Dave Proctor Team - Porter Ranch Real Estate

I was looking for a good real estate team to help me sell my rental property in the North Hill area. I was referred to Dave Proctor and Serena Ngo from a cousin who had just purchase a house with that team and had a wonderful experience with then. Dave and Serena did a amazing job for start to finish. This was no easy sale with a lot of work on their end to complete the sale. They have the knowledge and experience to help you thorough difficult situations. I highly recommend their team for all your real estate needs.

My first interaction with Dave Proctor was in 1999 when he represented the seller of the home that I purchased. I witnessed first hand the exceptional customer service he provided the seller. Since then, Dave has been my go-to real estate professional. Later, Serena followed by Melody joined the Dave Proctor Team (DPT) forming a super team. Through the years, the DPT has helped and guided me through multiple real estate transactions and I have referred friends and family who all experienced the same exceptional service from A ~ Z.

Dave Proctor is by far one of the most creative and dedicated people I have ever had the privilege to do business with. If I could give 10 stars I would. We were faced with an opportunity to buy a Short Sale but needed to sell our existing home and align everything so that we could close both houses at close to the same time as possible. Our existing home was fairly turnkey and we were hopeful to get top dollar given the improvements and the lot. Mr. Proctor immediately set a Brokers open house to get the home in front of the local agents to generate activity. As for pricing Dave suggested a range pricing approach whereby we could entertain all offers between a high and low price point. I was a bit skeptical at first however it allowed us to see what the market would bring without overpricing the home and have to reduce, reduce, reduce causing the listing go stale. Our home showed very well and the range pricing brought us multiple offers after the first open house. With the high level of activity Dave did a second open house the following weekend generating yet another offer. Dedication for sure! Because Dave did his homework on the area comps his range pricing was spot on with the high of the range on the high end of the comps. Dave suggested we have all parties generate their best and final offers and we could then choose the offer that best suited our needs. Ultimately Dave's approach yielded us a fantastic result that gave us a selling price for our home in the high end of the market and because we had multiple offers we were able to choose a Buyer that was willing to give us the time to get through the purchase of our next home which was a Short Sale. These can take time. I also must give a shout out to Dave's extended team of agents and staff, particularly Serena and Melody who aided in a variety of items pertaining to our transaction. We used Serena Ybarra (Dave Proctor's partner agent) as our buyer's agent to buy a property in Porter Ranch. Initially, we were overwhelmed as to which agent to choose as there are so many agents out there, but after speaking to a few we decided to go ahead with Serena as she offered the additional service of renting out our current home free of charge which was a great bonus!

At the start of the search we had many areas within the valley we were interested in and a long list of properties to view and Serena was extremely patient in taking us to view homes, answering numerous questions and always easy to get a hold of via a call, text or email. She was never pushy or forced us to make any hasty decisions. A girl hit Serena on the way to a viewing, but she came and still showed me the house. That shows commitment!

After several months of looking (we wanted a five bedroom and inventory was limited) we found a potential property. Although the selling agent for that home was very difficult to deal with and put up many roadblocks along the way from negotiation to close of escrow (Rose Escrow - an absolute unprofessional and nightmarish company who was chosen by the seller) Serena and Dave were always on our side making the process as smooth as possible. Dave Proctor helped to negotiate the price and we ended up getting the property significantly lower than its true value. Serena and Dave were even willing to pay a Pinnacle fee that is normally mandated on the buyer for all sales and went as far as paying for repairing an AC issue when the seller refused to pay for it.

After the sale closed, Serena listed our previous place for rent and we managed to find a great tenant in a short amount of time.

Serena is a genuine and professional agent and we have made a friend! We would highly recommend Serena Ybarra and the whole Dave Proctor team!
