Latitude 33 Apartments, Palm Springs CA

Horrible management. Would not recommend. Manager does not answer, phone calls or emails. Claims his system is unable to respond to emails. There is much better apartments in the desert you can find.

I have lived at Latitude for about 1.5 years now and the location is just fantastic. The apartment complex is walking distance to downtown bars (like across the street), as well as many restaurants and even the local Grocery Outlet. Most community residents are very friendly here, and it's not uncommon to find tenant organized events such as pool parties/bbqs happening throughout the year.

- Chuck the Manager is responsive to needs when approached and does his best to help address any tenant concerns.

- Tina in Leasing is exceptionally friendly, fills in for Chuck when he isn't in the office and is also attentive to tenant concerns.

- Lastly, Juan the maintenance man. I simply cannot say enough about how phenomenal and amazing Juan is! He keeps the grounds looking pristine and jumps on any concerns brought about by tenants immediately. Such a kind and caring man that truly loves his job and is LOVED back by the community residents. It's no wonder he got last year's annual award from community management for outstanding service and dedication.

**A few insider tips for prospective future renters considering Latitude.

- Your rent will automatically increase by the max rent controlled amount in Riverside County (10% annually) each year, no exceptions. So be ready for that.

- The washers/dryers in the community laundry room routinely breakdown, despite having all been brand new w/ a total re-install last year after the same breakdown issues were routinely occurring in late 2021/early 2022.

- And last but not least, your power bill will be ENORMOUS here, as the buildings have almost zero insulation and the mgmt company appears too cheap to replace old single pane windows/doors with energy efficient ones. To keep cool in hot summer months, expect $400+ a month extra for studio power, $600+/month extra for 1-2 bedrooms and god forbid you get the overpriced penthouse if it becomes available. That power bill will run you over $800+/month extra in hot months to keep mildly cool. The amounts are accurate based on mine and other tenants' personal experiences, those I know very well and whom also still currently reside here. So when budgeting, add these numbers x4-5 months of rent mid-summer through late fall.

I’ve had nothing but problems with this place from day 1. From the lack of communication to the apartment being infested with cockroaches and from what I’m realizing this isn’t the first time someone has complained about these roaches. I am not happy with living here in my opinion it’s unsanitary and for $1615.00 a month I didn’t think that I would be sharing the apartment with cockroaches that have apparently been here for years as I mentioned I’m not the only resident that has addressed this concern. Please spare me the cliche response of telling me that you’re sorry about my experience here at Latitude 33 because if that was true why does the problems that other people have complained about still exist.

I was very excited to see inside the Latitude 33 Apartments because from the website, they looked modern, updated, and the location was ideal. I had back & fourth email conversations with a man named Chuck, and set up a day & time to meet. However when I showed up to the property, Chuck was a no show. I waited well over a half hour, but Chuck never appeared. I thought perhaps I had the wrong day, (because the day fell on a Sunday) but after reviewing our email exchanges, I was indeed correct. I emailed him to set up another day & time, but Chuck never returned my email. Discrimination? Needless to say I took my business elsewhere.

I am a current resident and have lived at Latitude 33 since July 2020. From my first visit to the leasing office til now, the staff has been friendly, helpful and professional. Chuck always answers the phone and offers solutions with ease. I rarely need to call, but when I do, he is always helpful and courteous. In the event I do need the assistance of maintenance, I love that there is someone dedicated to this development, which has been a sticking point at other places I've lived. Juan is super knowledgeable and is available to assist same day! Same day! I remember having to wait days to even get a call back at other establishments. He is respectful of your space and doesn't track in dirt/dust with his shoes. He is an awesome communicator and will explain what is going on and how/when it will get fixed. Tina has also been a great help tracking down packages or dealing with other tenant concerns. All in all, the staff at Latitude 33 have made my experience here a great one.

I have lived here for two years and since I moved Juan our maintenance gentleman has done an exceptional job. He looks out for you like family and treats you with such amazing professionalism. He deserves a raise simply for doing all he does day in and day out. Tina and Chuck in the front office really made moving in a complete breeze. Overall I like living here.

Great place to live! Juan is super knowledgeable and fixes things quickly whatever an issue arises. In the office, Chuck and Tina make a great team, they communicate well, and are very helpful when necessary.

Tina is amazing! She moved me in at the end of the day on a Saturday. Everything is great so far.

I love living in my large studio here close to the gayborhood. Chuck, Tina, and Juan are always so helpful. A branch shattered my sliding glass door during a severe storm and they had a brand new sliding glass door installed in only 2 days! I was very impressed!

UPDATE: I've been here almost 2 years now and I still love my apartment. Juan has been especially helpful with maintenance issues and things like hanging pendant lamps etc if you need it. Tina and Chuck in the office are always helpful and tend to issues right away.

I moved here from Chicago just a few months ago and I couldn't be happier. I absolutely love my 1 bdrm loft apt. There's a cool community of residents here that are very friendly and actually hang out with each other at the fire pit, the grills, communal tables and the pool or the nearby bars (FYI the outer apts on Arenas and Calle Encilio can hear bar music till late at night, but my inner apt is quiet). The landscaping is gorgeous and the grounds are very well maintained. Quite a few hummingbirds nest and live here. Minutes walk to downtown restaurants and stores, it feels like city living in a small town. Chuck and Tina have been great in the front office and Juan, the groundskeeper is extremely helpful. The only cons, the floors are thin and creaky and the studios below hear a lot. I've heard the electric bill can be really high in some of the units that get berated by the summer sun all day because the windows are old and leaky. Otherwise, I'm extremely happy here, zero complaints.

I have been renting at Latitude 33 for almost 2 years. When I arrived in Palm Springs I had one week to find an apartment and Tina secured a very private well situated studio that I love. She was so helpful with resolving all the new tenant move-in questions, and continues to do so even this morning! The most important aspect of living in this beautifully maintained community is the teamwork demonstrated by Chuck, the Managing Agent, Tina, Assistant Manager and Juan, Superintendent. It seems like the ink hasn’t even dried on Chuck’s work order before Juan is at my door to schedule the work and Tina is close behind to check that everything has been completed to my satisfaction! I enthusiastically recommend living at Latitude 33 because of the teamwork of Chuck, Tina and Juan.

I just had to take a moment to thank Tina, one of the managers here at Latitude 33. She’s on top of her game, always! She’s friendly, inquisitive, caring, and follows through with what we need. If anyone is considering moving into this complex, I highly suggest that you contact her. She’s been awesome for us!

I just renewed my lease here at Lattitude 33! This apartment complex has come along way from when it first started. The updated amenities and management have been great.

The manager Chuck has come to my rescue more time than I can count. Tina gives the best tourist, and always knows everyone’s name and always has a pleasant smile for you. The maintenance man and groundskeeper Juan keeps our community beautifully manicured with tailored lawns rubbish free. If you’re going to live in Palm Springs, and you wanna walk score of 100 this is the place for you.

The only drawback is it is in Riverside County, and the rents do increase every year so be prepared other than that this spot is great!

I must say I still experience peaceful days and quiet nights after years of residing here now. I have the Best management team hands down! Chuck has been one of the best landlords I've had. He is very diligent and consistent with any inquiry or request I make. Tina since day one made the move-in process a breeze and has always been so approachable. I'm always greeted with a smile in the office and around the complex. I have beautiful mountain views every morning and enjoy watching the fire pit burn at night.
Juan their maintenance man gets the job done. Keeps air filters, smoke detectors and everything up to date in my loft/townhome. He has the same day turnaround whenever I needed anything fixed. They really care about their tenants.
My neighbors are fairly respectful and peaceful. Latitude33 is a community of family and I am glad to call it my "home sweet home. "

I rented the penthouse here at Latitude. Honestly, from the outside, the building leaves something to be desired, however, inside the courtyard it really is a cute looking place. Tina rented the place to me and was clear and helpful with the process. Although Tina is just the leasing agent, she still oversees tenant issues when Chuck the manager isn’t available. Juan the maintenance man is kind and get things fixed very quickly. The property is well maintained and the pool is always perfectly clean and inviting. I do think they need to update the landscaping and exterior painting to bring a better curb appeal. The now leasing banners really degrade and cheapen the outside of the complex. Chuck the manager has always been prompt on handling any issue that I’ve had and am grateful for such. I have the only “penthouse” unit in the complex and have to deal with issues that I shouldn’t for the price I pay, but, Tina, Chuck, and Juan definitely attend to my needs which make my experience worth it. Plus, the location is great!

I had to mention how great the maintenance guy Juan is here at the complex. Although we have have a great relowith the management it’s Juan who is ALWAYS on his JOB. I hope he stays here forever and does well financially because he sure does deserves it.
Definitely time for this guy to get a raise!
