Calm neighborhood, great location near freeways, beach, shopping. Prompt responses regarding maintenance issues. For the most part, easy-going people.

We have lived at the Pacific Bay Club 6 years now. I love it here. With polite employees all around, the landscape and buildings are beautiful, and I just love my 2 bum apt and it’s location! I think we’re going for another year!

This complex is, without question, the worst place I have ever lived. First and foremost, as others have mentioned, the walls aren't just thin, nor are they paper thin. They're paper-mache thin. Second, the units don't have AC, which wouldn't be an issue if they at least had fans. To get any air circulation, you need to keep your windows and sliding door open at all times, which, combined with the thin walls, prevents you from having even a false sense of privacy. Third (and this is where things get really bad), management is well aware of these issues but are quick to, and somewhat callously, dismiss any noise complaints. So, if you have a disruptive or even abusive neighbor, not a single action will be taken against that individual. You can get away with just about anything here, as long as you pay your rent. Without exaggerating, I would say that in the year that I've lived here, I've gotten single-digit nights of good sleep. (Note: Before moving on, if you think I might be overstating things, read other reviews posted here and on other sites. There is a great deal of consistency among the complaints made by current and former tenants.)

Now, as for the price, which I am sure is tantalizing for many, as it was for me, it simply isn't worth it. There is a good reason why this complex can't charge what others do. The quality of life here is so bad that they can't keep tenants for more than a year (see management's response to Eric J's review referring to his "long-time" residency - almost two years.). To maintain a consistent revenue stream, they have no choice but to lower prices below what comparable complexes in the area are charging. In hindsight, I would have gladly paid $200-$300 more per month for a place that didn't have these life-altering issues.

Oh, and I'm all but certain there are at least a few fake reviews here (all five stars of course) that seemingly were posted by management. Helen stated the place is, best of all, quiet, a convenient compliment considering the opposite seems to be by far the most consistent complaint.
