I don’t have enough words for how trashy this company is. The most LA scam artist landlords. They come at you strong with *thee* most nickel-and-dimed lease I’ve ever seen, charge for everything, protect themselves from everything, and provide the worst service at such an inexcusable price. I have good credit and make great money and these people should be lucky to have me as a tenant (I live alone and work constantly) but I swear I might just cut the losses because they’re rotten, incapable and ineffective. I only moved here because I thought it would be simple/easy, but I was wrong. I’ve had a power outage for 24 hours and haven’t heard back from the maintenance request yet - oh, and they don’t consider power outages an emergency, so they will be adding a fee to my rent for this request which is totally unresolved! Gross.

P. A. C, as a company, is pretty bad. We interacted with several good employees of P. A. C, but due to cost cutting initiatives the best one (our building manager who went above and beyond to keep the premises clean and well maintained) was forced out, and not replaced. They took months to properly repair a leaking roof, though the maintenance staff was always friendly and professional. Ultimately, though, I'd recommend you strike out parts of the lease you don't like, or don't sign - they will assess you cleaning fees during move out for absolutely no reason, in flagrant disregard for California civil law, but will dance around it due to minor language on their documents. They're snakes, so treat them accordingly - and if you live there and are ready to move out, don't bother cleaning yourself. Get your own professional for cheaper, relax right before you move out, because if you don't they'll just charge you anyway.

Avoid avoid avoid. My roommates and I were desperate to leave our old apartment due to a bad situation and we ended up moving into one that isn’t much better. I’ve been steering people away whenever they mention a listing and say it’s through P. A. C. We are vastly overpaying for our location and apartment, on top of paying all utilities. Everything feels like a bait and switch.

I just wrapped up two years at my apartment and I don’t have many complaints. Generally the maintenance issues were addressed quite quickly although not always solved the first time. The apartment when I moved in was in decent shape. Just small things like no labeling on the oven (indicators around the dials were rubbed off) and a faulty towel rack. I was never blatantly unhappy with them but also didn’t feel like they went above and beyond for anything. Unfortunately when you have animals there aren’t too many options for living!

Decent building, but don’t try to have maintenance come in a reasonable time or noise issues to be handled. Very hands off management.

I submitted an application to rent an apartment on Coldwater last night. Spoke to Khalil and told him I would drop off the holding money today. When I arrived to the office, Danny regrettably notified me that Khalil had rented the apartment. Danny stated that it was the company's procedure to call me to notify me if another candidate had interest. KHALIL NEVER CALLED ME. I was broken hearted to learn that the apartment was rented out. My 805 credit score was impacted and my credit was ran for nothing. Very bad reflection of the company. Follow procedure Khalil and extend a courtousy call to your prospects before breaking hearts. How will Pac Management correct this disappointment? Stay tunned to find out.

People are so much more likely to review when things go bad so I want to give a review as someone who hasn't had any issues. I've lived in my apartment for two years now, and I have had a great experience. I love my apartment, maintenance always comes fast, the resident relations office always has a quick turnaround (I had a roommate move out a new one move in.the transition was seamless). I recommend them to anyone who wants to live in the valley!

Would give 0 stars, if possible. Submitted an application for an apartment and coordinated with the company to get all of the information needed to secure. Before I could put down a deposit, an employee at the company caught wind of my interest and put down on the apartment before I could - seems like they should be disqualified from doing such things if the apartment is being advertised. Waste of $40 for the app fee. From the reviews, though, perhaps they were doing me a favor.

New review
So I used to say this was a great building company however after they realized I was moving out they totally neglected to provide any help when my power was out for an entire weekend and I had no air conditioning in the middle of summer with animals inside my house. Also they haven't even bothered to return my security deposit or contact me at all and it's been nearly a month since I moved out. They are avoiding all my calls now too. Very disappointed with how this company ended out being.

Old review
I see a lot of negative reviews so i'm going to balance it out. They got me my apartment in two days, and I didn't have a credit score or previous reference where I lived. They have come and made repairs when needed, the buildings outside is always really well taken care of and clean. They are also big dog friendly. The rent is really high, but that's to be expected in LA. Anyways I'm for sure renting from this company in the future as long as I have no problems with the deposit.

These places are filled with bugs.even the managers have bugs and it was like pulling teeth to try and get them to do something about it and once they did there were still bugs!
Not to mention the fact that they thought I was still living there a year after i moved out.great management PAC!

By far the best company I have ever had. They're honest and get things done when the tenant asks them for repairs.

BEWARE, BEWARE, BEWARE! STAY AWAY from this company, you will get nickel and dimed for everything, they don’t make any repairs (except very minor, no cost repairs), everything is set up to benefit their company and their owners NOT YOU, and you will not get your deposit back. On the outside they look all nice and professional but DO NOT get fooled. I can provide more details if needed.
