Esplanade Apartment Homes, Riverside CA

Jonae was very nice and helpful in assisting us with our move in. The apartment is amazing and super excited about our new home

Pros: shopping not far away, maintenance is usually good, property looks nice and nice new appliances inside, management usually seems nice.

Cons: security is horrible, crime in the neighborhood is horrible and there’s no cameras, loud noisy neighbors, garage doors keep breaking, lots of thieves, mail and packages getting stolen, ZERO parking, lots of flies and insects around, and way overpriced! Save your money and go elsewhere if you can find a better place.

Terrible! The worst experience with the staff at that office. Completely incompetent! Day one took 2.5 hours, as they couldn't figure out how to send/sign us into the app. Should have known then. Every time we called the office a different employee gave us a different answer. They rarely answered the phone and never called back. During the walk thru on moveout, they said everything looked good (it was left perfectly- we have pics to prove) then they said it was dirty. Called Sequoia Management to dispute & sent them photos. Got a check for minimal amount which was addressed to ALL 4 girls in apt, so banks couldn't cash it. Emailed main office again.no response at all! Don't live here!

Pros:
-Relatively clean apartment complex
-2 pools, simple fitness center (stolen dumbbells), and a rec room
-24/7 maintenance crew
-Occasional apartment events (e.g food trucks)

Cons:
-Terrible parking situation if you have >1 car with no consistency in parking enforcement
-Forced trash valet with monthly fee
-Understaffed admin (expect delays)
-No security or after-hours admin help

Extra Cons:
-Wasn't told that they switched our move-in date AND apartment until we called to verify literally the day before
-Was given wrong parking spot

To top it off, got a parking violation despite being parked right. I've seen cars parked in the same spot until they have a flat tire, U-Haul's parked in a spot, people using a motorcycle to save their spot, and residents parking in the guest zones.

The maintenance crew is punctual and fast to help. Contrastingly, the admin side of Esplanade is full of nice people but they are understaffed, and seemingly mismanaged and highly unorganized.

As a gentle reminder so you'll never forget Esplanade Apartment, the sticker doesn't even come off easily.

Nice place to live, only complaint is parking and their gym is trash. Half the machines don’t properly work which injure people and a lot of their dumbbells are missing. I’m guessing people stole them but they have yet to try to replace them. Looks like a 1 time investment.

I’m Carlos and I have been living in the apartments of Esplanada of Riverwalk over 10 years and I have seen a few groups of people working in the rental office but I never seen nothing like this team Mikia, Katie, Jeremy and Adrian. They are really good with any body that walks in to the rental office, no matter what is the reason of your visit, they will take care of you. I’m happy to be living in a place where they see you like you are family.

Adrian. U were a awesome, well Dress, friendly, informative accomadaiting and over all Great tour. I felt welcome, excited, and surprised at how beautiful the place was. Adrian u get a 10 out of 10 in my book. Keep up the good work! Look forward to possibly living here.

Nice landscaping, lots of trees around pool so it is often dirty from leaves and things but also from careless people. All other residents have been really nice. The playground is designed for older kids (6-12). The leasing office staff is a complete hit or miss. One or two are very friendly but others are completely incompetent and rude.

Maintenance and landscaping employees are doing a wonderful job. I’ve worked with better management here in this complex. I hope it’s just due to Covid. The parking rules are still awful. - April, 2020.

Adrian was great, Communicated very well very patient and friendly. Luxury apartments are absolutely beautiful spacious and clean. I delt with many properties trying to get in and all were not very willing to work with me husband. I recommend these apts to all! BEAUTIFUL BEAUTIFUL!

Landscaping is really nice. Maintenance completed the few work orders I have put in same day. All of the front office staff is really cool and helpful. Great place!

Jamael Hunnicutt went above and beyond while assisting us with our AC. He took the time to explain the potential issues with the AC to both us and provided us with tips to improve our cooling needs. Thank you very much!

This place is so horrible. I wanted to tour the place so I made an appointment. I arrived early and all the future resident parking was taken. I couldn’t park in the guest parking because there was NO PARKING AVAILABLE. I just want to tour the place to possibly sign a lease. After, I was driving around for 10 minutes. I decided to call the office to let them know I was going to be late and maybe they can direct me where I can park. I called 15 times and no answer and when they did answer i got hung up on every time. So unprofessional. I would understand if I didn’t have an appointment but I didn’t!
To top it all off a current resident was parked in future resident parking! Obviously parking is a major issue.
