We found Nick through a record sale that he had just made in a community where we had one of our properties. We didn’t know him, never heard of him prior.

In the process of determining who to represent us, we interviewed 5 local agents, all very reputable, all have great track records, all very visible around the area. The property we wanted to sell had a very unique lot, and we believed it could be sold at a price maybe 3% higher than the previous sold which was the same layout with a comparable lot and upgrades. The previous sold was a unicorn, though. All the other comps were pulling out to be 10% lower than that, or 15% lower than our wishful deal. Every agent we interviewed told us to list at 10~12% lower than our ideal price, and perhaps settle for 3~4% over the listing price, except Nick. Nick was the only one that suggested to list just 3% off our ideal deal. He believed that our unit was worth the value that we believed in. And despite our hesitation after seeing the comps from other agents, he insisted on his strategy.

The one thing was really going against us was the timing of the sale. Our unit was great for family with young kid (s), with a very good elementary school inside the community. But we had to list it after the school started. What made it worse was that, while we were listing, we had some other units popping out around the neighborhoods that made our listing seemed high. Gladly, Nick helped us prep the unit at its best, in detail, with photos and videos that really showcase the home the at its prime. During the process, Nick was always transparent, very responsive, and calm. In our history of home purchases and investments, we’ve met many agents that tried to feed their clients’ emotion to drive a quicker sale or purchase rather than what’s the best for the party. While Nick wouldn’t make decisions for us, he gave us every bits of information we needed to make the right decision.

At the end of the day, we sold the house 1% above our ideal deal at record price per sqft in the community. And it’s worth the price paid because it was a well maintained house with a very good layout on a very good lot. Nick didn’t create the buyer, he didn’t made anyone pay any penny that wasn’t worth the dollar. What he did was everything that’s right for all sides so the seller can maximize the potential, the most qualified and motivated buyer would come through. The result is, we are all happy!
