Golden Gate Home Inspections, San Francisco CA

I have used them many times for my client's inspection and they are great. Recently they found items during their inspection that the seller's home inspector did not catch. I highly recommend.

I am grateful to have come across Golden Gate Inspections. They have high ratings in Google and I wanted to provide the best for my client and sure enough when I gave them a call, the guy I spoke to who arranged our schedule, Phil was wonderful and very helpful, they were able to give me get a schedule the next day which is exactly what I needed for a seven day deadline. And today was the inspection and a guy I spoke with on the phone named Chris was also very helpful and prompt with my request. He then led me to Veronica, which is the inspector, and when she came to the property, she was very prompt and detailed when we went over the walk-through. They told me it would take one to two business days for me to get the report and it hasn’t even been five hours and they were already telling me the Report is ready. So the reviews are very well justified by their actions and I am grateful. Will
definitely reach out to them again ever time I am in need of an inspector. I am a realtor, and this will be a lifelong relationship. And that is very important for our business to serve our clients as best as we can. If you are looking for good service Inspection don’t think twice! Unfortunately my experience with Golden Gate Home Inspections while purchasing a multiple unit in SF was unsatisfactory. Despite emphasizing the AS IS nature of the deal, they failed to conduct a thorough general and termite inspection.

Upon receiving the initial inspection report, I discovered they had missed a bathroom as well as overlooked critical issues such as exposed wiring in the laundry room, a torn ceiling with water stains in the basement, and moisture near pipes. The manager, Chris, acknowledged the oversight and conducted a re-inspection. They reported back that the wires had no voltage and that they didn't find any active leaks or moisture readings from the torn ceiling area.

However, the problems persisted. We had an electrician come take a look at the wiring. Contrary to Golden Gate's findings, the exposed wiring was not abandoned but ground telephone wires. It turns out the torn ceiling area is actively leaking, see attached pictures. We also obtained another inspection report that noted concerns about roof issues allowing water penetration into wall cavities that Golden Gate missed.

Given these shortcomings, I strongly advise against using Golden Gate Home Inspections for property assessments.

Jake from Golden Gate Home Inspections met my sister and I at my Mom's house in Redwood City last Monday, October 9. After exchanging greetings he went to work thoroughly inspecting the nooks and crannies both inside and outside of the house. While there were a few things that we know needed repair and/or modernization Jake alerted us to the fact that we needed an electrical upgrade to bring it up to the current code which was something we hadn't really thought of. On Tuesday afternoon, Oct. 10 we received a detailed house report complete with many pictures.
My sister and I as well as my brother who lives in Oregon were quite pleased with Jake's work and I wouldn't hesitate to recommend him!

I paid for an inspection for my own sake as the home owner. Golden Gate Home Inspections was thorough, thoughtful, and clearly communicated. In the end the issues found were categorized by severity, and placed into sections. Being in-person allowed me to help with access, and ask questions, which they were gracious enough to answer. They used a drone to inspect the roof. I would have liked thermal imaging to look for water and electrical issues, but I don't have any concerns about this and didn't ask.
