Me and my Brother, found two units one in 2nd floor and the other in the 1st floor, right below the 1st one. We applied for both hoping to stay close by. I choose the one in the 1st floor. The available date was mentioned as Oct 6th. We both immediately got confirmation that our applications were cleared and accepted.

After 4 days, I was informed that my unit was not ready for move-in and they requested for an extension of the move in date. I accepted and lease was signed for a move-in date of Oct 27th. Again on 20th Oct, one week before my move-in date, they called and informed that the unit was not yet ready and on Monday received an email informing me to contact their leasing office which was closed on Mondays. One Tuesday, they contacted me back stating that the only option was to move in to some other unit of their choice in an other building (far from my brother). Also said that the promised unit was not supposed to be with the benefits they mentioned in their website. This literally is cheating, where they list the benefits in their website to attract people and make them end their existing lease where they reside and at the end asking us to move to an unit of their choice.

Great place to live. We have small children and they love having the playgrounds to meet new friends on site. The amenities are really nice and we love to use the pool area for hosting friends. Our apartment was perfect the day we moved in and the staff have been very helpful with any requests. Highly recommend this complex!

Having resided at Avana Stoneridge for over three years, I previously held this establishment in high regard, garnering a 5-star review. Regrettably, my perception took a sharp turn after my recent experiences during my departure from @avanastoneridge, which I will elaborate on further in this review.

Upon deciding to transition to a different apartment within the complex after my extensive stay, I initiated a discussion with the manager. An available apartment was identified, and an agreement was reached. However, I was taken aback by the noticeable discrepancy in prices compared to what was advertised online. The disparity was nearly $600 per month, with rates shifting from $3,200+ to $2,600+. The inflexible approach to pricing left me feeling uncomfortable, as it seemed to be a "my way or the highway" stance. In fact, that may be a polite way to describe it. Consequently, I opted to purchase a townhouse instead, as the rental management's attitude had become too off-putting to bear.

The ordeal did not conclude there, unfortunately. After thoroughly cleaning the apartment and moving out, I received move-out charges, which I will attach photos of. Some of these charges appeared puzzling. In California, it is customary that landlords cannot impose painting fees after a tenancy of over three years. Additionally, when we initially moved in during the COVID pandemic, the apartment was not in the cleanest state, but I made sure to return it in a better condition than I had received it (photos as evidence). Nevertheless, they levied a $185 fee, which I begrudgingly accepted, along with a $70 charge for carpet cleaning, limited to one room, which I also deemed fair.

Attempting to address these concerns, I contacted Avana Stoneridge multiple times, but they directed me to their receivables department located in Washington state, claiming that they were responsible for handling these matters. This raised the question: How would they become aware of these issues if tenants do not report them to an office located so remotely? Despite sending numerous emails and making countless calls over the course of nearly two months, I received no response. Regrettably, this frustrating experience has caused my rating for Avana Stoneridge to plummet from a previously favorable 5 stars to a disappointing 1 star.

Really bad experience. The apartment had a strong, nauseating smell when entering. I found by entering at night that the apartment was fully infested with medium and baby roaches, running over the walls and appliances of the kitchen, coming form next to the oven and some running in the living room walls and over the boxes and stuff I had just moved. I complained about it, but my compliant was not taken seriously, even after sending an email with videos and pictures. They even suggested when complaining in person I could have brought them with me in my boxes and bags, which I considered very unprofessional and after that I just suggested if I was not been changed of unit to allow me to annul the lease. The smell dissipated after several days of the windows open but still was impregnated in the spaces it self. They brought a foger to help. I was told that although they perceived the smell the predominant smell was paint. For the coackroaches I was told i will get pesticide in the next two days which became 3 days in the email. With the point of seeing my things getting infected and the fact of being scared of baby roaches just having nests in the furniture and appliances I requested for a different unit as promptly possible, this request got ignored. I was not comfortable with just getting pesticides, since the apartment had a baby roach infestation, which nests can be protected inside stuff. I had to annul my lease, which they allowed me to, and had to spend money with a moving company, spray all my bags and boxes with poison and find an apartment that was clean and optimal for living in a very short frame. I was able to find a clean apartment in a different company but i still have to leave my sofa and plants on the patio since some cockroaches were coming from them after purring poison. I had to throw away several of my stuff and spend money buying new. Currently, I have been disinfect everything, and had open some boxes and found some cockroaches alive. It’s been so disgusting and a horrible experience. I also ended up spending a lot of money with this double moving, which the intend of me moving to their apartment complex in the first place was to save money.

The apartments are nice, however the local management needs better structure. Getting a hold of the front desk is nearly impossible unless you go directly to them when they happen to be open.

I would not recommend this complex if you are looking to lease for more than 1 year at the same location, while their listed prices were only $2200/mn I was requested to renew for $2680/mn.

GREAT place to live! We love the manicured grounds to relax on a stroll. The pool area is super fun with a modern club house and new gym attached. Our apartment is super nice and it has a big patio for setting up cute. The staff has been so welcoming and made the move really easy. Thanks Valerie! Highly recommend this complex, it's in the best location between Pleasanton and Dublin. There is so much food and fun within 5 minutes away.

I took a virtual showing of the apartment beefier I moved from Southern California. Never will I do that again! My move in experience was terrible! Apartment was dirty when I moved in. Dried paint drops are all over the floors from years ago. Damage and large cracks in the floors, kitchen appliances, bathroom fixtures not fixed, old and filthy. Patio door is rotted. Outside surrounding area is in poor condition! Worst place I ever lived in, the only reason I gave it one star was because I could not post my experience unless you gave at least one star?
