This review is specifically for Ashley! She is the best leasing office agent and I believe deserves a raise or promotion. She is reliable and an extremely hard worker. Every time my husband and I have a question or need anything from the leasing office, Ashley is our go-to-gal! When she picks up the phone, I feel comforted and relieved as I know I will be properly taken care of. Ashley goes above and beyond and will ensure that we get what we need immediately. She takes care of her tenants with complete professionalism and also makes us feel like she remembers us and cares about our family on a personal level as well. She composes herself with much grace and care. She is what makes our living experience here at the Fountains of Fair Oaks exceptional. Thank you Ashley!

I lived-in this place over 3 years.very nice place to stay.everyone works here very sweet, professional, helpful. Leslie and Amy very nice also I can't forget about maintenance guys too. I m definitely recommend this appointment to who looking for good place to lived-in.thank you

Don't get a downstairs unit. The neighbors walking around is so loud. It sounds like the floor is going to cave in.

WOW, i have lived at the Fountains of Fair Oaks for over 10 years.
There are several reasons for that. The management, office staff, and maintenence crew are ALWAYS responsive, attentive and most important, sincere. They truly care about the residents, and frankly sometimes I feel like a hotel guest. Often maintenence requests are attended to not only on the same day, but often within a couple of hours. As an older person, it gives a strong feeling of security. Also the property is beautiful, lots of trees, flowers and fountains. Am very happy here.

I have been living at the Fountains of Fair Oaks Apartments for a year and a half. I find this to be a very beautiful community to live in. The grounds are kept very well.
It is very convenient to pick up special packages in a designated area, the office staff is amazing! Maintenance is quick and efficient. However my only complaint
Is that the rent and rental renewals are extremely high without any incentives for residences e.g

It’s an overpriced nightmare! Never any parking. Loud people at the pool/jacuzzi blasting music until 2am all the time. Rude office staff. The walkways are always flooded because they run the sprinklers day and night, even on rainy/pouring days. There’s cats everywhere and I’m extremely allergic. Everything in the apartment is broken previous to moving in and was just covered up or painted over. Smells like mold & so much dust comes out the vents when you run the AC.

My partner and I moved in at the end of February 2020 prior to the start of the COVID-19 statewide shut down and I am glad that we did.
We came to this property a few times prior trying to decide if The Fountains of Fair Oaks would be the place we want to call home. Each time coming into the leasing office as prospective tenants we were always given a very warm welcome which continues to this day after moving in.
Recently I placed a maintenance request for a new HVAC filter which to my surprise that request was completed within an hour. I have rented at different properties and having a request completed that quickly is almost unheard from my past experience.
With the COVID-19 pandemic the entire staff is doing their due diligence making sure they and the residents are staying healthy while maintaining open communication and high standards at the property and their hard work is definitely not unnoticed.
My partner and I are proud to call The Fountains of Fair Oaks home and would highly recommend this apartment community to everyone!

I've lived at the fountains for over 5 years now. I guess I wasn't into reviews online but this place is a little overdue for one and I think it's time I should share my experience at this lovely place that I've called home for years. I love this place. The minute I drove pass by it I knew I wanted to live here. I never have a problem since I moved here. Maintenance crew are the greatest. They are always fast at fixing any maintenance request. The management/office staff are awesome.very friendly especially Leslie, the manager. She goes above and beyond to help you. She's also very thorough at her job. Amy is also very nice and helpful. To sum it up, I wouldn't trade this place any other place not just because how cozy this place is but ultimately because the staff that works at this place makes you feel at home. ️

I called them today asking about prices, and a nice lady helped today, super friendly and extremely helpful. Will be moving in here. I drove by this place 2 times, and just love how it's kinda hidden but yet near things, like some small restaurants. But love the place. Looks pretty secured.

If I could give negative stars I would. This is the absolute WORST experience I have ever had in my life. The apartments are beautiful and reasonably priced but the staff is horrendous. From the day we signed the lease the office staff kept threatening to cancel our lease because because they did not receive paperwork. The paperwork THEY forgot to have us complete when we were physically in the office. They make mistakes almost constantly and then expect you to rectify it immediately. This happened 3 times in the 1 year I lived there. The neighbors in my area were loud and obnoxious. There is no parking at all. People are constantly parking in the loading and unloading zones so good luck trying to carry your groceries in. Everything in the apartment is cheaply made. I had to call the maintenance people on a monthly basis. Washer/dryer, dishwasher, and fridge constantly went out. Then when it came time to leave, I was told I OWE them money because they have to repaint the cabinets and replace the appliances that were constantly breaking while I lived there. At my expense. Do yourself a favor and avoid this place at all costs!

The leasing office is a NIGHTMARE. They have no idea what they’re doing. There’s a bunch of monkeys running that office, they’re so unprofessional and confused anytime you ask them anything. Do yourself a favor and DO NOT live here, I am convinced these people have a brain of a snail or a barnacle.
