1 Buyer Beware!
Agents in the Folsom sales office will do anything and say anything to close a sale. What's worse is when you show up without an agent they are in a dual-agency relationship with you. It's supposed to create an ethical obligation to you that's equal to that owed to Lennar. In my experience, I feel I was misled, lied to, and given representations that all changed once I signed the contract and paid my deposit.
The agents will pressure you to sign over 1000 pages of documents within 24 hours of signing the sales contract. They do everything using Docusign and explain nothing while you continue to get harassing emails and text messages from Lennar personnel: "I need it back immediately, ; or "if I don't get this back today. "
Another charming feature of your "agent's" representation of you (what a joke) is when you start asking questions about what they sold you, told you, and represented to you during the sales process. You'll get jargon, BS, and more jargon.
Lessons learned: 1) Don't deal with them without an agent or attorney representing you; 2) Get everything in writing; 3) Don't fall for their high-pressure sales tactics (there's another person coming in to buy in an hour).
While I will pursue relief through their mediation and arbitration clause, and I will file an ethics complaint with the California Board of Real Estate against "my agent" and the "supervising broker, " the whole experience has caused me and my family countless sleepless nights and a lot of stress.
Shame on Lennar Corporation for treating its customers so poorly just to make a buck.
