This 5-star review is ONLY for Francisco - who has been working on his own as the maintenance manager, vendor point of contact, maintenance administrator, and resident liaison for IMT Pleasanton for the past 4 months. To be clear, our maintenance staff has been down 50% since the exponential increase in COVID rates in the fall and, as a current resident of IMT Pleasanton, I have no idea how he has been able to handle the workload without any decline in quality of service or response time. No one person should have to shoulder the responsibilities of maintaining the entirety of a resident community, especially during a pandemic.

Now, onto the details. Francisco has always responded to our maintenance requests in a timely manner, addressing all of our concerns and making sure we understand any next steps (i.e, when we had to replace multiple shoddy doors, garbage disposal, bathroom lights, and toilet). He is kind, warm-hearted, and generous and it is apparent in the quality of service that he provides every time. To be sure, we had no idea the other employee had left IMT Pleasanton until we asked about him - THAT is how good Francisco has been.

To IMT Corporate: please do your best to take some of the responsibility off your star employee. As an attorney with experience in labor and employment issues, this is the perfect recipe for employee burn out. I am also willing to speak to a corporate representative ONLY to discuss further.

I have only great experience after moving in this apartment. The Community manager was really awesome and humble while touring us the apartment earlier and has helped us make sure we are really comfortable and have no issues pending after move in too. My apartment meets almost all my requirements and have been great experience for us till now. The home appliances are new and easy to handle. I am really hoping a great experience ahead too.

The office staff is only nice to at move in. Once you live there, they are incredibly rude and unhelpful. They charge you an obscene amount of charges at move out. When I moved out, I cleaned the apartment very well and they still charged me $1161 at move out! There is a lot of crime that happens in the complex as well. My car was broken into multiple times, and someone somehow had a mailbox key to my mailbox and was stealing my mail. When I emailed the office staff to let them know, they ignored me. They only want money. I have lived in multiple apartment complexes and this has been my worst experience by far. I DO NOT recommend living here.

Administration is not customer oriented at all, not family friendly. They charge a lot of money when you move out.

Moved in about a month ago and have nothing but good things to say! Clean, fairly priced, and beautiful complex. Even better, the entire team was very helpful throughout the entire leasing and move-in process. Thank you to Maricella, Brandon, Yolanda, Francisco, and Ruben for your great attitudes and all of your help!

It’s a beautiful and remodeled apartment, and the management they are so nice and friendly and helpful.

Update: as a bonus, now ants, spider, mold inside house. Still same. Very bad and unhealthy homes.

Very poor maintenance and office staff cooperation. Expensive apartments for small square feet. Snakes amd insects found nears apartments door.

Watch out your steps for snakes!

It’s been more that 1 week I moved into this apartment and I am loving everything here. Peaceful and beautiful community.
Manager Emily was very helpful and made move in process very smooth and fast. I will recommend this community to my friends and colleagues.

Recently i got a lease with my friends over here, staff here is real quick and they completed our process within three days.

I just moved here and have had such a wonderful experience already! Not only was Yolanda very welcoming, but also two residents approached me while I was moving furniture in to welcome me to the community! Great location and love the landscaping, including the pond.

The service at the front off was welcoming and they were very informative! The apartments are also high quality. I was very impressed overall.

If you like the aroma of curry you will love here! The apartments are old and need an update. They need to work on better maintenance and management.

Society is great.the people and amenities are wonderful. Staff is very helpful. The neighborhood is very serene with parks, biking trails etc.it has been an amazing experience living here.

This is over priced and sucks. Maintanence is horrible. Every week I had to call mailntanance for the shower head falling off.taps leaking.under sink water leaks. Wait a minute. There are mice in the appartment. I live in 2b/2b and they charge $ 80.00 for water and trash. Pets poop everywhere.overall can't call home. Don't ever get in here.
