I was referred to BGAM by two of my close friends who also use them to manage one of their investment properties so they seemed like a sure bet and have taken care of my single family rental home in Oakland, California since June of this year.

We've not been working together long, but so far, I've been super pleased with the service provided. Marc's team (especially Ryan), handles all interactions with my tenants so I don't have to deal with any headaches. Ryan is extremely responsive whenever I have a question or an issue comes up. First off, all the reviews are from people who have property managed by this company and I honestly question the validity after my experience.
For one they never answer the phone, I tired for 2 weeks to get someone to call me back to confirm my tour. I even emailed several times! First red flag. After I already gave up, they finally call me to confirm my tours. Which by the way we’re all rescheduled from the original date once I confirmed they were even still happening. I scheduled 3 tours, only 1 of them didn’t get cancelled. Second red flag. Then the only tour I was actually able to attend, I never even got to go inside the unit due to “lock box being broken and locks needing to be changed“. How does a property management company schedule a tour for a place they can’t even get inside of? Third red flag. I know at this point I dodged a major bullet, if I can’t even get the people on the phone to try to give them my money. Why would they answer actual tenants calls if something is broken? ! Please stay away if you care about your time and value your future home.

I've worked with Marc Guzman at BG Asset Management for several years and am extremely satisfied with their attentive management of our multi-family property in Sacramento. Marc at BG Asset Management has been taking extremely good care of my rental in Sacramento for over a year now but he's also a licensed Realtor so I've actually been working with him since 2014 when he helped me to sell a home then again in 2016 when he found me the property i'm renting out now. It was a huge relief when I finally joined his property management function because he helped renovate the house and was able to handle all of the work so the house was ready for rent. Once my long term tenant was vacated and the renovation was complete he got my place rented out for 86% higher than the old tenant and I recouped my investment in less than a year.

I used to like managing properties myself but driving 70 miles each way was too much. As a Californian property owner it is so important to have Marc who knows the rules (which change all the time) to ensure nothing is missed or not executed properly. We just had a situation like that with one of my apartment complexes in the city of Berkeley, CA, which is notorious for tenants rights, attorneys, activists, and drawn out discrepancies dragging on. Not only did we win that situation, but we got a judgment against the tenants for $26,000 of unpaid rent which started in December and we've already collected close to 90% of the total judgment already. It's things like that where your fee is well spent with BG Asset Management.

I honestly can't rate them and Marc's team highly enough. He's intelligent and very honest. Super meticulous and so up to speed with the industry. I've had bad property managers who rip you off and put expenses that aren't there but I never find myself second guessing Marc. BG Asset Management did a fine job managing my Single Family home in Richmond, CA. I first started working with Marc at BGAM back in 2015. He began managing one property for me. We're talking FULL management, all inclusive. It was section 8, which as a proud homeowner I was apprehensive about but BG Asset Management were excellent at vetting the tenants, I didn't have any issues over several years.

He's also a realtor so when that same property was put on the market, he was my agent too and thanks to him it was sold in one day. You read that right! He put it on the market around 6: 20pm and the offers came flooding in. It sold for substantially higher than the ask so I was very happy. I think we ended up closing in 20 days which was phenomenal.
