We lived there for almost 3 years and really enjoyed our time there. I know people have different opinions about it but here is why I loved living here and hope it helps people that are considering renting here.
1. First all, obviously Irvine is a very nice city to live in, this place is 10 mins to the great park with the BEST public tennis courts I have ever seen. Trader Joe's, Ralph's, restaurants right across the street.

2. Neighborhood is very safe and quiet, always very clean. Something I didn't realize until towards the end of our 3 year stay, they have patrol circling around every night, one night at around midnight when I was walking my dog, I noticed a car park on the side of the building not in a parking spot, the patrol car did actually stop and the guy got out of the car to check. Made me feel a lot safer for sure.

3. Maintenance team is great! Whenever you have issues with appliances, put in the request and someone will show up at the request time and it usually takes the maintenance team no time to fix the issues, if it was something bigger, they usually will very politely let you know they need to bring more equipment and let you know when they will return.

4. I know some people were not happy about moving out charges and etc but I thought they were fair. They even give you a rent control option if you have to break your lease which we weren't able to take advantage of and ended up paying rent for a month we didn't live in. But they do give you a detailed break down of all the charges including the invoices for cleaning and replacing carpet. Compare to some other management companies we rented from before, I thought Irvine company was very fair.the cleaning charge was about $140ish I think, plus carpet replacement which we had pets so I knew it wouldn't have been cheap but came out lower than I thought. What I really appreciated was the detailed information they provided, yes we ended up paying a lot upon move out, but they were fair charges so I have no complain.

5. Before Covid every once in a while they would have some small get togethers of all the residents which I thought was fun, one time they had someone handing out breakfasts at 6am at the gate when people were leaving for work which I thought was very thoughtful.

6. If I have to complain about something which I do have is some noisy neighbors. There was this family whose garage was underneath our living room, during covid when we were all working from home, the parents were too lazy to walk the kids to the park and they would just open up the garage, pull out 2 folding chairs and have their kids run around and scream at the top of their lungs, and then the parents would yell at their kids at the top of their lungs in Chinese. And they would invite more people who don't even live there to go and scream together. I called the office twice about it but nothing could really be done because it was during the day time. But that was painful and miserable.luckily they moved not long after but I guess unpleasant neighbors are everywhere so not really blame Esperanza for that.

Overall, I do think this is a great place to live and I miss being in Irvine!

I have lived on the property since 2013 and love it that this gated community is not only conveniently located, but also gives a warm, homey feeling I was looking for (unlike skyscraper hotel-like apartment homes). Recently, I’ve had the pleasure of receiving wonderful assistance from Mike E, the community manager, with issue in regard to my water bills. I can’t thank him enough for his gracious, excellent customer service and problem-solving skills! I’m so appreciative that he always gives me updates, follows up, and stays on top of things. He is very courteous, has great people skills, and is a good listener. I’m also very thankful to have a great maintenance crew here who are very skillful and knowledgeable yet also friendly and have great attitudes!
Keep up the good work Esperanza team!

I had the pleasure of receiving assistance from one of the property managers at Irvine Esperanza Apartment Homes, Delilah. Not only was she professional and friendly, she made sure I was aware and had all the information to move forward with my lease and stay in the community. I would recommend her to any of my friends and family looking for a new home with the Irvine Company. Thanks Delilah!

My residency here in Esperanza has been comfortable. After being here for over 10 years, I can definitely say the services, friendliness of staff is exceptional. Whenever I have had maintenance services request, they are always handled in a timely manner. The Maintenance staff are always here to help. Mike and Delilah have always assisted and provided best services. I recently requested for paint and carpeting, Mike, Service Manager provided best possible services and booked appointment at my convenience and waived paint and carpet cleaning fees. I would recommend Esperanza as one of best apartment homes in Irvine.
