Working with the Millman Team, we recently sold my father in law's property in Torrance. Selling the family home was a very emotional and stressful situation for my father-in-law and wife, but due to the circumstances, we did not have any other choice. The Millman Team understood this and showed us compassion and a lot of patience which we greatly appreciated.

Years ago, I saw a news piece on TV regarding an effective strategy for selling property and ever since then, I had in the back of my mind that if we ever have to go through the process of selling a home, this is the strategy that I want to employ. I was pleasantly surprised when I first met with Ray to discuss the sale of my father in law’s home that this was the exact strategy that he and his team use. Unfortunately, we were not able to take advantage of the Concierge program offered through Compass, so we wanted to limit the amount of money that wanted to put into preparing the property for sale. Working with Ray, we strategically focused on where we should spend the money to get the best results.

Working like a “well-oiled machine” sounds cliché, but it’s true. Everyone on the Millman Team has specific duties and carried them out to perfection, yet they can all step in for one another when needed. Reaching out to contact or meeting with any team member was easy as they were flexible and accommodating to our needs. After vetting some pre-listing offers (“to buy as is”), our family said that we had enough of these low ball offers and decided to go full steam ahead. Once The Millman Team got the ball rolling, the cleaning out of the house, landscaping, painting, flooring, some selected repairs, staging, etc.it all went like clockwork. Regarding the actually listing period, the Brokers open house, the actual open house, collecting offers, down selecting, working on best and final offers then accepting an offer all happened in about 10 days! What’s more incredible is that we accepted an all-cash offer from what looked like a really nice family that was well over asking price. We were through escrow in under 30 days! Following my retirement last year, I decided to move to a different state. However, I was hesitant about getting my home on the market because I was bit overwhelmed by the process having never sold a home before. Thankfully my brother recommended the Millman Team to me. After contacting them Ray Millman came to meet me within a few days. I was impressed by his knowledge of the local market and the research him, and his team had already done on my property. He was able to breakdown the whole process for me including what repair and upgrades he felt I should make to get the best return on my investment. Not only that but the Millman team was able to set me up with a group of contractors that they have experience with. Once I had signed on with them Thomas McMahan at their office contacted those contractors and schedule a time with me and them to get those repairs done as quickly as possible. While those repairs were being done, I was able to move out of the house and to a different state. During this time Thomas oversaw the repairs and presale preparations and kept me informed on everything. Once the house was ready to be listed, I was informed about what that would intel. Within a couple of days of the open house I was contacted by Jon Millman with a list of offers that I was really pleased with. With Jon's help I was able to close the deal on an offer that was better than I had expected. The Millman Team then walked me through the whole closing process. All of which I was able to do on the phone and online from my new resident. Really want to thank Ray, Thomas and Jon and the whole Millman Team for helping me move onto the next step in my life.

Ray Millman and his Team really delivered, and as a result, I have the very best experience possible of selling my home. Sure, there are inevitable things about selling a home that can be stressful, but throughout the entire process, I always felt that I was in good hands. When I first met with Ray, I was unclear about when, and even if, I was ready to sell. Ray assured me that he and his Team would be there for me when I was ready without any pressure from him. He outlined all the things he would do to ensure my home brought the best price possible. He told me about each member of the Team and how they worked together so that there was always someone to take my call and handle whatever came up. He also told my about staging and why that is always a good idea. One thing that I really appreciated is that everything he told me from our first meeting happened just as he said it would.

When I was ready to proceed, I felt I had a good understanding about how each phase of the sale would unfold, from what needed to be done to show the house to its best potential to various hoops that we needed to get through to the finish line. They really know the business of selling homes and I believe you will not find anyone better. They were honest, dependable and professional at every step of the way. When I needed to make decisions, they gave wonderful advice on the pros and cons, offering advice, when appropriate. Once decisions were made, his Team worked hard to implement them to my total satisfaction.

All of the work they did was made a little more difficult by the fact that I had relocated to the other side of the country while the house was being put on the market. No matter what issue came up, they were there to take care of things and offered outstanding advice on how to move things along. In the end, everything happened just as we hoped it would. So, despite the crazy economy we are experiencing right now, I got a very fair price for my home. I highly recommend the Millman Team, whether you are a buyer or a seller.

They helped me through the entire process, including arranging for all necessary repairs and improvements and creating the best look for sale.
