I highly recommend the Pulpan Brothers Group. I was extremely pleased with the outstanding services they provided. They not only successfully sold my home in Saratoga exceeding my expectations but they also went above and beyond to find my new home. With very little homes on the market this year, they turned to locating off market homes. In the end they found the perfect off market home for me and their negotiation process was smooth and successful. I can't thank Josh, EJ, and Juliane enough for helping me through this process.

I have bought and sold several homes in my life. Most transactions had left me disappointed with my choice of realtor. EJ and his team exceeded my expectations! I highly recommend EJ for numerous reasons: autonomy, negotiation, communication, and market knowledge. I am the trustee for the estate and I don't live in the Los Gatos area. EJ handled everything and more without me available at the home. He stepped in and was able to negotiate the tenants to leave before their lease was up, thereby enabling the house on the market sooner. The home was staged and priced correctly in this difficult market. The perfect local buyers were found and the home sold and closed within a month! His communication at each stage of the process was excellent. His team provided a detail timeline and updates when any item was completed. His resources and knowledge of the area were outstanding. This was the most stress free home transaction I have ever been through.

I hesitate to write this review only for selflish reasons - I like to keep outstanding resources, like Josh, a secret. You should pick Josh if you are looking for a strategic real estate partner who is highly intelligent, considerate, thoughtful, and organized. He helped me negotiate a protracted, complex real estate deal (single family home contingent on a sale of another home) but kept an even tempermanet throughout. Often times, buyers and sellers alike question whether paying agent commission is worth it. Many agents phone it in. Not Josh. He fights hard to protect your interests (as any fiduiciary should, but won't necessarily do) and is often several steps ahead of the opposing agent from a tactical standpoint. I highly recommend Josh and will continue to use him for future deals. Just don't take him all for yourself.:)
