Living at Eaves Creekside is a wonderful experience, for two big reasons:
1. Staff are onsite and always been helpful, professional. In recent years the staff have become even more friendly, positive, and proactive - for example creating community events, and reaching out to check on how things are going. The staff have always fulfilled any maintenance request within reasonable timeframe, sometimes very quickly. This is a top-notch team! Overall I feel like they care, and want me to be a part of this community.
2. Exceptional value. Considering the total package, including location, substantial amenities, beautiful trees and landscaping, etc.the cost of living here is an exceptional value. Only trade-off worth mentioning - the convenience of having highway and rail nearby includes the related noise, which varies, depending on which building within the community one resides.

Cannot say enough about how incredible the management team is at Creekside. The main office staff are extremely responsive to requests and queries, and have really done an incredible job during COVID to keep our community running smoothly, safely, and to the best of their abilities given so many local operating restrictions. More than this, the maintenance staff, especially STEVE, make me feel like I have a home (and maybe even a local "dad") taking care of me and anything that I may need to ensure every aspect of my apartment is operating optimally. He is so curious, always smiling, and responds to my requests faster than I could expect someone to. Thanks, guys, for all the work you do for us! (Also, for anyone looking for a place with amenities, the pools, BBQ areas, and gym are awesome and SO CLEAN).

We greatly enjoyed our time at eaves Creekside. Two things make this place stand out: The location and the excellent management team. The apartment complex is walking distance to Castro St with lots of restaurants and shops, next to Stevens Creek Trail (for cycling, running, walking) and close to both 237 and 85. The amenities (gym, pool and tennis courts) are great as well. But what really makes eaves special is the management team: Allison (and, previously, Amanda) were always very responsive with any questions or problems, and Steve always took quick care of any maintenance requests. A huge shout out to the team!

We lived here for almost 3 years and absolutely loved our stay. This place is a hidden gem with access to nearby Steven’s Creek trail right next to it and then access to semi-closed Edith Lendel school’s and community park within 3-4 minutes of walking distance. Kids totally loved their time specially during the pandemic times. There could be natural maintenance related issues with a slightly older community but a huge shout out to the service team - Allison and Steve who always responded with a sense of urgency and took care of all the concerns to make our stay even more memorable. Will miss this place!

Really enjoyed my time living at Eaves Creekside, and even though I was only there for 10 months I can without a doubt say that it was pleasant. The grounds are well kept, and as someone who enjoys plants this was a total plus for me.

I was there during covid, so I didn't use the pools or other amenities (though they did have an option to reserve a time for the pool). One of the community events I really enjoyed was the food trucks, which came once every week. Also, a big plus is being so close to Old Mountain View (a short walk to downtown) where theres a large farmers market every sunday.

The manager, Allison, is personable, very friendly, and easy to talk to! The maintenance personnel, Steve and Filipe, who came to fix the washing machine in the apartment were wonderful, they were respectful, and troubleshooted the issue quickly.

Overall, I'd recommend it!

Victor Spano, Apartment Manager is awesome! I have been very happy since I moved in. I have had a few questions and requests, and he has been accommodating and quick to reply, even on the weekends. The apartments are clean, good appliances, and there are nice amenities at the complex. Five stars!

First, I usually don't write reviews without feeling positive experience and energy from anything or any place, and this place has the warmth and genuine behavior of everyone from this community, I have lived here for number of years and I love my neighbors many of whom lived here as long time residents. And my heartfelt Thanks and kudos to the hardworking and professional team at Eaves Creekside, Allison and her team (Community management), Felipe and his team (maintenance management) and I have become friends with them. I will definitely recommend this place to anyone who is looking for a decent place in a superb location, a stone throw from the downtown Mountain View. And yes, for a place like Mountain View, the management team tries to get you good rates (cannot expect cheap in Mountain View/Palo Alto of course).

I've been at EC for 1.5 yrs. Great location, helpful staff. Shoutout to the maintenance and groundskeepers, it's typically clean and well kept here. Only criticism is that the walls are pretty thin, but I have respectful neighbors. If it weren't for that I'd give this place 5 stars.

I have always been impressed with maintenance here, response times are great and I am always satisfied with the work completed. I brought up to the leasing office team last week that the landscaping crew left debris all over my porch and Allison and Felipe were quick to respond and Felipe even came and cleaned off my porch! Thanks to Felipe for going the extra mile.

We have been living here for over half a year. The overall experience is pretty great. Love the trail at the back of the apartment, and fair amount of glass area for outdoor activities.

The management is pretty nice as well. Maintenance is speedy, we recently requested for help on our outlets and Max Sanchez showed up in 30 mins and fixed it for us.

To start, the good thing about Eaves Creekside are the staff and maintenance workers. They are very kind, and they are doing all they can with this property. They respond to the issues pretty quickly too! But as far as a living situation goes, this is still pretty difficult to recommend.

Some of the issues are as follows: the walls are incredibly thin (I can hear my upstairs neighbor peeing and stomping around all the time), the fridge that comes with the apartment seems to break and damage my food, the sinks and showers clog (and the shower drain will vomit disgusting black residue that makes your feet dirty), there are ants and roaches that the pest control services seem to not be able to get (they can make it into your food if you aren't careful), and there are loud vehicles driving around during work hours when I'm trying to have zoom meetings (the thin walls make it pretty loud).
It's an old complex and you can only expect so much, but the amount I'm paying for this living situation is still pretty absurd! Once you're locked into the contract you're pretty much stuck living in the same room and paying a ton of money. I feel ethically obligated to warn other people to look elsewhere for more comfortable and affordable living situations.

I think the staff is doing all they can but at the end of the day, this review is about what it's like to live here and for me it has not been a recommendable experience.

We have stayed in four Avalon properties in the bay area over 5 years, but Eaves Creekside is the absolutely the worst property and a huge disappointment. Besides the property being extremely old (built in 1970s) and lacking some key facilities (EV charging, air conditioning, hot tub etc.), we want to share the four real stories happened to us during this year for your reference:

1. The building is SO old and poorly maintained that the roof broke and rain water flooded everywhere during our stay!: (See photos of our place attached. Our entire floor was wet, our carpet soaked in water, the furniture damaged by the flood, and the wall was all brown. It turned out that there was a hole in the roof that was not properly fixed before this unit was rented out. The weeks following the incident, we had to live in construction noise every day and wait for the mess to be cleaned up.

What made us most angry was that after all these terrible things happened, the building management just told us "Hey this could happen to anyone. You can use your renters' insurance. " No reimbursement, no quick fix-up (it took weeks end to end), and no responses to our emails for days. It took many emails, phone calls, in-person meetings to get the situation barely fixed and only a few days of rent concessions back, despite all the disruptions to our life.

2. We kept have personal valuables stolen in the complex. I parked and locked my $400 bike with TWO locks in my building under the staircase. First it was a ring bell and a bike light missing (I should have acted right then, now thinking back), and then my whole bike including the locks were gone!

It turned out this complex is very unsafe and full of theft risks. My neighbor later shared that they had their bike locked on the second floor balcony also stolen last year! Just take a walk in the complex - if you look carefully around the bike stations, you will see a couple of bikes with stolen seats, wheels etc.parked here and there. No wonder the vacancy rate is so here in this complex right now.

3. A lot of huge BUGs in your apartments! Starting from April, we spotted many bugs large and small in our apartment frequently (2-3/week). Some silver giant flies are as big as my thumb and SO disgusting! The exterminator had to came and he mentioned that these bugs happen a lot in the apartment complex. They are caused by dead mouse nearby apparently: (.

4. Unresponsive sloppy management. What kind of management takes 4 weeks to respond to a renewal request, when it is only 2 weeks before the lease end? First they started with a ridiculous renewing price that is way above the market (>20% more than the most expensive, exact same alternative units in the complex). Then when we asked for a short-term renewal price (to just bridge some personal plan during COVID), we had to email, call, and visit the office at least 10 times in the past 4 weeks to get some clarify on our options, but still we have no concrete answer back. It turned out the original manager just left the property and no proper transition was made then. As a result, the new managers in office are swamped.

All in all, I have to say that I am supremely disappointed by our experience here. We had high hopes when we moved here from all the past good ones with Avalon. Unfortunately this particular place just does not live up to the reputation. I would recommend you look elsewhere because this property does not do Mountain View, a cute town the justice.

I would also implore Avalon corporate to look into the operations at this particular property. If our stories are not enough, the high vacancy rate here is a very telling sign.

I lived at eaves Creekside in a tiny studio (<200 sq.ft.) for which I paid 2050$ monthly (with no utilities included).
TL;DR: Overpriced and inefficient; lots of maintenance issues but good maintenance folks

Cons:
- Maintenance issues
A. The toilet over-flooding: Because of plumbing issues at someone else's apartment, I had come home one day to have water all over my place.
B. The laundry card not working: I spent countless hours over weekends on getting my laundry card filled and working; the laundry room machines were extremely dysfunctional. Often I had to call the card contract company and show them evidence that I had put money in.
C. The main closet door being wiggly: At one point I was afraid the door would fall on me while I was asleep given there was so little space.

- Attitude of management / moving out
The office staff wasn't as cooperative as I would have liked, given how pricey this place is. I had to break my lease because I was moving jobs ~9 months in. The lease breaking fees seemed quite high even with a month notice, and there was no easy provision for lease transfer. Given this is Silicon Valley where people often change jobs, one would expect moving out to be smoother, cheaper and efficient. But this seemed highly monopolistic.

- Apartment
For an apartment this tiny, one would ideally expect to have a decent window. My apartment had a window-like thing high up, close to the ceiling. Unless the front door was open, the place felt like a prison cell.

- Heating / energy efficiency
I ended up paying >200$ a month on heating, which seemed high for an apartment this tiny (<200 sqft), given this is not a particularly cold city. I believe this is because there was high heat dissipation from the apartment.

Pros:
- The maintenance folks were friendly, quick and efficient, so kudos to them.
- The apartment complex is located ten minutes walk from Downtown Mountain View.
