana Street. Because the dumpsters are made of metal and they are going fast, it makes thunderous sounds very early in the morning when it's still dark out and people are sleeping. I have been woken up several times a week by the noise for the last few months. I have tried to call to get a hold of management to ask them to do this at a reasonable hour later in the morning, after 7am, but no one has gotten back to me. If you want to sleep soundly past 5am, don't live here

The place is wonderful! Great apartments and facilities. Amazing and responsive management. We lived here for a year in 2020, left for a year but came back again because no other communities matched the quality Avalon provided.

My husband and I have lived at Avalon for a year and a half now and I can say with all honesty it’s my favorite apartment complex I’ve ever lived at here in the city. The apartments are extremely spacious and wonderfully maintained, and the building interior itself is aesthetically very pleasing. I love the layouts of the apartment models (we’ve lived in 2 different styles) and feel like the finishes/materials of things like the kitchen cabinets and bathroom surfaces are very modern and high quality.

The best part is the management and staff who work here and are just extremely kind and friendly people, to see in person at the front office whenever we needed to drop in to ask a question or over email. Above all our favorite aspect of living here is knowing how much the Avalon staff cares. Thank you so much to the conscientious and thoughtful people who care about our living experience here. Mike who takes care of maintenance issues around the buildings is as swift and thorough as he could possibly be in repairing any items we think need some attention. He’s a really nice person to interact with and genuinely enjoys using his gifts and skills to take care of things. Juan, Rosa and Chris are also extremely hardworking and put a lot of energy into their job! Not to mention the management staff who work in the main lobby office— they’re are all very friendly and easy to talk to about anything going on, always approachable and as kind as they can possibly be with each of the residents. I can say personally that I feel more cared for by the staff here collectively than in any other place i’ve previously lived (in some places it was difficult to even reach staff to communicate about stuff to begin with!)

The staff have been so accessible to reach and communicate with from the very beginning during our process of moving in— I’d initially thought moving with all of our stuff from Southern California would be a complete pain, but they made it seamless on move-in day by allowing us to reserve an elevator ahead of time, schedule our internet to get set up etc. The street the apartment is on is also very easy to find parking!

The neighborhood itself is absolutely wonderful — you get the serenity and peace of a more low-key/suburban vibe of the city while still also having access to lovely restaurants on nearby 3rd Street and 22nd. It’s also pretty vibrant as you get closer to the Chase Center, just a few blocks walking distance, and also the UCSF Mission Bay campus. It’s awesome having so many surrounding places to take our dog like Crane Cove and the city trail that parallels the Bay all the way to the Embarcadero (we ambitiously like to walk to the Ferry building from here on some Saturday mornings!).

I would absolutely recommend this apartment to anyone who is searching for a comfortable, modern, clean and peaceful place to live, it’s a wonderful haven for my husband, dog and me within the chaos of SF!

Great staff! Mike from Maintenance comes through when you need him even at tough hours, and Chris and Alona have been great at managing the building. Wonderful staff!

Great apartment, nice newer building, great amenities, nice location, staff is on point always helping to get what is needed. Would have give 5 stars but parking is very expensive and sometimes the fire alarms go off late in evening or in day when my dog is home.

It’s clean and well maintained. The people at the leasing office are happy to help. The only problem is it’s very expensive

This is a beautiful community. They apartments are beautiful and well designed. I have been living here for 18 months and stayed in 2 different apartments. The facility is well maintained especially the flowers and the grounds however it is disappointing to see some dog owners allowing their dogs to pee on the poles, the walls and the flowers.
The staff is friendly and has been very helpful in many instances. Any maintenance issue is resolved rapidly. I would highly recommend Avalon Dogpatch.

I like this place. It’s clean and quiet, has an amazing patio and rooftop deck, facilities staff are super responsive, and management is respectful of your privacy and autonomy. You can just tell that the Dogpatch neighborhood is up and coming.

Great building, great location, great staff. Daniela, Alona, Chris, and Mike are all superb. It’s really been a pleasure staying at Avalon Dogpatch.

Overall the staff are phenomenal. Rosa (part of the maintenance staff) is always very helpful and kind. Salvadora is also extremely kind. They both have the place very clean and looking great.

Amenities
The amenities are typically available for use and clean. If I were a prospective resident I'd definitely come in for a tour just to ensure everything is to your standards.has changed a bit while we've lived here. Shout out to Raymond and Phillip (they're no longer at Avalon Dogpatch). They made so many aspects of living here amazing as they were incredibly responsive and attentive.

As of recent, we haven't had any reasons to interact with office personnel very much but they seem very nice and say hi as they walk by.

Neighbor review
The neighbors here are all very nice. I think just common courtesy regarding bottom floor residents is important but people are generally easy to talk to.

Amenities

Building/apartment

I'd say which apartment one gets is very important as it determines whether there is a lot of night lighting coming in through the blinds. THE BLINDS DONT WORK ALL TOO GREAT. So make sure to keep in mind whether there will be a lot of lighting coming in through outdoor lights.

Sound insulation between apartments is pretty good but sound insulation between the apartments and the hallway is not too great. If you're a light sleeper keep that in mind since depending where you are there might be a lot of foot traffic

Wrapping up my time at Avalon Dogpatch. Tu it’s been great. The staff are super attentive, any issue gets resolved almost instantly. Going to miss Michael and Rosa who are always extra friendly!

I have lived at Avalon Dog Patch for almost 2 years and I really enjoy living here. The staff is friendly (especially Rosa <3) and always helps us when we need it. I also want to call out Michael. He is very helpful with any apartment issues.
