People at Prime are the most incompetent people I've ever met in my life! And this is not an exaggeration. I've lived for almost 7 years in a house they managed in Berkeley.
Countless law violations, neglect, outright lies and scamming. They tried to illegally raise the rent under rent control in Berkeley multiple times for me and my neighbors. They even outright charged the higher rent out of nowhere through their autopay.
I had smoke detectors expired several years ago and even though they sent some school kids to do the assessment and recorded that, those never got changed.
They would rent places with no contract and disappear when we asked for a contract, then pretend like nothing happened and continue to gaslight you.
When moving out I couldn't get my deposit back because "sorry, we couldn't find documents that say you lived here" - I lived there for almost 7 years and they knew I lived there cause they kept charging me and tried to scam me for higher rent every 6 months.
I would get mail from them that had 3 different addresses in the notice, none of which was mine along with my misspelled name. They constantly "lose" documents or pretend they never did them (how convenient), they hire a technician and then ask you to do the inspection yourself.
Never hire these people! And if you are about to move into a place they manage - run away!
I never knew actual professionals could ever be this bad. All of the above negative reviews are correct. I would not even call them anything viable. They are just scammers, taking your money and hiding or making excuses when you need them to do their job. Even the most basic possible things.

I've lived in one of their properties for several years now and wow did everything go down hill. From 2018 to early 2020 when they were known as Vision Property Management, things were good: maintenance requests were answered promptly, I could reach the onsite building manager, and when things went wrong they were taken care of. However, for the past 3 years, under the new Prime property Management, it's been a horrible experience!

First, Briana, the person you'll have to deal with in order to rent a unit or move is the most incompetent, rude, dismissive, and unhelpful person one can possibly come across. She made my move hell even though I made it easy for PPM as I wanted to move upstairs and found someone else to move into my old spot. However, they still made it hard to get my new keys, didn't provide any referral incentive, and just made it all around chaotic for a simple move.

Second, I can no longer file a maintenance request. It gets cancelled immediately and that's the end of that. When I used to file a maintenance request someone would come out within the week to fix the issue. Now, it gets cancelled, I don't hear from anyone and that's that.

Third, and this is the worst, NO ONE ANSWERS THE PHONE. You can't get a real person on the line ever. Everytime you call you are rerouted to a voicemail system and no one calls back.

I lived at 3201 Beaumont Ave in Oakland, and everything that can go wrong does. The only thing worse than the building is the management.

There are constant issues, including health / safety issues. 0 security. 0 communication.

Briana is dishonest and not to be trusted.

Very disappointing.

Given the nature of the SF Bay Area, the company does not choose to follow tenant laws, and is performing illegal evictions.

RUN FAR FAR AWAY! This was the worst experience with a rental property company and manager ever. Briana Kessler is one of the most incompetent, rude and and unprofessional people I've had the displeasure to interact with. I cannot express enough how awful she is at her job and how awful Prime Property is for keeping her as a Property Manager.

Below are the awful things Briana Kessler did

1. Disclosed my personal information without my consent (social security number and credit score)
2. Shamed me for my poor credit score and told me she couldn't rent to me
3. Ended up renting to me but charged a $3,000 deposit for a $1,950 apartment (I really did not want to move in after Briana disclosed my personal information and shamed me but I was desperate)
4.1 year into living at their property she started adding $50 and $70 charges to my monthly rent claiming Prime Property had "paid for my pg&e bill" not only is this impossible but they never paid for any bills and they never rewrote my lease agreement to say they would be paying for pg&e
5. Did not cooperate when I showed them my pg&e statements several times proving I was paying for them and only when I threatened legal action did they finally cooperate after months of me requesting they take off these false fees
6. Upon move out they stole half of my deposit, they charged me $1,000 for painting and $350 for cleaning -the walk through they emailed me states the property was left in great and clean condition and that only minor painting needs to be done-

I highly suggest you find any other property company to work with, especially if your property manager is Briana Kessler. She will steal your deposit, charge you false fees and blatantly lie to you. Briana Kessler you should be ashamed and disgusted with yourself and your actions. Shame on you Prime Property and shame on you Briana Kessler!

I would not recommend living in a Prime Property Group apartment. They say anything to get you in and then they will only be interested in collecting rent.
Not a good experience. Look at a property first and make sure they don’t manage it. Don’t trust anyone you speak to.

This has to be the worst management group ive ever seen. Take litterally 1 day to to respond to text so that we can see a house. I am trying to rent and spend my money and i cant get a text back, I couldnt imagine if i lived there and needed something

This organization is about as unprofessional as you can get. Don’t respond to emails or texts promptly and when you call them on it they get snippy with you. Avoid this group like the plague. Have seen some of the homes they have…slum lords is all I have to say.
