Great resort with very nice facilities. All two bedrooms suite with full kitchen and over 1,200 sq.ft.
Definately will be back upon my return to Orange County.

Very nice place to be when the Weather is good.unfortunately Mother Nature wasn't throwing the sun shine our way. Didnt get a view of the Ocean for the 3rd year in a row. Need to push for that harder. Front desk staff very friendly and helpful. They could have told us when we booked the dates that they would be renovating the Main bar area.

Room was nice 2 bedroom unit. Was concerned when we finally checked in and the front door was left open. I also had major problems at check in with a young dude that was acting like a roving helper and this kid was a mess.

Fantastic resort community. Beds are very comfortable bathrooms are super roomy, kitchen is fully stocked, washer and dryer is a plus to have for longer stays. Rooms were clean and neat and lots of towels. Suite is very roomy for 6 people easily. Grounds are clean manicured and well maintained. It's very radiant to walk around in the morning and get exercise. Main building has a nice shop worh Starbucks and knick knacks. Beach us right across the street. Suites worh sea view provide nice sunrises ans great sunsets.

Make sure to use ʜᴏᴛᴇʟʙᴜʟʟʏ. ᴄᴏᴍ when booking any stay. This website will compare countless booking websites and usually will have rates much cheaper compared to others! Thank me later on! This resort is one of my favorites in the area. I have been coming here for a very long time. If you stay for a few days you definitely won't be let down.

It is an outstanding resort. Beautiful location, very clean facilities, luxurious villas and very good personnel.

This place is coming home for my wife and I. Familiar places like Crystal Cove and the Shake Shack are right there. The grounds are always well maintained, and the villas feel brand new everytime we book in. The last visit in November I watched the dolphin feeding frenzy from my bedroom window with binoculars. The main pool is being refreshed and ready for spring.you should go

We stayed here for 5 nights. We noticed the floor in our room was wet even though we had been out all day. They put down a bunch of towels and said there was a pipe issue and they’d move us in the morning. I couldn’t shower or bathe that night. The next day they had us move into an ADA room which had a broken door, a broken microwave, far less superior quality of a room, and no ocean view that the other room had. Someone was supposed to call me to comp but when I talked to them they said the best they could do was offer $100 credit on the room, even though I paid $440 a night. There’s a reason it only has 3 stars on Yelp. Terrible customer service.

The resort is very nice and very large. The rooms were nice, had a 2 bedroom villa. The thing I didn't like was you are very isolated, and there are no restaurants or bars on site, so you feel very landlocked. There was a small bar open at one of the pools, but it was super busy and closed at 5. You have to uber everywhere and that gets very expensive. There is a shuttle, which I did use once, but it stops at around 6.

Loving it. NEWPORT BEACH, CA. Family fun. Several buildings (for example, 3000-3100) have ocean views. Very clean and convenient rooms. No toxic odors. Two middle sized bedrooms with respective shower rooms; fully equipped kitchen, three huge TV. Very smart, too. You can easily connect to your own account on Prime videos. Coffee is delicious. Service extraordinary. It makes me smile to hear their phone message: “Welcome to Newport Coast Villas where your dreams come true! ” Google knows my dreams, that’s a fact. Them too?

Three different locations for pools n hot tubs. Canyon, coast and Central locations. Spa (massage starts at $120). You can rent bikes. There is also a cute tourist bus that takes you up and down the coast.

Up the hill (East) you can find a grocery store. Well, very pricey and not fresh produce. Next time we shall skip it.

We were very satisfied with our stay. Third time was a charm.

I go to the Newport Coast Villas every year - A great place for kids since they have multiple hot tubs and two large main pools. There are towels at the pool and a bar that serves food; an easy location to stay all day. Inside the reception area is a very well-stocked sundry shop - plenty of food options for even the pickiest eaters, souvenirs, coffee, sunblock, clothes, etc

Comfortable, reasonable prices, a little Spartan. Very much a Marriott experience where value is the priority. The wifi cost, at $15 a day needs to go. We all know the real cost of wifi and as it’s essential, transparency would be best served by adding this to the room cost instead of an extra charge. Food is fine. The coffee is not.

A wonderful getaway. The hotel is beautiful. The villas are large and well maintained. Being close to the beach is a huge plus for us. Quick drive to a lot of activities such as hiking and even Disney!

The villa is beautiful and clean! There are many activities to do there. The suttle is wonderful way to go to Crystal cove. Beautiful scenery.

We are completing our 7-night stay at the Marriott Newport Coast Villas having traded via Interval Intl our Marriott Ko Olina owner week from 2020 (cancelled due to the COVID lockdown). We have always wanted to stay here (even though it’s only an hour away) since the location along the Newport Coast is amazing, drawing visitors from all across the country and the world.

Our Oct 2021 stay did not disappoint … my pre-arrival request for a high floor room in the 1200 to 1800 cluster of villas was granted (ocean view partially blocked by trees even from our third floor) but it was right next door to the family-friendly Tide Pool.

Our check-in took about 30 min on our Sun arrival, then we sat through a 2 hr timeshare presentation on a rainy Mon, but then Tue the sun came out and we had the rest of the week to fully enjoy our villa and the local communities of Newport Beach and Laguna Beach.

The villas were recently refurbished and are beach cottage bright, beautiful and comfortable with attention to details that we appreciate. Our unit was quite clean and lacked nothing (though we did not cook dinner in the unit). Being on the third floor, our unit was well-insulated from all noises.

The hillside property is huge and spread out, with many staircases to get to the main lobby building and many long roads to get from one end to the other end. Download an image of the resort map beforehand to understand where you’d like to stay.

There aren’t many quality timeshares one can trade into along the SoCal coastline, so this Marriott is a real winner and should be on your must-visit list in the future because of its rare and beautiful location, and the beautifully furnished and comfortable villas. If you are fortunate enough to score a villa with an ocean view, then you will want to return again and again.

The hotel grounds are great and the rooms are nice. It’s a little too spread out for our liking though. Kind of a pain to get to the pool and other facilities. Our porch was disappointing too. It was fenced in and small - like having a balcony.

Our biggest issue was the vacation club (time share) presentation. The salesman was very condescending and became agitated when it was clear we weren’t interested. It really put a damper on our stay. By the time we were done, I wouldn’t have bought a glass of water from him if I was dying in the desert. The rest of the staff was great though.

We stayed here during our vacation to California. My girls had an amazing time at the pools. The food was amazing. The room was spectacular. Would definitely reserve here again for our next vacation

The Newport Coast Villas was, and has been, a great family experience for me for many years.
I became the new owner of the property through transferring the deed into my name. Unfortunately, Marriott never recorded the transfer in their system, and 18 months later, they filed a lien against the previous owner of the property. 6 months later, we are still arguing over an illegally placed lien against the previous owner of record.
Marriott now acknowledges that I am the owner of record, but they have not released the lien placed against the previous owner of record. This has been nothing but a headache trying to resolve. I may actually have to involve an attorney.

The room itself was five star great amenities. However our view from the balcony was just the rooftops of neighboring buildings, the ocean was way further away from where we were then what the pictures implied. It wasn't easy to walk to the hotspots, the swimming pool was a long walk, the restaurant was a long walk and anywhere else we wanted to go within the resort we would have needed to drive

Nothing but praise in this review.

This place is such a heaven. Great ocean & canyon views, all amenities are great. The pools, the BBQ areas, the fire pits.

The villas are amazing, very spacious & very well equipped.
Staff are very helpful & friendly, the drinks at the pool bar are quite nice.

I can go on & on.

Quibbles? Very little. 2nd car cannot be parked near your villa.
Please build more fire pits.
That's it:)

If you can, you must go to this place. I will definitely go back.
