I had a bad experience with CMC. I have done many reviews on Google and have thousands of views on my reviews. The vast majority of my reviews are good. I like to recognize good service but CMC didn't live up to my expectations.
We lived at 120 Alamitos Ave Apt 16 for 9 years. CMC took over as management company in 2021. They arranged for a "routine yearly inspection" in fall of 2022. They made a list of all the needed repairs and we were promised these things would be fixed. There had been numerous water leaks from upstairs over the years and the walls and ceiling had peeling paint that was never fixed. The back bathroom walls are peeling badly from water damage and has a stain from mold and moisture in the wall. Other items on the "repair list" included peeling enamel on both bathroom sinks, slow draining bathtub due to incorrect outlet pipe, broken ventilation fans in both bathrooms which made mold grow and required constant cleaning which was a losing battle. The fire alarms were no longer working either, and the garbage disposal had stopped working due to being almost 15 years old.
We were promised by Jesus Saucedo all these items would be fixed but they were not. I reminded them when they came for another inspection and stressed that we had to have the disposal and bathroom vent fans fixed as soon as possible. A repairman did fix the disposal but told us the owners did not want to pay for the vent fans, despite the mold.
We were told in February 2023 that the owners were going to sell the condo. The "routine inspection" now seems like it was more of an evaluation to benefit the owners. We were very cooperative andhelped them with many showings. The place has gone into escrow 3 times before becoming "active" again. This could mean that they are having difficulty selling, and I believe its because the owners do not want to invest in even the basic things. We were promised our fire alarms would be fixed but that never happened even though we requested it and they already had the info on their inspection list. We lived without fire alarms until we moved out.
I wish CMC and property manager Jesus Saucedo had been forthcoming and honest about the fact that these repairs would never actually be taken care of. We hosted dozens of showings and buyer appraisals and inspections and always had a good rapport with buyers. The selling agent Kelsey thanked us and often expressed appreciation for our help. I had hoped we would be treated fairly for our years as good renters and tolerance of the worn conditions we endured at move out.
That was not the case. We were charged for carpet cleaning upon move out even though the carpet was badly stained and damaged when we moved in back in 2014. The old management company actually apologized to us for the poor condition of the carpet when we moved there in 2014! The carpet is almost 15 years old and should be replaced, not cleaned.
After we moved, CMC charged us with a 200 dollar unit cleaning fee AND a 160 dollar carpet cleaning fee. The unit had not been painted in over 10 years, and had peeling paint and mold which is the fault of the owner and CMC. This is in addition to the peeling bathroom tubs and sinks enamel, lack of FIRE ALARMS and lack of bathroom vent fans which contributed to the MOLD and mess. I feel this should have mitigated any cleaning fee but I find the carpet cleaning fee to be especially outrageous.
By the way, CMC makes all new tenants pay for a "renters benefit package" which is overpriced renters insurance plus some other bs services you can do on your own, (utility hookups) plus stuff they're required to have, like a payment portal and access to repairs. They never made us get that "benefit package" because our original lease was not with them. Look up "residential benefit package" online and you will see its just a money grab by management companies, at a time when renters are already struggling. CMC is more interested in maximizing profits than taking good care of tenants.

Working with Kelsey on our recent transaction was fantastic. She was always available to answer questions and even reached out to multiple vendors to try and help speed things along. I hope to be able to work with her again in the future.

Jesus was very responsive to my inquiries and requests in the past. He is knowleadgeable about the rental and agreement processes. I believe that the office might be overwhelmed with requests lately so the response times and scheduling were taking a while to process.

Best property management company in Long Beach! We rented one of their units for a year and it was such a great experience. CMC is reliable, professional and they have a stellar team. Jesus and Daniela are great, they're friendly and very helpful. And, special kudos to Kelsey, she's professional, understanding, and very organized! We had to move out because the unit was sold, but Kelsey was super helpful during a stressful time. She clearly explained processes and was very understanding with our concerns. We were very happy to have her support. Overall, I highly recommend CMC!

Daniela was excellent and super accommodating I am a college student who was looking for a place near school. I didn’t have much rental history but she made the process with my guarantor super easy and efficient. When the apartment I had applied for before didn’t go through she offered me two alternatives one which I fell in love with.
