I lived here for a little over a year and moved out in Jan. I very much loved my little one bedroom apartment so much. Dina, the manager, was a pleasure to work with and assertive (which I liked.) they are small and intimate apartments but perfect for someone who doesn't need a lot of space. The children playing can be a bother to someone who don't like them but it didn't bother me at all only when the kids would put their little nasty fingers in my potting soil. The apartments do need a little updating especially the outside. Paint was chipping and the horrid yellow color was distasteful but from the looks of it, they are doing some updating. I never had a big problem with pests only the once every rare spider I would find somewhere in the house. I only moved out because I wanted a bigger place and found a sweet deal. I would live there again if I had to though. The only things that were a headache was the stray cats. They were everywhere! They sleep on anyone's car that is warm or sits high. A random couple (that doesn't live there) comes once every couple of days to feed them which keeps the cats around. They leave paw prints all over your car. They fight on the hood of your car leaving your paint scratched up. The only other thing about the apartments that was a headache was the parking management. There isn't a lot of guest parking and they go quick by other and guests and other residents. Other tenets and guests will park in your reserved covered spot and after getting off of work at 2am was a bit frustrating because there would be no where to park but next door in the church parking lot. I complained multiple times and Dina was good about giving warnings and towing cars. People just don't care and get defensive when you confront them about it. I give it a solid 4 stars mostly because I really enjoyed the management.

Moved here from Santa Cruz. Big difference! This place is “The Projects”! A neighbor broke my windshield the first month because “I parked in their spot”! Yep I got a note! Management refused to do anything (she literally hid from me and the police for weeks). Second break into my car was with a bag of cat feces (literally)! From the neighbor across the fence (turned out to be kids running wild)! Construction does NOT stop! 6am, 9pm, it doesn’t matter! Poooooop everywhere! I have a dog but clean up after him (that’s what I’ve been taught)! So MANY kids! Running around aimlessly with nothing to do (Some are so sweet and very polite but the rest is so loud they play with dirt and leave piles of it and toys and broken candy and chalk writing everywhere! Water and electric always being cut off due to construction all the time! NO NOTICES so if you dye your hair, shower, have work etc.rethink this. I thought no big deal till I started being late for work all the time because I’d have soap or once I even had bleach in my hair (completely fried.washed it off with bottles of sparkling water). They leave holes in the property from construction for weeks till the project is complete which leaves room for major bug infestations! Homeless people constantly rading the dumpsters and broken glass and people shooting up right by my front door all night! This place is the worst ghetto nested in an even bigger ghetto!

There’s so much cheap rent in sac! Save your sanity and money (ANd with covid if you’re at home you’ll end up psychologically traumatized!

Lived here for about 6 months now and will be leaving since our lease is over. Apartment is nice and quiet and The manager is sweet but we cant deal with the bad cigarette and weed smell that creeps though our vents. We cant even open the windows too because our neighbors smoke in and out of the apartments. We complained but its not something management is willing to fix.

My mother lives here and every time I visit her, the laundry room floor is flooded, the complex is a mess. Cats running around everywhere and no one EVER calls you back! I can't wait to move her out of here! It's great, if you like living in the ghetto!

Rented here for 2 year almost. Cars been broken into 2x. The gates at the front and the back are frequently broken or left open. Have had the dumpsters on my side of the complex set on fire by an angry homeless man at 3am. Raised the rent for an old apartment with an improperly installed AC cracks in the cieling. They have to contract out most of their maintenence because their own on property guy knows nothing. They take forever to respond to you about anything.

I've lived here for about 8 months. The units are clean, and the complex is small and quiet. My apartment has had electrical issues a couple times, but management is quick to respond and repairs are done within 1-2 days. No bug problems, yay! My biggest gripe though is that the surrounding area is ghetto. My boyfriend has had his car broken into 2x now, and that happened with his car parked BEHIND the security gate. There is a door off the side of the front entrance where just anyone can walk in and I'm sure that's what happened. The rent is reasonable and I feel safe inside my apartment, but I'm considering moving elsewhere because of the car theft issue. Also the laundry facilities are small, you either face the street or you face the pool, and kids playing in the summer can be kind of loud.

Lived there 3yrs moved out now have to fight for the return of my deposit unit was cleaner when I moved out than when I moved in. Trying to charge for normal wear. Can't get cable because the lines are bad and Dick James and associates would never give permission to have them fixed.homeless have become a problem along with all the cats they allow to roam the complex.gates are always broken never had my dishwasher fixed.
