Del Sol managed my property for over 20 years. Always the best service and when tenants changed they found me new, qualified ones in less than 30 days. In 20 years I think I only had two months where our unit was empty. I Highly recommend Janie and her team

DO NOT RENT FROM THEM! We (my fiancé, newborn and I) were accepted to rent a property (House) of theirs in Clairemont (4083 Marlesta). Upon moving in (Jan 14th) we noticed the heater wasn't working. It was down in the 40's at night so I choose not to move my family in on our move in date but proceeded to move all our belongings in. On the 3rd day of move in (again not living there yet) we noticed the roof was leaking and the drywall in the living room was swollen and cracked from all the water. There was also massive amounts of water inside on the floor.

Response from the property management with these issues was as followed.

With regards to the heater, they couldn't get a company in for over a week and a half to install a new one. They claimed its not "their" policy to inspect if heaters work in their units before they claim they can be lived in and rented. We choose not to move in until it was replaced because we weren't going to subject our newborn to the low temperatures of the house.

With regards to the roof leaking. They brought in a water restoration company who tested the walls and said there was significant damage to the point where the drywall should be removed throughout the entire living and replaced. Also a roofing company came by and said the roof was past its life expectancy and should have been replaced years ago. The property management company claims it was the "godly rain" that caused the water damage and not the roof that was in previous disarray.

Keeping in contact with Del Sol we were offered our money back but nothing else in terms of living arrangements. As people are aware house rentals are not an easy thing to come by in San Diego. We put our family up at an airbnb while they tried to figure this out and were promised to be repaid for the expenses. We were not. On top of it we had no where else to go even though we signed a contract with them and it was on the property management company to find us other living arrangements while they fixed the property. They essentially told us good luck and to leave. They also ran industrial fans in the living room for 3 weeks and we were billed by SDGE for the electricity for them! They said they would cover that. They have not. We spent almost $1,000 to move our belongings into the house when we were told it was good to rent. The house was not.

We were forced into signing a lease agreement 2 weeks earlier than we wanted (if we wanted to secure the house) and when we moved in the property was un-liveable. They don't care about you. They just want to flip rental properties asap. Currently the roof still has a tarp on it and they have a sign out front saying "FOR RENT". There is a strong smell of mold and mildew in the house. RENTERS BEWARE! If they have not made adequate repairs the house is a slum trap!
