We have worked with Tim for about a year searching for the right home in San Luis Obispo for our family who was relocating from Lake Tahoe. Because of our distance, we were not able to physically be there for all the open houses, but that never stopped Tim from attending them for us and giving us in depth virtual tours to give us a better feel for the property. Tim will go above and beyond for his clients and make sure they are well taken care of throughout the process. Tim is also well respected in the industry so you know you’re in good hands when working with him since he has strong ties and relationships with a lot of the local agents. His knowledge and expertise in real estate and the local community greatly benefits any client who works with him and he is just an all around nice/great person to work with. We cannot recommend Tim enough and feel lucky we found him to help us purchase the perfect home for our family!

Tim Riley was phenomenal in every way imaginable. My wife and I have a daughter attending college in San Luis Obispo, CA, and we were interested in buying her a condominium that would eventually turn into a rental property. My wife was looking at available real estate online one night, and Tim initially contacted us. We are so glad that he did. We live out of town, and were only in the SLO area on short notice in tight windows. He accommodated our schedule, and only showed us properties near the college (thereby not wasting our time on units that never would have interested us). In addition, he never pressured us to "settle on” several available condos that did not meet our needs.

We were especially blessed that he knew the local real estate market so well that he encouraged us to make an offer on a beautiful condo that the owners had recently taken off the market. The owners accepted (thus sparing us the inevitable bidding war that would have ensued). Early on, Tim connected us to a local loan officer who was as helpful as him.

Once our offer was accepted, Tim guided us through every step of the sale process. The online documents were easy to sign and save. Tim made himself available for the home inspection and the final walk-through, and always made time for us to answer our questions and walk us through the process. Tim gave us the highest level of service and commitment possible. Simply stated, we would not have successfully purchased our condo without him, and we enthusiastically recommend him to anyone and everyone.

I can’t tell you how impressed I have been with Tim from start to finish! I don’t live in the area, so the thought of trying to sell a home long distance was pretty overwhelming. I reached out to Tim for help and had such a positive experience that a couple of years later I went back to him again to sell a second home. He was just as impressive on the second transaction as the first, and I couldn’t have been happier.

I first contacted Tim about selling a condo that I owned in the 5 Cities area. He answered my call personally and was kind enough to meet me at the home on a day and time that was convenient for me (since I didn’t live in the area). He came prepared with data about recent sales and was very knowledgeable about the area. He went through the home room by room and gave some suggestions on things I could do to make it more desirable to potential buyers. The night before the Open House, we were cleaning the condo like crazy when Tim pulled up with a load of décor and furnishings from his own home. He said he felt it would be more attractive to buyers with a little staging…talk about going above and beyond! Thanks to Tim, we ended up with multiple offers after that first Open House and it sold for more than our asking price.

When I had to sell a second home, I again called Tim and the second transaction with him was just as smooth as the first. Even in the midst of Covid craziness, the home was in contract within 4 days of listing it and we got just over our asking price, thanks to Tim.

I can’t speak highly enough of Tim and the stress-free experience he gave me. He provided quick responses to my questions, and I think the biggest compliment I can pay him is that I never at any point had to guess what was happening in the transaction; he kept me updated and informed throughout the entire process…both times.
