My tenants haven't paid their rent in 2 months. Mynd served the pay or quit notice and then nothing. Im going into the 5th week of waiting for them to file for a court date with the eviction court. So now I have Mynd placed squatters in my property while Mynd does nothing for over a month and counting to just file paperwork that I could've filed myself. The eviction courts are already back logged and I could easily end up facing foreclosure. I thought hiring a pro would be the safe thing to do. Now I wish I was managing it myself

What an UNethical company!

I am choosing to control my anger and will simply present the facts calmly. I'm sharing this experience because I don't want others to endure what I experienced with this company.

**Life advice for property owners or renters: ** Avoid this company as if you were sidestepping the entrance to the underworld.

**Background: ** I am a property owner and entered into a contract with this company in February 2023. Despite my property being in the highly sought-after neighborhood, it remained unrented until September, prompting me to cancel the contract. After our initial agreement, Mynd began ignoring my calls and messages, providing no updates or feedback for weeks. Following their advice, I invested in a $40,000 renovation in March, naively expecting it would let me increase the rent.

**Communication: ** My designated project manager took, on average, 20 days to respond to my messages and failed to offer any managerial contacts for lodging complaints. This project manager never visited the property, never relayed feedback from potential tenants, and generally left us in the dark.

**Company Inconsistencies/Neglect of duty: ** Communication ceased after entering the contract. My project manager informed me, after long absences, that she faced multiple family emergencies. While I sympathize, the company never assigned a temporary PM to handle her tasks. Nirali (PM) will find all sorts of excuses but none are contributing direct value to the client.

**Lost Opportunities: ** I lost two potential tenants who had already submitted applications—one in May and another in September. Both provided security deposits but later withdrew their applications due to their inability to communicate with the company post-deposit.

**Financial Loss: ** In total, I incurred approximately $100,000 in losses (from renovations and holding costs) due to the company's negligence.

**Tenants**

From reading the reviews, I found out even tenants have a nightmare of renting from MYND. MYND charge owner and renter an unreasonable about of maintenance every single month without authorization nor proof and leave both party in the complete dark. No wonder why so many tenants walked away from my property. What an UNethical company!

**Note to the CEO, Doug Brien: ** If this message reaches you—and I suspect it might not, given the barriers to feedback in your organization—please reconsider your company's ethos. While I wish you continued success, especially after your achievements with Waypoint Homes, it's essential to remember that without proper management, the very clients who contributed to your past successes could become your downfall in the future with MYND. This current trajectory is not sustainable. For everyone's sake, I hope for improvements.

Awful awful experience. Their payment system had an error and overcharged us for an extra security deposit. They then ignored our calls for 2 months about returning our credit and refuse to talk to our new leasing company as well. Impossible to get into contact with because they just filter you to some poor agent who doesn't know what's going on. Shame because they were actually very timely and responsible before this, but now I'm out 2k. Avoid if you ever want to get your money back.

Been renting in San Diego for 15 years & have never experienced the type of incompetence, negligence, disrespect, & callousness exhibited by Mynd. They took 5 days to fix a broken pipe & tried to send roofers to fix it. Then they failed to start a water extraction for 2 months even though the drywall was left open with standing water. We demanded air/mold testing because we’ve been coughing, having chest pain, swollen lymph nodes, mucus, etc. They refused to turn over the test results until I mentioned an attorney. Results revealed 56,000 aspergillus & penicillium spores. We then had to demand temporary accommodations. They tried to put me, my partner, our baby, and my elderly father-in-law in one motel room. 3 months later and the work is still not done and they are bouncing us from one AirBnb to another and refusing to dust test for black mold. Disgusting.

Used Mynd to view a rental property in Little Italy. Went on the website and reserved a time and got an email that I will get instructions on how to enter the property 10-15 minutes before the reserved time slot.

I got the text message, walked over to the unit from where I was staying downtown to find no lock box outside of the unit. Called the emergency line, was told to walk 10 minutes away from the property to find the lock box. Walked 10 minutes to the lock box, found the lock box, and there was no key in the lock box. What an awful experience, I do not recommend using Mynd Property to view units.

Worst part was I am moving form Denver to San Diego and was in town for a few days for a work trip, so now I am unable to view the property.

This is the absolute worst management company. They have zero regard for people's time or wellbeing. I live in a property with this management company overseeing it, and there were lies from the beginning, starting with the initial walk of the condo. The advertised heating system never functioned, the heater was replaced last year, and now no longer works again. They refuse to make this a priority and allow their tenant to live in a home that gets no warmer than 62 degrees. They want in to increase my rent by almost $300 this coming year, yet I'm not a priority and the health and wellbeing of their tenants is non existent. If there was another place to relocate to tomorrow, I absolutely would, just for the fact I would not have to deal with these people any longer.

Background: tenant from April 2020- July 2022. I only give them one star because if it came to maintainance like a fridge broken or toilet issue they were responsive.
Overall, very poorly managed, and unfortunately for tenants a huge rip off. I have a good job, never missed rent, reported issues, and left the house in very good shape (we washed the window sills and floor boards, patched our holes and painted, and even sprayed down the floor of the garage). The move out procedure was dis-coordinated with lack of proper communication. On top of that they charged over $900 from our deposit including a cleaning and repainting fee as well as $500 for a broken trash can lid that was not our property and was broken by the trash collector. The lease was removed from the app so it couldn't be viewed. After complaining, they agreed to refund $500 for the trash can.
This was nearly 2 months ago they agreed to refund. Multiple emails and a phone call they continue to be unresponsive or say it's been credited but cannot give me a time frame or when to expect it.
I wouldn't rent from them again and feel awful for folks who cannot advocate for themselves in these circumstances.
