Staff is very responsive, the North Point apartments are very nice and we have an amazing onsite resident manager:)

Wanted to share some good news over service we received from Greentree Property Management. Although we moved out, we would recommend their services. Our unit was super clean, and we had the best property manager - Jason. Greentree was not only communicative, but also willing to put customer first over any issues that came up.

One thing that really stands out is the response to COVID 19. At a time when masks and gloves were limited, Jason Doyle went above and beyond and reached out to residents individually to ensure they were safe and had enough protective wear. This to me represents more than a business relationship but a strong sense of community. Thank you Jason and thank you Greentree.

If you're considering renting or renewing a lease from Greentree (aka RentSFNow, aka Veritas), be cautious and be ready to be the "responsible" one in the relationship. For me, resources like the Housing Rights Committee of SF, the Tenants Union, and the Rent Board have been my best friend and advocate for dealing with Greentree/RentSFNow/Veritas' various instances of shady practices.

In my experience, you have to chase down answers multiple times to get resolution on requests. And once you get answers, you should ask a few more layers of questions to *truly* know what they're talking about. For example, given my roommate was laid off due to the COVID pandemic, I emailed a month ago to ask what our options were for reduced rent.

After many emails back and forth (for 19+ days) to try to really understand what the response was, I understood that I "offered" this "deal" that would be:
PART 1 - a new 12 month lease signed and sealed on paper, 2) at my current monthly rate, 3) with a 2 month penalty for breaking the lease early.
Plus PART 2 - a "verbal agreement" that I would be given an "effective discount" in the form of a "5-week allowance" paid via a Visa gift card that is *taxable* (so really 30% less than the stated value), to be paid two months into the new 12 month lease.

They might have well just said, no, we can't offer you anything.

Nowhere during these email exchanges did they ever mention the rent protection programs the SF Mayor had put into place, and then extended. Thanks to my own research, I have started to gather more information about those.

Side note to acknowledge my current resident manager who individually deserves more stars. Only in the past 7 months of my 4 years as a tenant do I have a competent and responsive resident manager who lives in the same building. Unfortunately her ability to get things done is limited to what Greentree/RentSFNow/Veritas allows in her role.

My building was privately owned and managed, which was an amazing experience. Once the building was sold to GreenTree the property has suffered. The building was broken into a couple of times, even having the mailboxes destroyed. I had a package stolen from outside of my door (the took the contents in the box and left the trash!). So much for a secured building. Instead of replacing the door, GreenTree simply sprayed the glass with frost, so residents cannot see into the building or outside of the building upon exiting. They added a shield of sorts to avoid a crowbar being used to break-in. The door now consistently slams shut. Initially it sounded as if someone was kicking the door shut every time, they "fixed" and even sitting in my apartment with music playing, you can hear it slam. I have complained several times to no avail. The rent is high enough, the last thing anyone should be concerned with is a slamming door every time someone enters and exits the building as well as safety due to the unknown of what/who is on the opposite side of the door because they have eliminated visibility. I have contacted them and the response is as if I am being blamed for the door slamming/other issues. I have spoken to other residents and they do not bother to complain because they know GreenTree will not do anything to resolve the issue (s).

Also, prior to shelter in place, my fridge was making a crazy noise. I was informed that it would only be replaced if it was not energy efficient. Once we were in the place of shelter in place, my fridge made the same noise and half of my food spoiled. I was able to record the noise and finally it was replaced.

I do not recommend renting from such a large business that seems to only care about revenue vs.the safety of their tenants.

Living at 645 Stockton St.over the past 2 years has been great and Jason, our building manager, has been a huge reason why. He's always there when we need him and you can tell he truly cares about everyone in the building (especially during COVID). Our experience here has been nothing short of amazing!

I’ve lived at 601 OFarrell for about 18 months now and really like the building. This is the tenderloin, so folks should know what to expect from the neighborhood…but this is by no means the worst part of the tenderloin and the neighborhood’s challenges create a “we’re in this together” vibe among residents. I really adore our resident manager, Paula, and find her to be wonderful to work with. When shelter in place started, Paula created a facebook group for building residents, which is a great way for folks to get help from other residents with things as needed. When my partner and I looked to move to a bigger apartment recently, we were really glad to find one here in this same building.

So far I have been pleased with my apartment and with my property management. I will say that calling the office is a no-go and the website is pretty difficult to navigate, also they charge you an extra arm and leg to pay online (absolutely ridiculous) but I have never had any problems paying my rent in person with a cashier's check or communicating with my property manager

They charge $125 if you forget your key in your apartment get locked out, or tell you to contact a locksmith. They can't just come help you get in. Greedy and ridiculous. Not going to lease another property from Greentree or RentSF.

An absolutely horrible experience. I had some trash and minor amounts of pet urine in the apartment and they are trying to charge me for 1600 dollars of damages.

This company is a SCAMMMMMM. Marissa Rodriguez and Kat Bazlen have been horribly rude, so unhelpful, and are now trying to stick me with 1600 dollars of "damages" because my apartment was dirty when I left it.

This is not okay and I'll be following up with the credit bureau directly.

They are all just about promising work is going to be done but nothing ever happens. I don’t know how many times I have contacted the property manager about replacing a broken window. It has been 3 month and all that was done.measurements. That’s it. And that took 2 1/2 month. Now wa are getting to 3 month and nothing. But they are very quick on putting 3 day notices on the door even though they know those are false and clearly meant for a different Apatrment since the rent amount does not even match and all rent has been paid & cleared the account one week earlier.

How could it be so hard to take my money? Nobody answers phone, had to leave work to go there in person, they don't take payments in person, only on their site that was probably made by a high schooler for a senior project. They couldn't tell me this on the phone because nobody ever picked it up. No voicemail, transfers to off shore team with no access to any financials. Why even have an offshore team? Just get a voicemail machine and use the money to hire one person that will pick up.this is 2018.step your game up.

I will say that the property manager Greg is great!

Greg Goglin, has been our building manager in the Haight for the past three years. He always answers our calls/emails, immediately addresses any issues we have and is a genuinely kind person. As tenants, we are very happy to have him as the liaison between the building owner and ourselves.

If I had the option, I'd give them negative stars. Horrible and irresponsible management company. The WORST! They just want you to sign a lease and completely ignore you. We have so many complaints about our new rented property but no point of contact, after paying over $5k a month. Can't wait to drop these scammers! Please don't engage in their services.

I've lived in a number of apartment complexes, and Greentree Property Management is by far the worst property complex I have ever lived in. They are incredibly unresponsive to basic inquiries, and always looking for opportunities to save a buck at their tenants expense. I would never recommend a Greentree Property to anyone, beware!

Green tree purchased my building and it's been nothing but nightmares since. Basically they buy older rent control buildings and make living conditions so intolerable that people leave or will attempt to evict you for any little thing.

If they're buying your building make sure to read over the rent association rules and tenant rights, and don't be scared to contact health, building, ect inspection.

Just literally can't describe how incompetent this company is. They have no idea what they're doing, and as one of their renters you will suffer daily as a result.
