I've lived down the street from one of their properties for a year and it looks like it's falling apart from the outside. I've never seen any repairs or upkeep on that building whatsoever.

Not professional not responsible, made an appointment with Claudia twice to see the apartment nobody show up the door was supposed to be open but it was closed both times. Disappointed

BE SMART. Don't believe all the positive reviews. How can a company be so dreadful to so many people and yet get stellar reviews from a handful of others? I have lived in an SD property for nearly two years and have had no end of issues.

They failed to disclose that I was moving in next to a nightmare tenant that they were in the process of evicting for nuisance behavior. I had to live next door to this person for six months, during which my sleep was disturbed nightly. Then three months of renovation noise later, they rented to someone just as bad.

I assumed that I was getting the parking space that corresponded with my apartment number, but after shelling out a $200 'good faith' deposit, discovered at lease-signing that I was assigned the worst parking space in the building. When I complained about this, they offered me a temporary $70 rent reduction which evaporated a year later when they increased my rent.

When I moved in, there was no drain cap in my bathroom sink, everything that fell into my sink went down the drain. When I called to say that it had filled up with debris and was stopped, they sent over a plumber to unclog it, but not to install an actual drain cap. This is the mentality.

The building is old and my bathroom boasts pink tile and gun-metal tub and sink. (Jealous?) Spray-on white enamel was used to change some—but not all—of it to white. The tub is white, the sink is gray. The shower is white, the rest of the bathroom is pink—it’s a visual feast. There was a flyer waiting for me in the bathroom, when I moved in, warning against using abrasives when cleaning the bathroom, not leaving soap on any tiled surface, etc. Clearly the flyer was in anticipation of the failure of the sprayed-on resurfacing and sure enough, within a month or two, a quarter-sized hole opened in the floor of the shower, showing gun-metal beneath. I alerted management to this and heard nothing back. The floor of my shower now looks like a map of Scandinavia.

PILAR called to say that someone in the building was complaining that a particular car was parked in their space and they wanted it towed. The license number was mine. I called back to say that my car was parked on the street. PILAR said that the car wasn't actually parked in their space at that time, but that it had been in the past. I told her I had never parked in anyone else's space and only parked in my own space when there was no space on the street. PILAR sent me a picture of my car saying she'd received it from the complainant. I pointed out that the picture was of my car IN MY SPACE. Clearly they’d rented to someone (my new nuisance neighbor) who was trying to mess with me (for complaining about her) and using Sullivan Dituri to do so. When I suggested this to PILAR and asked who was actually making the complaint, she wandered away from the conversation.

That’s how PILAR manages a property.

Like the old nuisance neighbor, the new one is home around the clock, has no discernible sleep schedule, cannot operate a door or cabinet without slamming it, drags furniture around at all hours, hasn’t heard of headphones, constantly entertains guests-loudly, and uses the hallway outside her apartment as adjunct storage.

Last October, she started locking her bike to the gate which connects the front to the back of the building. This was unsightly, a fire code violation and because it held the gate ajar, made it difficult for me to pull out of my parking space. I alerted them to the situation in early December, January and February, when someone else started locking a scooter to the gate as well. They finally responded by issuing a letter that just screwed things up more.

All they had to do was send out a reminder that the lease prohibits tenants from storing bikes, scooters, anything anywhere around the building, instead, PILAR’S letter managed to convey just the opposite message. Citing only the fire code violation she reminds us not to park our bikes or scooters to the gate.

Another stellar example of SD "management".

I rarely RARELY post negative reviews but after 4.5 years of living in one of their properties it’s clear that they are indifferent about their properties and renters. Incredibly incompetent staff with the exception of a few helpful people; I just called the office to yet again report that our fireplace is still broken (1 month later) and was told to contact the independent contractor after doing so three times with no response - and previously was told to NOT contact the independent contractor unless everything was reported to their office directly. They don’t care about tenants, all an extremely disorganized business where you will never get answers to anything.

Over 12 years with Sullivan Dituri, Excellent management Company. Repairs get taken care immediately. They are helpful, professional and their customer service is top notch. My family and I are grateful for the wonderful Experience.

I have been with this Company for over 20 years and they're simply great. Very professional, assessing repairs as fast as they can, with a staff always nice and responsive.
I read below a couple of complaints and I would suggest these complaints are from people may be not always fully knowing how a property management company works.
For example, I read a reviewer complaining about property gate issue but I know that Dituri has great concerns for properties security, and that when this kind of problem occurs, they assess it ASAP and they prioritize that specific "issue.
Same reviewer complains about a stolen package in multi appartment complex, (in Amazon days everyone knows it's an issue everywhere) and Dituri not installing a PO box in the building for this purpose.
Regulations aside and with the fact that no "PO Box" will hold multiple packages daily received for tenants in a muti-units property, it needs to be understood that Management Company is not the building owner, which would be the one to decide on financing such a project.
If Dituri has suggested to the Property owner to do any improvement work, it would be then owner's choice or possibility to finance such a project, and not the management Company, which might have done its best by folowing up and suggesting the improvement to the property's owner.
Same reviewer complains about no on-site manager. Well, if the complex has fewer than 16 units, it's not mandatory to have an on-site manager, and same here, it would be the property owner cost choice to hire one.
Again Dituri Company can't be blamed for that.
So in a word the 1star rating I saw (and few others I saw for other wrong reasons) is not deserved.
A great and experienced Company in my opinion.

I walked in, stood there while someone was on the phone, then was ignored by two people when I stood ready to ask a question about a lease. I walked out and haven't been back since.
