Eclipse96 Apartments, Fair Oaks CA

Nice place to live so far! However there is never parking. The complex is very small, so majority of people have to park where they can, if not assigned to a parking spot. Now all of a sudden they have “security/patrol”. Security/patrol writes letters (warnings) on residents vehicles. In my opinion, instead they should consider all of the other violations, that take place in this apartment complex, instead of parking spots if they are patrolling the area.

My family and I have lived at the Eclipse 96 community for 2+ years and our experience & time here has been nothing short of incredible. We are actually sad to be leaving. The property was always well maintained and held to a high standard. (Chris) who is in charge of maintence was extremely helpful, friendly, and knowledgable. Any request I had got taken care of right away, always efficient and things done right. Never have had a maintence guy work as hard or as dilligently as Chris. Brooklyn the property manager was also extremely friendly and timely in in responding to all requests. You can tell the team here truly cares about its residents and the community. If you are looking for apartments, I highly recommend living at Eclipse 96.

My boyfriend and I have been living here so far for a year and a half. Eclipse 96 is by far the most professional apartment complex we have lived in. Shelby (the property manager) is very professional, responds quickly, and is extremely nice. Chris (the maintenance guy) is very polite, respectful of property, always is on top of repairs, and responds quickly. The quality of our apartment and the complex is great for the price. Pet friendly which is a huge plus!

By far the nicest apartments I’ve lived in. My girlfriend and I have been living her for a year and a half. Shelby, the property manager is amazing. She responds quickly and is extremely polite and respectful. Chris the maintenance guy is very quick on maintenance requests. If you’re thinking about moving here, definitely do it. You won’t find a nicer apartment complex in the area for the price.

This is the best apartment community in the Sacramento area, bar none. The management is professional as is the maintenance. The grounds are beautifully landscaped with a little park for children and dog walkers. The apartments are charming, well appointed and easy to furnish and make it your own. I honestly cant say enough good things about Eclipse 96!

I’ve been leasing here for a while now and it’s the most peaceful apartment complex I’ve lived in! All my maintenance requests have been done in a quick manner and the management is great. The apartments are nice and updated and have a very modern look to them. I especially love the granite countertops and intricate lighting

I've been a resident for a year now. Its very quiet during the day and night. Dog friendly. I love how fast the maintenance fix any issues. Usually take a few hours or few days. They even have a emergency phone number that you can call. At night, there is security that drives through the apartment for safety. I love my apartment especially the kitchen.

Been here for almost 2 months and have absolutely no issues with management. Shelby has been the best landlord I’ve ever worked with and the complex is a quiet/family environment. Couldn’t recommend this place enough.

We have lived here almost a year and a half. This is by far the nicest apartment we have had. Management responds quickly to requests and are very nice. It feels safe here and we like our neighbors.

I’ve been leasing here for about a year and a half now and I love the complex. It’s gated. It’s quiet. It’s near parks and places to eat. Neighbors are pretty much kept to themselves and are very cordial. I didn’t have any maintenance problems as they are very prompt in minor fixes. The rent honestly is pretty fair considering the location and the amenities.

I have lived here about a year now and I have to say it’s one of the most beautiful apartments I’ve lived in, inside and out.
They’ve been remodeled and the kitchen is especially beautiful with dark cabinetry and gorgeous granite countertops. One of my favorite features is the gas fire place, it really cozies up the space and makes me feel at home. Plus laundry in unit is unbeatable.

Management is superior here. Very friendly, knowledgeable, helpful and compassionate. The maintenance man is super personable, as well as quick and efficient. And as a bonus the team here is following all COVID-19 guidelines and procedures to ensure safety for all on the property.

This apartment complex is one of a kind for the area, tucked away on a beautiful plot to land in a quiet neighborhood. Also very close to all sorts of shopping (sunrise mall), restaurants and outdoor activities. It is well worth the price to live here. I absolutely love it.
