Really enjoyed working with Raymond and truly appreciate his excellent service that always go beyond our expectations. I did have some doudts at the beginning, but he quickly impressed my wife and me with his strong domain knowledge in Bay Area housing from years of experience. 
1. During the house searching phase, he was really good at finding strong candidates based on our criteria and identifying key issues and concerns on the ones we found ourselves to make sure the whole process is as effective as possible. In addition, Raymond is really patient with his clients and never pushes us to make purchase decisions. It all come from ourselves naturally.
2. During the tours, he also loves to share his insights and long-term maintainence ideas on the spot to make us more informed buyers with good prioritization strategies

Here is what I liked about Raymond:
- He does not force us to think which type/location of house we should be picking, but once we have a list of houses as potential candidates, he could always respond promptly with each house's pros and cons and let us make the final decision.
- He could quickly catch if a house's location is good or not. (ex: safety/neighborhood/shelters/High voltage lines/T crossroad)
- He has great patience with us when going to tour the houses for sales. (This time it took us about 4 months for house hunting and he would always tour along with us to go through details of those houses)
- He never pushes us for houses which overpriced (It is not always easy for buyer's agent to stay the same line with the buyers because anyway buyer agent would get certain percentage of commissions from the purchasing price). In fact, Raymond always talked to us before making an offer to the seller agent and trying to negotiate several rounds with the seller agent to make sure the price we offered was reasonable.
- He never pushes us for house hunting, instead he waits until we have a list of houses, then we pick some from them to tour, in summary he wants to make sure the houses we would like to purchase are something we really want.
