I have lived here for a month and I absolutely love it! The staff is friendly and responsive. My apartment is beautiful and quiet. Close to trails, shopping and all Folsom has to offer.

First off, the falls at Willow Creek apartment complex is one of the best in the region! The campus is beautiful, the neighbors all seem to be very nice and friendly. The staff and the front office are always extremely helpful, very professional, and very friendly! They are an exceptional staff compared to many other apartment complexes we have lived!
We had some work done recently in our unit, by one of the maintenance personnel named Carlos. He is very skilled at his job, he was very quick and efficient at solving many issues that we had. Again, another example of exceptional work. Extremely professional, polite, and friendly, and listened very well to all of the issues in detail, and resolved all of them, and even resolved a couple of issues that we didn't originally request help with.
This is truly an amazing experience when compared to other experiences that we have had in other apartment homes.
I would highly recommend this complex to anyone looking for a nice apartment home with a nice campus, access to hiking and biking trails, basketball courts, tennis courts, multiple pools, a workout center, and much more! Drop in and have one of the staff give you a look around, you won't be disappointed!

Friendly office and maintenance staff, most neighbors are great but I will be honest and mention that since the complex is walkable, i have noticed over time a few residents will stare at you or inside your apartment. I can’t pinpoint anyone in particular, but I have only experienced residents doing this, never staff.

The grounds are always clean—but only because the staff is always on top of it. I’ve seen pizza boxes left in bushes, McFlurrys and fries left at the basketball court swarmed by ants, and box springs/treadmills/etc get left in front of the dumpster, which is really disrespectful.

People who will take front-row guest parking and leave their car for weeks. The office will make people move their cars, but they can only do it so often. I would just recognize that some residents seem entitled to the great service the staff provides. You won’t have anyone cleaning your garbage if you rented a house, so why do it at an apartment?

Otherwise, this location is central to Folsom and easy to love. We get compliments from guests about how clean and quiet our community is. I’ve heard there was security here at one point, but I don’t believe they patrol here any longer. I haven’t seen any reason why it be necessary, but I can’t speak for everyone.

Overall, i would recommend this complex for someone who would enjoy the bike/walking trail behind us, a great leasing and maintenance team, and a central location in Folsom. It can take 10-15 minutes to get on hwy 50, but we’re also 10 minutes closer to I-80 and Roseville which is much cleaner and safer than going out to Sacramento if you wanted to go to the mall for stores like Apple that just aren’t in Folsom.

The hospital next door is not disruptive at all and provides piece of mind, if anything. I would love to see smart home features preinstalled, but I was able to get a nest thermostat from SMUD website for under $100. They do, however, provide all GE appliances that aren’t fancy, but they aren’t the base models, either.

I think the 2 bedroom spilt-plans are the best, but they are all a good layout and size. The leasing team will give you a nice tour of any options that fit your needs, so stop by if you’re curious!

Yes these are the best place to live. Very clean and cozy, friendly staff. I would love to tracking recommend this place to everyone I know. Great job on being a perfect place to live and enjoy life!

They seem nice on the outside but if you have kids and they play outside the response. "it's bad for the asthetic" they say we have security.yeah only if you call them to come out for a specific reason, which takes 20-30 minutes. Easier to just call Folsom PD they come a lot quicker. The garages started to get broken into a lot! What did they do.put in an ammendment in saying they aren't responsible for anything in the garage and no one should put anything in the garages besides a car. Didn't fix the flimsy doors or bring security back to patrol. Tried to say Allied security didn't patrol anymore due to the pandemic, that was a total lie. Also when you move out they will penny pinch everything keeping your deposit and charging thousands on top of it if they think they can get away with it. They also are cheap on building materials. It was built in 2004, a few years later they had to tear down and rebuild all the cement stairs due to one set falling and killing an exchange student that was playing under it. Not a good place to live, run away now!

I lived there for a year and moved out a few months ago.

PROS
The trail access is amazing. It's a very quiet, safe neighborhood. The staff and neighbors are respectful. The maintenance requests are attended to quickly. The pools, hot tub, and grill areas are great amenities. Parking was never an issue. Conveniently located next to the highway and shopping centers. Our move in process was good. Adriana was kind and gracious.

CONS
The unit did not have great ventilation so we were fighting mold and mildew the whole time. Definitely clean the shower and sink heads when you arrive. One day I looked up and saw just how much mold was collecting on the shower head. Took it off and replaced it with my own immediately.
We had a lot of roaches and had to get sprayed several times inside and outside the unit. The summer months were the worst and we felt on edge quite a bit. I had never experienced roaches in all the apartments I've lived in, even in much worse neighborhoods. I was disappointed at this.
We maintained our unit well and did a thorough cleaning when we left. They took our entire security deposit and sent us an ADDITIONAL bill, charging us for paint touch ups and carpet cleaning. (We had ONE room that had carpet.) I really don't understand why these basic turnover expenses are passed on to the tenant. Also had never experienced this before.
They were unreachable during our move out process and would not return emails, phone calls, or voicemails with questions we had. Then they were suddenly blowing up our phones so that we could drop off keys. The final touchpoint we got from them was of course the bill for cleaning charges with the disclaimer that they will send it to collections if we don't pay. I get it, it just left a bad taste in our mouths.

Overall it's a nice place to live. It was unsettling to have the mold and bugs, and we were disappointed at move out.

Been living here for almost a year and it’s great the amenities and the 24/7 maintenance! Honestly you get what you pay for! Not sure why it’s 3.6 stars this place is definitely a 5. The staff is professional and on top of things
