The Falls at Arden Apartments, Sacramento CA

This apartment is impossible to rent for students. They want three times the rent of your income statement and five times for the guarantor. While rent is a minimum of $1600 per month, the guarantor's minimum income has to be $8000 a month or $96k a year with a brilliant credit history. This isn't even a luxury apartment yet. After providing all the information for a week for two guarantors and part-time student income, my girlfriend still got denied with disclosed reasons. If you don't want to lose application fees, I recommend not trying. It is such a waste of time and money. "

There are not many people that have lived here over 6-12 months- that are happy here. Anyone interested in living here long term- you are in for a great dissatisfaction!

Great place to live and stay! Neighbors are nice and peaceful and the area is pretty quiet. Susan and the staff are very helpful! Susan was very welcoming and supportive during the entire application process. During the tour she made sure I left understanding everything and assured me if I had any questions I could meet with her and I did! Process is pretty straight forward and quick!

Lived here for many years, rent has never failed to go up, started at$650 now at $1500 constantly taking away amenities, used to have 2 laundry rooms now July 31/23 no laundry rooms. Even tho we signed a contract with one management refused to compensate.

Susan and the entire staff here are great! Susan was very welcoming and accommodating. She made sure to cover all the bases. She clarified all expenses and application requirements. I was in a bit of a rush to find an apartment. I toured on Tuesday and moved in on Saturday. She was extremely responsive and made sure to reach out if she needed any more documents from me to get me moved in as quick as possible.

I've been here for over a month now and it's been great. Apartments are priced competitively. I've lived in a few apartment complexes in Sacramento now. And although you might be able to find a complex a bit cheaper, the management, environment, complex upkeep, and location definitely make it worth it.

I had Susan Tumidanski help me with my leasing and move in for the Falls and honestly it was a great experience. She was really helpful with getting our lease set-up and was always willing to answer any questions we had in a timely manner. We are really happy with the condition of the apartment and I would recommend the Falls at Arden to people looking for a new place to live!

This apartment complex is by far my favorite out of the two other apartments I've lived at in the past few years. It is spacious, clean, and a quiet, lovely, neighborhood filled with trees and greenery. I was helped by Susan, who is an amazing leasing agent, who made the move in process quick and easy. She is amazing! I've lived here for about 3 months now and I have no complaints.

Very nice staff, everything was being managed and being taken care of, it does have a nice park in front as well which I'm pretty much gonna be using a lot.only criticism I can give for now is the parking space for new tenants are quite limited.but all in all I love my studio apartment, and it seems like it's gonna be a cool experience, give or take, living here for me.

I have recently moved in here and I have been super happy with my experience so far. The staff here is very friendly and extremely helpful. It's quite and well maintained. The thing I needed done with maintenance they came and took care of in a timely manner. Everyone here is friendly and I'm happy with my decision to move in here.
