Love the place a couple of fountains a little creek that runs through the complex a great green area for our furry babies very nice neighborhood

We love living at the Cascades. The staff have been so friendly and and helpful. Thank you so much to Tina and Alexis in the office for making our move in so easy. And thank you to Eric and Manny for taking care of maintenance issues so quickly and professionally. Everyone has gone above and beyond and we are very apprectiative! It is so comfortable and feels like a home to us.with all the added benefits of a resort.

DO NOT RENT HERE! Incompetence reins supreme! This complex appears great until you move in. Great location, nice floor plans, green area and a nice basketball court. That is where the good ends. This is a terribly managed site. I watched a maintenance worker park his golf cart for 30 + minutes just playing on his phone rather than fixing a problem. The hidden fees add up here and don't ever think you will get your security deposit back. On the move out statement they made multiple errors totalling thousands of dollars and never once said, "sorry". You pay for monthly pest control separately but they never do anything. Spiders, webs and ants everywhere. The office workers are incompetent and then try to blame you because you didn't remind them multiple times to fix your problems. Missy is just plain RUDE! She will tell you they are understaffed but that is no excuse for being rude. Their rent is already high but when you experience the true monthly costs and the incompetence, this place will drive you nuts.

I keep seeing sponsored advertisements for these apartments. Prices listed seem great but I’ve had two aunts who lived here at separate times and they had pricey rent increases every year or every other year. This was back in 2012 and about 2017, separate tenants at separate times. I would bet it’s worse now. I believe they will continue to scam residents out of their homes and that’s why you’ve got such a high turn over rate and that’s why you’ve got to pay for so much advertising. I’d love to live here but I would expect a contract promising a locked in rental rate. I wouldn’t trust this place at all.

If you you want to over-pay for an apartment and have to fight to get any of your security deposit back then this is the place for you!

Extremely expensive for what you get. You will be forced to pay for a gym membership that costs more than a fully equipped gym, if your washer machine breaks and covers your clothing in oil they won't cover any damages and you will wait for 4 months to get a new washer machine, and your heating /AC will be on 24/7 as the units are not insulated.

I would have given it 2 stars as the ducks around the pond are nice, but that pleasantry is offset by the fact that I am now being forced to sue for my security deposit as they have "sent the check" twice now. They will charge you a cleaning and painting fee of around 600 dollars so don't bother cleaning, patching holes, or painting over them with paint match as they will charge you anyways.

Also FYI an investment firm in LA owns it so do with that info what you will.

I lived at Cascade for two years.
The location is good, it has a beautiful landscape, and the leasing agents are usually friendly.
Overall I did not have a good experience living there because of the following:
- In the first month, I was wrongly charged $50 on top of my rent. I mentioned it to the manager. They said they would fix it, and I would get the money back, but that never happened.
- The AC is too old and noisy. I was unable to sleep with the AC on. As it is too old, it's not effective. It can takes hours to drop a few degrees. Yes, your electricity bill will be high.
- I experienced noise issues coming from the neighbor for over a year and called the security a few times. The security always acted promptly, but it was not feasible for me to keep calling the security every time, so I contacted Cascade from the resident portal but never got a response.
- The resident portal does not seem to be in use, at least not as a means to communicate with the management. I've never got a response from them.
- Non residents use the court and leave a big mess behind. It got so bad to the point that the management had to close the court, even for residents. (see the picture)
- The gym was closed during the pandemic, yet we paid the same fees.
- Solicitors came to my door a few times
- I lived by myself in a one-bedroom apartment for two years, and I kept it in excellent condition. I never even walked with shoes inside. Before returning the keys, I strictly followed the cleaning guidelines and left the apartment in impeccable condition (I would say, even better than when I moved in.) Yet, they charged me $230 for cleaning and $120 for touch-up paint (see the pictures taken when I returned the keys). I suggest the management to clearly state that they will always charge standard cleaning and touch-up paint fees. That would save some time.
I believe Cascade has the potential to be a decent apartment complex. That's why I'm taking the time to write this review.

Looks like the management is not capable of appreciating the criticisms and use them to improve their services. Instead they have an explanation for everything. A suggestion for anyone considering to sign a leasing with them: check this corporation on the Better Business Bureau (BBB) and make your decision afterwards.

Worst experience ever. Never ran our credit after 3 weeks and multiple phone calls still not approved. Found another place then they decided they were going to keep our holding deposit. Sueing them in smalls claims. This place is over priced and completely incompetent. Run don't walk away. Jackson Park Place is better.and it's pretty bad.but not this bad.

Pretty displeased with the maintenance service and the sense of urgency getting my A/C fixed and cooling down my apartment sufficiently by the apartment manager. Its been 2 months now in the peak of the summer and A/C is still not fixed. My Wife and I feel sickly, its been a terrible experience so far.

Do not rent here. The apartments might be enticing because they look nice but your living experience will anything but. Work orders do not get completed timely. They advertise for quick turnarounds but it took 2 months to change a kitchen lightbulb. It took over 2 months to get our washer and dryer looked at, and it still isn’t fixed.

The garbage situation is atrocious. It is constantly overflowed throughout the complex and the workers cannot or will not keep up with it.

Management will nickel and dime every step of the way on move out. If you need to end your lease, good luck. This is a corporation and they will get every dollar that they can out of you.

Look past this apartment complex and stay far away. We have been here 2 years too long and cannot wait to leave.

My wife and I moved here from Virginia 14 months ago. And the care and professionalism we have experienced has been top notch. Yes the apartments are older but well maintained. And we have seen system improvements since our arrival. The manger and her staff are pleasant and hard working. It’s isn’t easy managing such a large property with so many diverse needs so I commend the staff for working hard to make us happy we chose to live here.

Do NOT apply here. They are liars and thieves. I was verbally told that the ONLY deposit that was nonrefundable was my application fees, I had 2, coming out to $110 ($55 and some change each). I applied and it told me to pay a deposit which brought me over $500 with all the online fees, etc. I waited a week or so to hear back and they emailed my partner I was going to live with for some more forms of income, and about 2-3 hours later, NOT even 24 hours later, they denied access and did not tell me they were keeping my money. I had to call and ask for my money back and they said that I cannot get it back. I knew they were going to keep the $110 for the applications, but they refused to give me the remainder of my deposit. This seems TOO normal to them, as if they do this to lots of people. I wanted a paper application solely for this reason as well. The online applications glitch and I had so many problems applying I had to call back multiple times, couldn’t read or see everything on my applications, I had to get help from them, only to be denied and robbed. Why keep money from people that do not live in your apartments? What are you doing with MY money that I could be using to put towards a place that I am actually going to live in? Just terrible. And I know they have done this to many people too, not just me. Save your time and money and steer away from this place.

Nice place to live, but poor customer service from leasing office. Nobody takes accountability when there is a problem and they act like it’s not their responsibility to fix things when there are problems. Maintenance people are great, but they are always so backed up with work orders it takes longer than normal to get help.

There are a lot of fake 5 star reviews for these apartments. There is no way this is a 5 star joint. They probably have employees and friends write the 5 star reviews. Only believe the low reviews. Seriously, don't get fooled.

This apartment complex is cute and in a good area but.

Work orders never took less than a month between submission and when the maintenance person arrived and the problems never seemed to be fixed anyway. I put in a work order the day I moved in for a screaming shower faucet. The maintenance person took over a month to come “fix” the problem but it was never fixed and screamed at me every shower for the whole year I lived there.

My move out experience was financially atrocious. I am a very respectful quiet tenant and frankly work too much to be home often enough to cause problems. I have no pets and never host guests. Yet somehow my apartment needed a paint “touch up” which required “4 hours of labor” and cost me $120 of my deposit.

I also had my apartment professionally cleaned to perfection when I moved out but was still apparently charged $170 for a “light apartment clean” despite the only comments on my move-out inspection being that the blinds and windowsills were dusty. When OF COURSE they’re dusty, it’s Fresno and the second you clean something the dry Central Valley air immediately re-dusts every surface. Heck when I moved in everything had a fine layer of silt and there was a layer of the previous tenant’s hair coating the toilet, decorating the shower, and embedded into the bedroom carpet.

My upstairs one bedroom apartment was situated such that my bedroom was immediately above someone else’s garage. So every time my neighbor left and opened their remote controlled garage door (or even slammed the small side garage door), it was like an earthquake/ rock concert was happening beneath me.

To top it all off, the main office manager who’s name is surely Karen is one of the top 10 most unpleasant people I’ve ever met. Maybe Missi? Misti? And I work in medicine with angry patients in pain all day every day. I tend to radiate positivity and engender kindness and ease in the people around me, and yet this white middle aged Karen type would have none of it. Whenever I had to come in person to handle something benign, it was like I was the worst thing that could happen to her in that moment. I witnessed her being rude to both the individuals she worked with (think very “holier than thou”) and to her tenants. When I moved out I arrived on time for my move out appointment and for the walk through, and it was like I had committed some egregious sin to just exist, let alone do so in her presence while she was on the clock.

Let me clarify that all the other office staff I encountered were absolute gems. Bryce was an amazing ray of sunshine, I think another girl's name was Audrey? These other lovely humans were always very kind and helpful.

I travel a fair amount and I’ve lived in a lot of different places across several states, and I’ve only ever had positive experiences renting in the past. Certainly never anything to leave a bad review about. But all the above being said, if I had this living experience to do over I would 100% keep looking.

I am a new resident within 40 days of moving in. My first experience was amazing, maintenance showed up in a timely manner, was quick and efficient, polite, professional and is a dog lover, which we already know speaks volumes! Thank You for all the work you do for soooo many residents.

This is one of the worst apartments I have lived at in 10 years of being in Fresno. They are overpriced, underwhelming and the staff is incompetent. For two years I paid for services I was not receiving or did not benefit from. I was charged for lights and water that I could not control and for trash service that required I do everything myself short of put it in the dump truck. The repair team took forever on the simplest tasks and often caused more damage than they fixed. When I moved out I was charged double my security deposit for new carpet after I had steamed and repaired it. DO NOT LIVE HERE.
