Christian and Wyatt and the rest of the Pointe Niguel team have been so responsive and knowledgeable and super kind. Easy process. Still moving in and getting settled but so far it’s been a breeze.

We lived in this community for 6 years. The only reason was because it had the most green space then any other apartment community in the area. For the rest of the amenities not so good. They claimed heated pool, not toy knowledge was it heated by anything other then the sun and it it was it was not heated to the appropriate temperature based on pool temperature recommendations. The quality of the materials in the apartments is very low. The hvac unit in our apartment was apparently the original unit, over 30 years old. Our hvac bills monthly were well over $300 and our heat was kept low at 68 and our air was at no less then 75 degrees. When we requested the system to be reviewed the response was it works, if you want to move out you can. We always paid rent on time. When we had drug dealers living there they would not assist in anyway. They directed us to call 911. When we moved we cleaned our entire unit, forgot a box of apples, a bottle of rum and a few other small items in the cleaned fridge on a paper towel. They kept $800 of our $900 deposit! Repeatedly said sorry, but we have to screw you! They say sorry, smile in your face while they keep your money, that they use to get it ready for the next tenant and I am sure write off the expenses on their taxes! Awful management company. Nice to your face, but when you leave they take your entire deposit! I have rented many places in my life and never has an apartment complex kept basically my entire deposit. We should have never lifted a finger. Total sham. They should be ashamed!

I'm still waiting for the playground to be open. For the high price in rent that we are paying this should be a priority. It's very dangerous for the kids to be playing on the street next to the cars. Theres also a large spider problem that is not be solved.

I have lived here in Point Niguel for more than three years and for me it is super quiet and beautiful, my neighbors too, I love the peace that I always breathe, there are some details that I would like to be attended to so that I can continue living happily here that have not been attended to but I will continue waiting

The maintenance staff is great and responsive. Very impressed. The office staff also responds to all my questions! I’m very happy so far!

My husband and I moved in 4 days ago, we toured many apartments before deciding on Point Niguel. Reasons why we chose this one, is we love that it’s gated, we love the remodeled spacious 2 story townhouse apartment, it’s a great location, the ground are very well maintained, close by shopping areas, and because of all the amenities that the premises offers.

I can’t say enough wonderful things about Christian, his standards is the definition of great customer service. He answered all our questions, and returned our calls, when we had other questions. He’s definitely a great asset to your establishment. Thank you Christian you are great at what you do.

Also we had a few maintenance issues that we noticed upon moving in, we notified the maintenance crew and they took care of everything promptly, we were very pleased at how quickly they responded.

I would’ve loved to have given this establishment 5 stars, I had planned on doing just that, but after barely being here a week there are some negatives. We moved in on a Monday, and Tuesday morning around 11: 00 am the apartment that I share walls with was bumping music so loud I could no longer her my tv. I called the office left a message to complaint and immediately received a call from awesome Christian, he informed me he had call the apartment to tell them to turn down their music, which they did. It was quiet for a few days and then on Friday today it started all over again, until my husband called the office again. They did turn the music down, I know that it’s not going to be perfect living anywhere, but I wish people would have respect for others when living in any neighborhood. We don’t want to hear what they’re listening too, as they wouldn’t want to hear what I’m listening to.

And then there’s tonight there’s a car just bumping music outside in parking area, it’s been going since 7 pm, it’s now 9: 25 pm and it still going.

If it wasn’t for noise we’ve had to endure these past few days I would’ve easily given a higher rating. I am not sure if management have some type of noise ordinance in place, if so it would make this establishment an even better all around great place to reside. I‘ll check back in, in a few weeks, to give an update, hopefully the issues I stated will get addressed promptly from the higher ups.

I have been living here for almost 3 years now and was nervous to move here based on the 2.9 stars.

Pros and Cons.
Pros - The landscaping makes for green and calm surroundings with lots of lively birds. The maintenance team is super responsive and professional. The front office is professional and friendly. The pool and gym are maintained really well. The insulation between apartments must be high quality because you rarely hear people you share walls with. You can hear people below you at times, but overall it is well insulated. There are remodeled units (they remodel the old ones when people move out) and they are done quite nicely. If you are lucky enough to live on the top floor, the vaulted ceilings really make a huge difference. It's overall a peaceful place to live.

Cons - There are a LOT of smokers here. Although no smoking is allowed indoors people walk out onto their patios or out their front doors and smoke. The problem is that if you have a neighbor who smokes (and you most likely will), it wafts over. So if you are enjoying your evening on your patio with friends you may have to go indoors for the duration of the smoke break. Since it is SoCal and the weather is so great - it stinks to have to close your windows each time one of your neighbors lights up.

There are also a lot of kids here who play together and run around. It's super cute that they are outside and playing but they are often unsupervised and end up screaming like they are being killed. Often there is trash that the maintenance men have to pick up that the kids throw on the ground while playing.

If you are near the back pool there are often teenagers that are in the hot tub late and can be pretty loud. It does seem like the front office is trying to address this through emails - but not sure it is working.

I would give it 5 stars if the smoking wasn't such an issue. The 2.9 star rating is definitely not warranted!

Great job! If I could add 1 thing, it would be to give us a call a few hours or a day ahead of time so we have a heads up as to when they can be expected.

Had an appointment to see a 2bed 2bath. Parked and walked around for nearly 20 minutes trying to search for the unit to tour. Leasing agent in a golf cart totally disregarded me when asking for help-they just glanced at me with no intention to stop when I was obviously looking lost. Not interested in coming back.

I loved my time living here. The office staff and maintenance crew were great! It’s in a great location, secluded and close to the beach. I can’t recommend enough!

The original request to replace the tub faucet was answered quickly however it was installed incorrectly as I learned upon returning home after being gone for 2 weeks. The faucet wouldn’t turn all the way left for hot water. The second request, the facility tech informed me that turning the faucet to the right instead of the left would give me hot water. So originally it was installed backwards. I’m going to see if it’s okay as is but it may be too hot to shower.

I just moved in, and the staff was great and very, very patient with "all" my questions and very helpful I interacted with Laura and Christian mainly both were great. Izy the maintenance manager super nice and on top of it my mailbox key wouldn't work, and he was there in 5 min and fixed it and he also answered any questions I had, I give him 5 stars. I have only lived here for a few days, and I can tell you I am very impressed how well the property, pool areas, and other amenities are nicely maintained.
I will give another review when my lease is up in 15 months, and we will see how that goes:)

Once again Izy the maintenance manager came to my rescue and helped me to track down a very important package that got delivered to the wrong address. Izy went ABOVE & BEYOND to help me even though this was not in his job description or had nothing to do with his job. Great Guy! I VERY MUCH APPRECIATE HIM.

Update: I would not suggest renting an apartment by the pool area. Pool and Gym are supposed to close at 10: 00 however there are a lot of rule breakers and no one to enforce the closure. I was told before I moved in that security comes to close up pool/gym at 10: 00 come to find out that is not the case. There is no security on site just a curtesy patrol that comes by when they can as they patrol a lot of other complexes in Laguna Niguel you usually have to call them after 10: 00 (and it can still take a long time for them to come) which if you live by the pool area the sound radiates inside your home and also the yelling and screaming of kids this can go on non-stop for hours just very disrespectful it is hard to enjoy pool area when kids show up screaming and yelling.

I think the office staff does the best that they can but there is only so much they can do especially after the office closes at 5: 30. As far as kids being loud sometimes it sounds like a loud school playground inside your home, and it goes on for hours. Parents just sit there with no respect for surrounding residence or people trying to read a book, or trying to relax by the pool it's like they just block out their kids. I don't think people should have to call or email to complain constantly or should have to call security constantly you want to be able to come home open your sliding doors for fresh air and enjoy a peaceful time. I am going to remove my stars down from 5 to 3 do to noise in pool area this has nothing to do with office staff or maintenance team (I give maintenance 10 stars).

Having been a resident for some time (years) I have found that their maintenance department run by Isreal Conzales to be very responsive and adept at resolving maintenance issues. Fortunately there have been very few occasions when I have needed to call on them for help.
