On the listing side, Shara did a lot of pre-work to help us decide on a pricing strategy. Her understanding of the local market was deep. She had clear opinions on a pricing strategy designed to capture the segment of potential buyers most likely to give us a strong offer. She met with us in a decisive meeting where she explained potential options, and it was clear that she had a superior understanding of not just showing homes but in the whole strategy around finding buyers. She was easily a step above other real estate agents we had worked with in the area.

Ahead of actual listing, she worked with us to first stage the property and then to get the photos and virtual tour. She was meticulous in her planning with us, and the attention to detail in the staging was impressive. Frankly, her effort here outpaced her competition in virtually every home we visited when we were trying to buy.

She marketed the home as a Coming Soon, allowing her to judge early interest. She secured multiple potential buyers, and we had multiple offers the night before we were to officially list. She guided us through the offers, and we accepted an offer above asking on the first day of pre-shows.

At that point, she managed the process impeccably. She stayed in constant contact with the buyers' agent to help make sure their home sold, because we had our purchase dependent on that. She was so proactive in communicating that we didn't send a single note to ask for something that had not already been done. This level of attention to detail is really quite different from what we had experienced with other SoCal agents.

On the buying side, we purchased a home in La Jolla, which is not her home market. She drove an hour each way to get us into homes. She did a ton of research so we could understand comparables. She helped us navigate potential neighborhoods. She lined up visits and took care of the engagement with the listing agents. She provided thoughts and input, research and ideas.

When it came time to offer, she guided us on an offer strategy. She was thorough and researched. Our offer was accepted clean (no changes at all), and we were in contract in a single day. She was clever about where we needed to make concessions to win the house in a hot market. And when the deal went through, she managed it all as she did on the selling side.

Shara's service was so over-the-top good that we ultimately decided on our own to pay her more to make sure she was compensated for the value she gave us. The experience was really that positive. We would absolutely look to her again for both the selling and buying side.
