STAY AWAY FROM THIS COMPANY FOR YOUR OWN SAFETY.

When we moved into our "renovated apartment" every single window was boarded up with planks of wood that took 6 months to be replaced. And when we asked for a rent reduction, we were promptly denied without further questions.

We were also repeatedly harassed by our onsite manager who threatened eviction for small noises made throughout the day. She stopped at nothing to make our lives a living hell, POUNDING on our door to tell us to stop playing music (that was playing at a moderate volume) in the middle of the day among MANY MANY other instances of abuse.

They, upon moving out, they took out $600 from our security deposit for “painting scuff marks” on our walls. $600 just for painting… Not to fill any holes or replace anything. Just. For. Painting.

STAY AWAY FROM THIS COMPANY FOR YOUR OWN SAFETY.

By far the worst management team I’ve ever dealt with. It takes weeks for them to get anything maintenance related done. They hardly respond to emails or pick up phone calls & if you do speak to anyone, it sounds like you’re speaking to a teenager. Rude, dishonest, unprofessional are the perfect words to describe Joel Rodstein’s team. Highly not recommended!

Update 9/1/23: After a one year contract / lease, I decided to move out. It’s not worth the price. It’s a beautiful apartment. I made the best of it. AC worked great. However, walls are extremely thin so you hear everything, especially floor above. We had mold issues, and instead of fixing the issue, the plumbers came to cut the mold out and left the walls open. There are flies all over the stairway. Cleaners only clean the main floors.

There are other buildings that will be worth spending your hard earned money on. My decision to leave the building was 100% poor management, especially Daisy who claims she tenant relations. Never met anymore more unprofessional.

I had the same experience as previous reviewers. The leasing agent is extremely rude to people applying. I’m sure it’s much worse once you’re locked into a lease. BEWARE!

Showed up for a scheduled showing and couldn’t get in and there was no one there. Called twice and left two voicemails before i got a call back and apparently there weren’t even units available- its just unprofessional especially considering they sent me a text confirmation this morning for the appointment so for me to go all the way out there for nothing was not cool.

I dont even live in one of the properties this management company manages but I had to give a review. I toured an apartment for rent managed by North Oak and it was horrendous customer service. The person who gave me the tour was extremely rude and could not answer a single question I asked and looked at their phone while they ignored me. I was concerned why this woman had such an attitude with me when I did nothing but look at the unit. I quickly left as I no longer was interested in the unit if the professionalism of this company is this abysmal. I will no longer be looking into any properties managed by this company as I prefer to give my money to respectable establishments.

STAY AWAY from these crooks.

Every property manager is worse than the last and their turnover is constant - no one wants to deal with the constant headaches of this company.

Always filthy, things constantly broken (like the garage, front door, elevators, fire alarms - you know, what the building needs to function securely), pool/spa often out of order, no response from management or corporate regarding legitimate security problems despite repeated requests to help solve issues.

Packages stolen, cars broken into, homeless people in stairwells and garage and yet they made us all take down our doorbell ring cameras with zero justification. Property manager and company won’t return my calls or emails to explain reasoning. Incredibly unprofessional, not to mention unsafe (probably illegal). You’d think safety would be a property management’s number one concern for their tenants but you’d be wrong!

The photos make it look nice; it used to be pre-2021 (when North Oak took over!) but it's not anymore. Not worth the money for what we are getting these days and this company itself should be out of business for the way they treat their tenants.

Maintenance is terrible. All of my maintenance requests get denied because "maintenance does not do it. " Tell me, what is the point of having maintenance if they are not going to do their job?

UPDATE: I put in a maintenance request that wasn’t denied HOWEVER it has taken maintenance TWO WEEKS to fix the issue.

Very strange situation, applied for rental application, paid for each person application fee, and after for about 2 weeks - have no any response, trying to reach by phone building property manager for about 2 weeks and she didn’t answering, there were maybe 10-15 phone cals and few text messages. But before applying for rental applications, we spoke several times. I didn’t understand why this is not working. But there is no reason for application as I feel that it is not working at all. Is there anybody who have response from them?

P. S.we trying to rent an apartment in building on Erwing Street (Van Nuys area).

North Oak is horrible flat out. Did not show up to my scheduled tour which I confirmed multiple times the day of. Then has not even bothered to email or call back with an apology. My girlfriend drove from across town to be there. This real estate firm treated their potential buyers with no respect and have flat out just ghosted us since. EVERYONE TAKE YOUR BUSINESS ELSEWHERE.

Trash management, very unresponsive for service request! These owners come and demand money for trash service which isn’t in lease agreement and keep raising the price of trash service! Manager Elizabeth is horrible she is moody glad I don’t have to deal with her anymore or her building, never keeps things clean and never answers phone or text! Don’t rent here at 14540 Erwin over priced and dangerous neighborhood

I moved in 2019 when the manager move out the kitchen cabinet had grease all over them it was a crack in the floor between the kitchen wall the bathroom the sink was all damaged I told them about that they never came and fixed it are repair the bathroom cabinets I had a flood inside my room they took the blinds from my room never replaced them back the garbage disposable always went out.the wall paint is cheap when you cleaning the walls the paint come off with it. I cleaned up the whole place when I moved in they didn't hire no cleaning crew they're cleaning crew didn't come till a week after I'm already in there and then I moved in there was no refrigerator the manager took the refrigerator from her new apartment to put up in mys I told them from day one I want to buy my own refrigerator.refrigerator is missing parts had dents certain things was missing and broken they would never replace it in every manager that been there since I was there about three managers I told them take it out.and it was messed up already. I moved out and they want to charge me for all of her damages. Y'all will have to take them to court to get your deposit back if I was y'all don't go to this renter company.

Unprofessional and no one at this company knows how to properly communicate with their tenants or their maintenance department. Explain to me why they sent over a plumber to remove a mushroom that grew in our room from all the moisture coming in from a leak in the window due to the roof being damaged. Why do they send out painters to fix water damage? Our ceiling also caved in on itself due to rain and a roof that seems to not be properly maintained and it took weeks to get it fixed, meanwhile we were exposed to mold. Nothing this company does makes any sense due to their weaponized incompetence. Literally no one in that office knows what is going on at any given point making it nearly impossible to get anything done. And they hardly answer the office phone making it almost impossible to get in contact with someone that way you just give up on calling/having your apartment fixed. They have created a company that shows no compassion or urgency for their tenants which leads to me not feeling safe or comfortable in an apartment I pay for.

Moved in on Jan 4,2023 and the leasing agent made me do a 2-hr walk-thru day of my move-in and Mr. Rodstein wouldn't give me my keys unless I signed the inspection report, mind you my apartment was dirty, and appliances after gas company was listed dangerous. Now, I am constantly sending pictures of the garage that needs lights, mailboxes broken, etc. This is not only North Oak Real Estate Inc but it's the owners of these properties that don't care and hired this "slumlord property mgmt", to do exactly this save them money. So, that's what they're doing keep writing maintence request and copy all them keep records then do remedy anything that dangerous or heaters you can do remedy if it's not fixed it's called "habitabilty". I love my place but this North Oak is the WORSE, they lack personal courteousness it's like the tenants is a brother to them, I am sure they're not like this on the commerical side. Keep writing reviews and find out who owns those properties write them maybe they're not aware.that's what I am going to do until they acknowledge I pay rent in a high end area and I want high end treatment for that money.

Literally the worst company for any type of renting or management set up an appointment two weeks ago last week. Got a message confirming three days ago. Got a message confirming this morning got a message confirming as I’m on the way there I get a message saying it’s already rented out we’re sorry system issue. Representatives are no help. Don’t even want to help if HR is reading this fire, everyone hire new people.

Sinahi G Barrios in the maitenence department is incredibly rude and unhelpful. Like a previous review, I've had a leaking ceiling and lack of a working heater. They don't care, awful people. Thanks Joel! What a jerk.

I’ve been living at north oak for 6 months. Every month something is wrong with this apartment. Firstly they didn’t have a cleaning crew clean the apartment before we moved in and said they’ll mark that for when we moved out. Our first month in the apartment it rained once and we had a leak. I called about the leak they said maintenance would come clean it up cause it left an (4x5ft hole and the ceiling was all over the floor) and at least cut out the wet ceiling. Took them a week to do that. Then the repaired the roof a week after. 3 weeks goes by the same spot starts leaking again and this time we see mold. I noticed them the day it started leaking and they said they sent people out to patch the roof and everything looked fine. I send pictures of mold and water damage. The maintenance coordinator Gary said he sent people out and that it should be fixed. I said no there’s still mold. We are breathing this in. No one has come by to fix it. Takes another three weeks to actually get somebody out to cut mold out of our ceiling and fix it again. Currently our master bedroom window is leaking due to the storms. The past week and maintenance crew put plaster over a dripping wall. The plaster did not stop the water, and in fact, ruined the walls more. We’ll see if this ever actually gets fixed.
