We were unable to view the place. Despite having a scheduled appointment for viewing, the app did not work upon our arrival. The lady at the front office attempted to navigate the app herself, but also found no success. She directed us to call the leasing office, although we believed we were already there. We asked if someone could show us the place since we were already present, but she insisted we call the leasing office instead. After experiencing numerous transferred calls, we decided it wasn't worth our limited time and other obligations. Considering the reviews and our recent encounter, I would say we managed to evade a potentially dreadful place.

If you looking for secure apartments to live with your family “ DONT EVER LIVE HERE “ they have the worst security services if you in emergency don’t think you ganna find a guard there they all sleeping in there cars you pay over prices for nothing “ ITS NOT A SAVE PLACE TO LIVE “

Probably the worst apartment guest parking I have ever come across. They do not warn you at all that when you want to have guests over they'll be searching for parking for at least 45 minutes. The George across the street is a much better apartment complex (I have friends who live there). At least if you're only going to have a few spots per parking complex put the guest parking on ground level so people don't waste so much of their time.

One thing I will say is there is NEVER I MEAN NEVER any guest/visitor parking available. Why? You make ask well that is due to the lack of parking spots available. How is 30 spots going to be enough for 1200 units not to mention when guests are invited from each unit where are they going to park? On top of that when you bring or mention the issue of there not being enough parking to the leasing office they are so unprofessional and rude about it!
Do better and listen to your tenants!

Packages were stolen overall around the buildings and mailroom- Lack of management on their end for being incapable of providing a safe space for packages.

I couldn’t park anywhere. For a complex to have so many units they have just a handful of spots. If you are visiting or even live there for that matter good luck on parking. I’ve had better luck getting parking when I was going to college at a big university. I’ve asked around the complex myself and the #1 complaint people have is lack of parking and the unwillingness to provide more.

Never in my life seen an apartment complex with a worse guest parking setup. Its very upsetting trying to have friends over & them having absolutely nowhere to park even during a weekday. And equally upsetting bringing up these concerns to leasing & getting rude treatment.

Do not move here

1. You will never find visitor parking
2. The hallways are cleaned/vacuumed every few months
3. The trash room can sometimes pile up out the door
4. The flooring is so thin, you will hear your upstairs neighbor walking and stomping
5. The leasing office will not pick up your calls once you sign your lease.
6. They will squeeze as much money as they can from you. Expect to have your rent raised 10% each time you renew. Currently paying 3,052 for a 2/2, they are raising it to 3,360
7.10/10 Would not recommend

The leasing office people are great. However there is not enough parking here. I've been dealing with the Irvine company properties since 2017 and this is the first time I encounter this problem.
Today I invited my parents to have dinner with me and my family but they couldn't find any parking place. Stay away from here if you need to have people visit you in their own cars, it is a nightmare.
Also the other day the fire alarm blew up at 3.00am and the person in charge of it said that a malfunction in the elevator triggered it. Come on! You gotta fix that that way people can sleep and not be woken up by a false alarm at 3am.

If you're looking for a good story, I've got one. Note I don't blame everything I state in this review on the Resident Department however, this review is mostly based on that. The reason they even get a one-star is because of the maintenance team. They were always great to work with, professional, and did good work.

When real issues truly, need to be addressed is when the resident service fails. RS= resident service issues

RS- Personal packages stolen 20+ times (Not lying, we have the receipts and bought a ring camera to help) either from the mailroom or front door

RS- Packages were stolen overall around the buildings and mailroom- An extremely high rate

RS- Personal motorcycle stolen - Helped in no way. My motorcycle sat in front of a camera and I was told after I submit my police report to them that they would work with the police and give me updates on any information. Was told nothing after I followed up and was given the run-around. Not that they didn't have information but they simply didn't know anything and were useless in any way.

RS- Personal Jeep was broken into - Same as the motorcycle. Jeeps sit directly in front of a camera and no information to share, no police follow-up, or anything.

(Resident service issue) Multiple cars were broken into or stolen high rate

RS- Dry fire/ Failed replacement - Over 5+ requests to fix and/or replace the dryer/washer, lead to fire and poorly compensated. We argued the reimbursement and left it be. The issue is with resident service cutting corners and forcing maintenance to do patchwork

Gun with random stranger multiple times (separate from swat visits)

Swat 2/3 times

RS- Multiple situations with cops and drawn guns directly in front of our apartment during the day - Delayed response or limited/half communication between Resident Services and real-time safety concerns (Also separate from swat visits and random strangers with guns)

RS - Wasted people at the pool - when security was watching the pools, they mostly bothered the residents that were enjoying themselves yet somehow avoided all the wasted people that most likely didn't live there. I've seen more situations where security shows "authority" towards residents and runs off for random wreck less strangers that shouldn't be there

RS- Event security - Not knocking the security per se. They're doing their job but not the correct fit for the apartment. So I don't blame them for the position they're in however it doesn't line up with what the residents need.

RS- Pulled trashcans from key areas (guessing due to laziness in having to clean extra trashcans) and put annoying doors and small trash shoot/hole and locks on the trash doors (more concerned with homeless in the trash than theft of packages?)

RS- Roaches by the hot tubs and pool at night. They were there the entire time, which is a few years

RS- Lack of cleaning pools, They did clean most mornings before/post covid, I'd checked myself but the pools weren't cleaned much or maintained summer of 2021-2022

Poor plumbing setup. Bottom floor kitchen is prone to flooding and multiplied by direct upstairs neighbor's water. (Resident service issue) Put in an emergency request for immediate help and was told that the tech was scheduled for a later date. Even after I explained flooding was occurring, had to deal with overflow from above. We had to speak with the neighbors ourselves to tell them to stop using their kitchen water, sink, and dishwasher. 2+ floodings from the kitchen sink alone

To Irvine Company, Do not respond to my review about your concerns for me. You don't care. We didn't stay as long as we did because of the accommodations and service. We stayed based on a plan we created for ourselves to be in the home we stay in now. So spare me the concerns and apologies you have for me, in a lacking attempt to look like an accommodating company. Do better.

If you want honest feedback, look no further.this is for the 2120 building Only (the newer building)
So I just moved out after 2+ years living here. Overall I would say it was the best apartment experience I have had (I've moved alot).
Pros:
NEVER had any bugs
Maintenance requests always completed instantly (legit within 24 hours)
Soo many amenities & peaceful walking areas & benches (practically have your own parks)
They DO answer phone calls- I never have an issue getting ahold of someone & staff is super friendly
Uh fire alarms? It's required by the city people.it's only ONCE per year & every building has a different schedule so you may hear it more than 1 day but not really if you have your windows closed, so idk why people would get mad at that. False alarms have occurred late nights but very rare (only remember it happening about 3 times throughout my time here & they resolve it quick)
Cons:
Car break-ins - NOTE: seems to only be an issue on the top level. If you have to park on the top floor then I hope you don't have a luxury car. & make sure it's empty because 9 out of 10 times it's getting broken into. Sorry Irvine but I do think you're failing your residents in this area because at this point you might as well have a guard shack up there at night because they're hardly patrolling up there. I understand this can happen anywhere but I never heard or seen it happening this much, like the thiefs are so comfortable coming every night it seems, closing one gate isn't going to magically stop it, people are always coming and going so not hard to get in without a remote. Never had an issue with packages though, I've had packages sit outside my door overnight & no one ever stole.
Rent/utilities: it's Def not affordable living you get what you pay for tho.it's nice but I don't agree with their utility fees. I think it sucks that I am just 1 occupant but I have to pay so much just for something like water because they divide it by total units not by # of occupants

Worst apartment experience ever. They set off the fire alarms *inside your unit* from 9am to 5pm for 6 days for annual testing. You should only move here if you are prepared to leave your unit for six days every year.

Look this place up on Nextdoor or the Neighbors app if you have access to Ring to read some horrible stories and I would suggest to look elswhere.

Gates are constantly broken and left wide open. Dogs left unattended barking at all times. Lights are out all over the place which is dark at night, a liability waiting to happen. Piles of trash left in hallways, smell of drugs lingering all over the place.
My brother’s car was vandalized and stolen from the parking garage and A MONTH later the office said the cameras didn’t capture anything. Well, of course, the one camera couldn’t have captured than the windows were smashed or when the car was driven 4 stories down to the ground level or when it left the property.

This is not the first car stolen from this place along with countless tires from so many other vehicles.

The people who work here couldn’t care less and it is the vicious cycle of renting, people will move out and others will move in, their business is not affected by any of the mess their incompetence can’t solve and they couldn’t care less.

It was our move in day and we were nervous about the whole process, but KRISTEN did such an amazing job! She helped us get through the whole process and was so patient with us! She made sure we were taken care of and even gave my toddler some stickers! She definitely turned our nervousness into joy and excitement!

The maintenance team is excellent. You can input your fix requests through the app and schedule a time for them to come fix your apartment. They're always very professional and courteous. Would definitely recommend living here if you have a problem with your leasing office/maintenance team not being up to par.

I give 5 stars 4 years ago due to nice buildings and fitness centers, however due to management change things went horrible they only wants to get Money always nasty smelling atmosphere during garden walks, dogs popping everywhere, dirty residents wasting carpets with untied trash bags, no cleaning, fire alarm off frequently that scares my kids at late night, cars theft, trash problems, high rent due to Irvine company compare their old buildings with new constructed complex in the area.

We moved here in February 2021 and have since reported to our neighbors that they smoke marijuana and no action or attention has been taken. We always get headaches and vomiting and my kids are tired of the smell. I do not recommend this place to live.

The staff at Leasing Office speak in a rude manner and treat them very badly especially (Julissa Sandoval). And the gates are broken all the time, and there are thefts in buildings and car thefts. Also, there are homeless entering the compound, and the floors are always dirty. And when I asked them to change the printer ink, it was not changed for a year. I do not recommend living here.

This place is horrible look elsewhere. On the outside it looks nice and that’s how they reel you in but it’s riddled with problems. First off the parking is horrendous if you ever want to have friends or family over there is never guest parking open because of how limited it is. Paying rent online costs you extra for no reason whatsoever. They charge a “convenience fee”. What a joke! Why punish us for wanting to pay an easier way. Another thing is they will sometimes host “fun” events at the pool that sound nice but end up being a cheap inconvenience. For instance they had a churro stand at the main pool but guests could only have one small soggy churro each and they closed off all the pool barbecues for the day. Many peoples plans to barbecue were ruined. Lastly, and most importantly, THE FIRE ALARMS! A few times a month the fire alarms inside our apartment go off for no reason. Not because of a fire but because of some “technical difficulties. ” They haven’t resolved this in almost a year of me being here. It can happen at anytime it usually wakes me up early in the morning on my day off. These are just a few of many many problems at this place. There is a reason this place has under 3 star reviews! Also I added photo of the trash. They thought it was a good idea to add locks to the trash room. For what reason? Are thieves going to steal trash? Another inconvenience for residents now trash piles in the hallways. Really symbolizes how trashy this place is.

Had a very good experience during my time of stay. The staff was friendly and amenities of the complex is amazing. Adam from the office is super duper nice, professional and will go beyond to help you as much as he can.
