I’ve lived at Summit for 2.5 years and truthfully would give my experience here somewhere around 4 stars - leaving 5 because most of the complaints absolutely do not warrant 1 star reviews.

Pros:
- incredible family/community environment if you have kids. My child has made a lifelong bestie with a neighboring child here and we adore that family. Additionally if your kids go to one of the schools in the area or do extracurriculars at the local park etc; you’ll be pleasantly surprised by the dozens and dozens of their peers in the summit. It makes for epic summer days at the pools here. Obviously everyone’s social temperament is different but this was a plus for my family as it indicates a watchful/compassionate environment for little ones.
— The grounds are very well kept. Not a warm day or evening goes by that you don’t see community members out and about on a stroll - power-walking, pushing strollers, walking dogs or bee-lining their way to The Village or Woodland Hills recreation center. The robust vegetation here is lush and life affirming.
— I can only speak for my unit on this one, but my 2 story townhome is gorgeous. Friends and family are always shocked by how much space we have at this price point in comparison to what’s available in central LA. I love our high vaulted ceilings, updated appliances, and spacious terrace. I laid faux grass and decking down outside with patio furniture and spend a good deal of time out there when the mosquitoes aren’t out. Having a fireplace during the “cold” months is also a cozy/aesthetically pleasing treat.
- We’re close to everything. Literally everything you could possibly need is a 5 minute drive away. I’m also a big beach girl so I appreciate that Malibu is a short 20 minute, scenic drive down Topanga.
— Guest services does their best and it’s great. Out of the dozen or so maintenance requests I’ve put in over 2 years, I’ve had hiccups with maybe 2 of them. Generally speaking though, they’re very communicative and fast about getting someone to your unit. When it’s an issue above their scope of knowledge they promptly call a vendor to address the issue. I think that’s fair.

Cons
-Garages here are frighteningly narrow and mostly tandem parking only. If you’re a large bodied person, timid driver, or regularly have lots of stuff to unload from your car this can be frustrating.
-Guest/street parking can be difficult at certain parts of the day, especially after 5 when people start coming home from work
-Trees are old here and they sometimes get sick and crack — absolutely not a reflection on the landscape maintenance, but it is what it is. *As long as you have the required rental insurance you’ll be fine if your car/property is ever damaged though*
-idk what’s up with the pipes but I feel like they’re always repairing/working on them in someway. I suppose this is a positive thing but every so often we get an email that our water is being shut off for a few hours which can be annoying.
-there used to be a full basketball court but it’s since been cut in half to make space for yet another tennis court which makes no sense to me given that there’s already a dozen of them. That decision seems like a micro aggression towards the people and kids who play ball, but that’s just my opinion.
-They will raise your rent. If you can, go for 18month + leases. I accept that at some point we may get priced out, and in the meantime I’m making a longer term plan for my family to own our home. Economics isn’t personal— prepare for the inevitable when rent control isn’t present and you’ll be fine.

The summit has imperfections just like anywhere but overall it’s a great place to live and the current 2.5 average star rating isn’t hardly fair from my perspective. I love coming home and hosting people here. It really is a gem.

I would highly recommend this apartment community because of its amenities, beauty, safety, and great quick attention to its tenants!

During a heatwave, repairs should be provided during the weekend. I have asthma and my unit was 96 degrees in the afternoon. Managements failure and unwillingness to provide AC repair during the weekend was inexcusable. I’m thoroughly disgusted.

I never got the service maintenance ticket completed. No one came to fix the issue nor contacted me. This ticket was closed prematurely.

I moved into the community recently and I’m already counting down the days until my lease is up. I’ve experienced and seen things that are major red flags. In the first month of living here, I saw two large tree branches fall on two separate cars on different days. This makes me nervous to invite guests if large tree branches might damage their cars. This leads me to believe the community is poorly managed. They also do not give you a warning when workers will be on your roof OR on ladders near your windows. It is very alarming to see strangers peeking into your windows. Every complex I’ve lived in has sent a courtesy email so you can keep your blinds closed but not The Summit.

Resident Services isn’t helpful. Their work order system needs to be improved. The AC doesn’t work at all which according to the HVAC technician is a common complaint with residents. He said it’s because of the layout of the units but they don’t seem to care to fix the issue.

I do not recommend this community at all. If you move in, you’ll be miserable especially in the summer

I’m a Resident of this place and the customer service of this place is very bad.we pay a lot of money every month for rent and service and when there is a problem with the apartment, no one answers the phone and when we go there in person they say they don’t have enough strength to do it and should wait maybe for a few days even if it’s emergency it’s like on air conditioner breaking down in hot water.

My service order was never completed. The light was not fixed and left on the floor next to the stairs. Till this day the light doesn’t work. Additionally I asked that the trees be cut back from my balcony and they are still there making a mess in my upstairs balcony.

Maintanace took three time to call before they responded. The technician has no knowledge as far as repairing a washing machine. Problem was not solved! Also, I pointed out a problem that I have with the microwave. He said he is going to put a service request on that…. No one showed up nor contacted me,
